Primrose Hall Cottage is a beautifully converted two bedroom stone barn in the heart of Rutland. Comfortably sleeping four guests, perfect for families, couples, long breaks or pop weekend stays. Situated in Empingham which borders Rutland Water, its the perfect location to enjoy and explore the area. The cottage offers comfortable and homely accommodation and is steeped in history and character. We are dog friendly, offer free WiFi and like to be as flexible as possible with check in and departure times. We offer contactless check in and departure , using a key safe at the property, avoiding personal interaction if you prefer.

Excellent holiday cottage cosy warm very clean all facilities there beds very comfortable Lovely box with fresh bread, milk, orange juice eggs James butter spread all left for us.Easy to get to Stamford and Oakham We even borrowed folding chairs for Saturday at Burghley Lovely stay

A perfect cottage for our annual fishing trip to Rutland reservoir! Faultless communication, exceptionally clean and a wonderful place to stay. Thanks so much!
We stayed at this house for the second time, using it as a base for fishing at the nearby by reservoirs of Rutland, Grafham, and Pitsford. It's a great property, very well equipped and comfortable. Communications with the owners were easy and helpful.
A beautifully converted cottage in a stunning location. The friendliest and most welcoming hosts ever. Superbly equipped, lovely welcoming touches, comfortable, home from home.
Full of history and bags of character. A great location for walks, within easy distance to Rutland water. Many places to visit from gardens, stately homes and much much more.
It had everything we needed - a comfortable ground floor with kitchen, dining area and lounge (open plan) with a shower room off, plus snug bedrooms and toilet upstairs. Not to mention the welcoming goodies! Close to Rutland Water and ideally placed between Stamford, Uppingham and Oakham …
A beautiful property with bags of charm. It was very well equipped, comfortable and spotlessly clean. Our hosts had left a lovely welcome basket and texted to make sure we had everything we needed. Well placed for visiting Rutland water and exploring the local area. It didn’t bother us but one thing to consider if you have light sleepers in your party: Inevitably as an old property the upstairs floors creak a bit which some may find disturbing.
We absolutely loved our stay at Primrose Hall, when we arrived the owners had left a warm loaf of bread, eggs, juice etc. the place was spotless and we can not think of anything that wasn't just perfect. The village of Empingham is so pretty and our hound loved going to nearby Rutland water. We would without hesitation stay here again. Thank you both so much.
Loved the cottage and the welcome was truly wonderful!
We did have problems with Maisie as there is no safe place to let her out as the cottage opens onto the road, also all the area around Rutland water is dogs on leads only so sadly no proper exercise there. We did find a truly wonderful walk around Empingham along the river through plantations of newly planted trees and the most incredible display of wildflowers, excellent!
We had a lovely new year's stay. Great communication from the hosts. High quality accommodation with real attention to detail and personal touches. Would love to stay again.
This cottage is lovely and we were so pleased to be presented with some freshly baked bread, fresh eggs and other things. The location is perfect for exploring and all villages etc are so close. Food in surrounding villages excellent, particularly the fox and the Wheatsheaf.

Fabulous, quirky cottage. Everything you could want for a break near Rutland Water, which is in walking distance. The hosts have thought of everything from lots of fluffy towels to a freshly baked loaf of bread to go with the pots of homemade preserves.
The property is a little gem. It is so comfy and perfect for a short or long break, whatever the weather. We had a fantastic time and Dale and Helen were perfect hosts!

Perfect Cottage for a classic holiday in the midlands
The cottage is wonderful restored and was exactly what is promised in the pictures. The hosts were just as nice.
Starting from the cottage you find some nice footpaths or reach famous cities like Nottingham, Manchester or York within max 2 hours.

Primrose Hall is unmissable!! We fell in love with the cottage immediately - it is cosy and very charmingly furnished and decorated, with a log burner and very well-equipped kitchen. Dale is an excellent and very generous host providing many thoughtful extras including homemade jams and freshly baked bread. He is extremely helpful and responded promptly to all our queries and requests. The surrounding area is very beautiful and we enjoyed walks by Rutland Water and visits to bustling attractive market towns nearby.Highly recommended!
