The Garden House is a newly converted eco barn which sits in a secluded and tranquil setting close to the 14th Century church, the village green and a short stroll from the award winning and dog friendly village pub, the Banningham Crown. Situated within it's own fully enclosed garden, The Garden House is very dog friendly and we like to spoil our guests' four legged friends when they come to stay so we provide items to use during your stay to make the holiday easy and relaxing such as: Water/feed bowls, feeding mat, leads, treats, toys, crates, holiday tags, poo bags/bins, towels, sofa throws and much more. We also provide information on the best dog friendly walks, beaches, etc. The Garden House is in a great location with easy access to beautiful beaches, the Broads and Norwich and offers a real escape from it all. The house has been lovingly restored and features underfloor heating, bespoke fittings and fixtures, a luxurious wet room with double shower, stunning kitchen with quartz worktop and a fully glazed wall which opens directly onto a large, secluded south/west facing terrace. The house is in a great location with easy access to beautiful beaches, the Broads and Norwich and offers a real escape from it all. The building is all on one level and features a large living room with kitchen area which is flooded with light from the floor to ceiling glass wall on the south/west elevation. This provides direct access to the outside terrace via the large sliding glazed doors. There is a well equipped kitchen with built in cooker, hob, fridge/freezer, dishwasher, washing/drying machine, Nutribullet and Nespresso coffee machine as well as ample cupboard space. The dining table and comfortable chairs are perfect for romantic meals at home or you could let someone else do the work and hire a local chef to come and cook a special meal for you - this information and details of the many fantastic local restaurants we recommend can be found in our digital welcome guide! The living room also has comfortable sofas for you to relax and snuggle down for an evening in front of the television which has Netflix and Sky packages so that you can catch up on some box sets! It's also the perfect place to unwind with spa treatments or a yoga session - all of which can be undertaken in house, with recommendations on our bespoke digital welcome guide. The bedroom is accessed via the living room and has a luxury king size Hypnos bed, built in wardrobe and its own separate access to the south facing terrace. The bed has a luxury topper, crisp white sheets and we supply fluffy white towels, bath robes and complimentary toiletries. There is a stylish and spacious en-suite wet room which features a large 2 person shower area and drench digital power shower. Even though The Garden House is in a secluded, tranquil location in a small village it does benefit from super fast broadband so you needn't miss any work emails .... or you could turn your phone off, relax and enjoy the peace and quiet! The outside space comprises a large south/west facing terrace with teak outdoor dining furniture and a barbeque for al fresco summer meals. There are sun loungers for early evening cocktails or lazy summer days. We also supply a comprehensive welcome hamper so that you can relax the moment you arrive. The house is spotlessly clean and comfortable and provides everything needed for a self catered break although the pub across the road serves great food with a good choice and huge portions. The small garden is immaculate and perfect for the dog as it is fully enclosed. Walks from the door too. Banningham is a good base within easy reach of the beaches and Norwich. Seeing a seal colony on the beach at Horsey Gap was a highlight but also recommend Wells Next The Sea, walks over the marshes from Blakeney, beach walk from Overstrand to Cromer and back - all dog friendly. When we came across The Garden Room it cried out quality, fortunately for us the exact dates we were looking for were available in a packed booking calendar. The owner Serena was very friendly and helpful and made us feel very welcome and at home as soon as we arrived. The excellent welcome pack was a lovely gesture and very enjoyable. The property sits within its own very private garden which is brought inside due to the large glass frontage. Our visit was in January, we awoke to white frosty mornings with crystal clear blue skies, a pretty picture outside and warm and cosy indoors. A two minute stroll from the house is the Crown pub serving good food. Aylsham is a pretty town a short drive away where you will find independent shops, supermarkets and very good eateries, we recommend The Black Boys pub in the square also Bread Source for good coffee and snacks. A visit to Biddies Tea Room is a must ! The NT Blickling estate just beyond Aylsham is definitely worth a visit. The Garden House is in a perfect location to explore the many delights of Norfolk, the coast, the broads, beautiful countryside and the city of Norwich. If you’re looking for a truly relaxing, peaceful and private place to stay in Norfolk then this is the place to be. Garden House in Banningham is perfect. The garden is genuinely dog friendly, completely enclosed, giving dog owners complete peace of mind. The garden is not overlooked and is a very quiet place to relax. The only “traffic” you might hear is the occasional tractor going by. It doesn’t take long to become immersed in the sounds and sights of the surrounding countryside. Upon arrival we were greeted with a wonderful hamper full of goodies left by our host Serena. There was an instant feeling you get that tells you that this feels nice. Unlike other places we’ve stayed in the past, we did not feel disappointed with anything. 5 stars for everything…..cleanliness, quality, the whole layout……literally everything. The Banningham Crown is a real village pub, friendly people, serving good food and drinks and is dog friendly too and just around the corner, very handy indeed. The location is within minimal driving distance from some of the best beaches in Norfolk, especially dog friendly ones. You don’t have to walk far along the beaches to feel like you have the whole place to yourselves. The ones we went to had plenty of parking, cafes and places to sit and have a munchie. Please check tidal times, it really does make a difference. I wouldn’t hesitate to recommend Garden House to anyone.
