We provide starter coffee and tea to enhance your stay. Please note that the hot tub is private for your use, but is visible from the lower part of the driveway. \*Driveway/Parking area is shared with other units, no other space is shared \*This listing is based on double occupancy, meaning there is a fee for each guest beyond 2 people. Day visitors are not allowed so every person on the property at any time (including children and infants\*) must be on your reservation. Maximum guest occupancy is 11. \*Please do not try to open locked doors or wonder into patios belonging to other units on the property. \*Please note that according to the size of your party, certain rooms will be locked and inaccessible. \* Early checkin and Late check out must be arranged in advance and will come with a charge. The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. In general they charge a fee of $25 per hour to alter the check in or check out time. We are always quick to respond to messages. We live only 20 minutes away, so if the need arises we are generally able to take care of any issues during your stay. Escape to the peaceful setting of our Black Bear Haven, perfectly positioned to offer both seclusion and convenience. A quick drive will take you to the center of town, where you\`ll find essential services like grocery stores, gas stations, and a selection of restaurants. Despite being so close to these amenities, the property offers a true sense of escape and tranquility. We ask that you respect the neighbors and maintain the quiet environment. Most people will want a car. It is also possible to take the YARTS bus and walk from the stop near the Starbucks. This would be a bit of a walk (about 1 mile). Note: At times Yosemite National Park requires reservations, see the official website for details, if you fail to get them you can take the YARTS bus or another tour into the park without reservations. Charcoal for the grill is not provided. While we try to keep salt, pepper and oil stocked for your convenience, it is not guaranteed. The thermostat will only allow you to set the temperature between certain minimum and maximum temperature limits. Should you need to exceed these temperature limits there are additional fees. Please note: some roads from the East, such as Tioga Pass and Glacier Point are seasonal and are closed October through June. Pack-n-play must be requested in advance. PLEASE NOTE: Hot Tub is available for use 24/7 but please know that the hot tub servicer may stop by at some point, during daytime hours, to service the hot tub. We do also have other service providers (Gardner, pest control etc) who may be outside on the property during daytime hours, from time to time. We initially booked for 8 people. He doubled the advertised price for additional adults. Our original occupancy was for 6 adults and 2 infants. 8 days prior to the arrival date we had to change the total occupancy to 2 adults and zero infants. 8 days prior to check-in I asked for a refund the owner said no. I asked for a discount to the advertised price. The owner said no. This listing falsely/fraudulently advertised the price. The advertised price was for 11 people - there never should have been an "upcharge" in the original contract - when in fact we booked for 8 people - 3 under the advertised "sleeps 11". Very bad policy and I will never recommend VRBO if that is the standard policy. ##### michael d. The property is just 3 mins away from Oakhurst which makes it accessible to restaurants, gas-stations etc. South entrance of Yosemite (Mariposa Grove) is around 30 mins from the house. Carl and Mitchell were amazing hosts, the communication was very clear and easy, and the house had everything ready for our visit. Plenty of sunshine in the morning with amazing views.The hot tub is in an AMAZING location and could easily fit 4-5 people. Game room was awesome to hangout and there is a bluetooth speaker inside the game room. Would definitely recommend for small groups. ##### Manoj Kumar R. The property was pretty spacious, and the backyard had a wonderful view. Carl was very responsive with all the questions I had prior to the trip. A few things to note, although I selected “house” as property type in VRBO, this unit is actually connected to another unit, so it’s more of a “townhome” in my opinion. Also, I was not aware of a parking fee for having more than 2 vehicles on-site.
