While we take regular preventive measures, including professional pest control, occasional visits from local wildlife—such as ants, spiders, insects, mice, or cobwebs—can occur. If you notice any of these during your stay, please let us know so we can promptly address them and ensure your comfort. Neighbors: Please do not trespass on the neighboring properties. We appreciate you respecting the local neighborhood! Maintenance: In case of emergency - Management and Management's representatives and agents have the right to enter the premises, after making reasonable attempts to contact tenants, to make any necessary repairs to maintain the health and safety of the tenants or the property. Hot Tub: Hot tub is checked before and after every reservation, and is professionally serviced. Pouring any soap/bubbles/bath bombs, or any other items that force us to drain and refill the water will incur a cost of $300\. Also, by agreeing to these house rules, you understand there is NO LIFEGUARD ON DUTY for the hot tub, and that you agree to use at your own risk. Lost items or left items: Management assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the Guest for return. There will be a $35.00 handling charge PLUS shipping costs for any found items returned at Guest's request. Management shall not be held liable for the condition of said items. Any items not claimed for longer than 30 days may be donated or sold. More importantly nice reasonable 15 mile or so drive to South Yosemite entrance for hikes. Also drove to Sequoia and Kings Canyon national parks with a 1.5-2 hour drive for further hikes. Loved it! The kitchen was well-appointed, living room was comfortable and spacious, very nice beds, and all those windows with beautiful views! We had a bunch of turkeys in the front yard one morning, a family of quail along the driveway, and an owl hooted at us in the evenings. The house is close to town, but far enough away that there is no light pollution for star gazing - we even saw the northern lights! Dining room table and chairs have scratch marks, many of the outdoor chairs have holes in them. Guest bed squeaked every time you moved and had no support. Photography trip with friends to Yosemite. House as advertised and very comfortable, a quiet but easily accessible area. Great dining table and comfortable living area couch. Much more experienced mountain road driver due to daily trips to the park. 1 hour to 1:15 drive to the Valley. Great roads with plenty of pullouts to let faster cars pass. Everything you need to cook or grill, but some great restaurants in town as well. Be sure to watch for the two quail arriving daily on the front lawn around 5:00. ##### Reese C. Great bedrooms, living area, kitchen. A/C runs well and has a great hot tub. Very nice neighborhood with few lights around making for good star gazing.
