You can enjoy views across the fields from the very well enclosed enclosed garden. Hickling Broad is one mile away and the coast is a short 10 minute drive. Kitchen Modern fitted kitchen with electric oven and hob, integrated dishwasher, fridge and freezer. There is a microwave, toaster and kettle too. Open plan Lounge/Diner Luxury corner sofa for ultimate comfort. There is a dining table for four, coffee table and flat screen Smart TV for guest enjoyment. There is a door leading to the outside patio and grassed areas. There is a cupboard in the hallway which houses a washing machine for guests to use. Bedroom One Kingsize metal bed and views over the fields. There are bedside tables with lamps and large built in wardrobe for plenty of storage. Bedroom Two Two 3′ single beds make the perfect twin room. More views over the garden and fields and built in wardrobe for storage. Bathroom The family bathroom has a walk in shower and separate bath. There is a WC and sink. Mezzanine Upstairs there is a mezzanine overlooking the living room with comfortable armchairs and a pool table. Please note access to the mezzanine level is via paddle stairs. Garden Pull up to the property on to the shingle driveway where there is parking for 2 cars. The garden has a patio with seating followed by a large lawned space which is fully enclosed with 6ft fencing/solid walls all the way around. We felt relaxed as soon as we opened the gate into the large secure garden. The cottage is very well equipped and was nice and cosy. Our dog loved the big, safe garden and we all enjoyed the treats in the welcome pack. Everything we needed was there, the extra touches were so thoughtful and the owners were incredibly accommodating and generous. The location is excellent and we had lots of lovely adventures all within an hours drive. Wish we were still there! From a partner site ### 10/10 Excellent 25 Oct 2025 #### Wonderful lodge to stay with your four legged family members Our first experience of taking our reactive dogs on holiday and it was made so easy for us. The great information provided about dog fields and dog friendly beaches was so useful and we used the dog field at Bannington twice. The lodge itself was spotless and provided everything we needed for ourselves and our dogs. It really was like home from home. Our only regret was not being able to utilise the upper floor facilities due to mobility issues but is nonetheless ideal for other holidaymakers. The garden was great and very secure but we did miss our dogflap as our dogs loved sniffing round the tree where the squirrels were and we were up and down like yo yos L.O.L. The welcome pack was fantastic but sadly for us, largely unusable as we follow a plant based diet being vegan. If i had a suggestion it would be to perhaps check this at the time of booking so that food is not wasted. Overall we loved everything about the lodge and would definitely recommend it to other holidaymakers with reactive dogs. Underfloor heating made our stay in November cosy and comfortable and the welcome pack for us and our dog was great. The setting is peaceful with lovely views and the garden is well fenced and totally secure so dogs can enjoy their freedom.We have already recommended it as a wonderful holiday destination and we are looking forward to coming back next year! We were very blessed with the weather and the dogs enjoyed the garden. The neighbours were very friendly and their gardens were a beautiful bonus. Owners were lovely and very courteous. This was our fourth visit to an ERC property and apart from gas guns over the first 24 hours (one of our dogs is frightened of these), it was a perfect stay and the best ERC property so far. ##### Matt B. It is beautifully furnished and well equipped and the seating areas and the beds were super comfy. Good sized bathroom with excellent walk-in shower. The underfloor heating was greatly appreciated by our very elderly dog who made himself cosy on the warmest spots. The garden is great for dogs, not huge but very securely fenced with a grassed area quite big enough for our small dog to chase his ball. It was large enough for them to stretch out on the floor. Large Windows to enable them to eye up the birds and squirrels. A really secure garden with a big patio and shady trees. Short drive to empty beaches for freedom walks. The description says secure garden and that is precisely what you get, fully enclosed so that Jack Russells can’t escape through gaps in the fence, tall fencing so that the retired police dog doesn’t feel the need to remember her fence climbing skills! Fields to look over and spot the deer/rabbits. Peaceful and relaxing Excellent neighbours, so friendly you felt that you’d been there for years rather than days. From a partner site ### 8/10 Good 22 Jun 2025 #### Great dog friendly property We had a lovely stay at Boundary Lodge, the owners provided a lovely welcome basket with goodies for us and treats for the dogs. We appreciated how dog friendly the property was with bowls and throws provided so they could feel really at home. The accommodation has everything you need for a comfortable stay including a fridge freezer and dishwasher. The garden was fantastic with plenty of room and comfortable sun loungers which were well used throughout our stay, the only thing we would suggest is maybe a sun umbrella for hotter days to provide a bit more shade. The Lodge is the perfect base for trips out, our favourite being seeing the seals at Horsey gap beach and The Greyhound pub which was a 20 minute walk away. The only thing that spoilt our stay were the bird scarers banging in the surrounding fields which cause our smaller dog a great deal of stress and she spent most of her time hiding by the bathroom where she couldn't hear them, on our last day we were talking to a lady on thr beach who said if we had told the owners they would have spoke to the farmer for us. All in all we thought this was a fantastic property and would stay again. From a partner site ### 8/10 Good 4 May 2025 #### Boundary Lodge We had a very enjoyable stay in Boundary Lodge. The garden was secure and large enough for our dog to play in. The house itself was spotless and comfortable. There were one or two things which were missing which would have made it even more welcoming (especially for dog friendly properties) ie dog beds, poo bags, but we had brought our own so not a major problem. The biggest drawback for this property was the lack of walking from the doorstep. The only walks were along a country lane which was quite busy when we tried to walk along it. One local cyclist commented that it was like the M25! (It may have been because it was a Bank Holiday). However, all things considered, we had a nice holiday. From a partner site ### 10/10 Excellent 25 Jan 2025 #### A winter visit to Norfolk Lovely setting. Very comfortable cottage. As usual, dogs welcomed at no extra charge. We have two elderly dogs who adored the underfloor heating and seemed extremely comfortable sleeping on their beds most of the days. Our third dog is only 3 and very energetic and the large secure garden suited him as he could run and play fetch without danger he might escape. Throws are provided should your dogs want to sit on the furniture and as long as you bring bedding they can sleep on your bed if that's what they're used to. The owners provided a lovely welcome pack for humans and some treats for the dogs. The place was spotlessly clean and had everything we needed for a relaxing break. We are now regular users of East Euston cottages as they offer countless properties that truly are dog friendly but not dog eared. From a partner site ### 10/10 Excellent #### Anne B. 13 Mar 2024 #### Fantastic location and very dog friendly. Excellent location very quiet and peaceful. The welcome tray was over and above everything you need for a great start! Cottage was great everything you needed kitchen wise except a pizza tray or stone if you have a pizza making kit delivered. Everything comfortable sofas beds etc. All the stuff you need for the dogs throws towels bowls treats even toys. The cottage was warm and comfortable all the time we went in March. Freezer for raw dog food. Garden definitely secure and plenty of space for the dogs to run around. Plenty of information in the cottage of things to do. Walks from the door, dog friendly pubs near by. Short drive to the beach. Lots of space for dogs to run around easily able to find quiet areas of the beach if your dogs are hooligans! Would definitely recommend and visit again. ##### Anne B. From a partner site ### 10/10 Excellent 30 Nov 2024 #### Boundary Lodge This was our first time away with our resuce GSD Reggie. He's anxious and reactive to animals and people he doesn't know .But he's not noise reactive he can quite happily hear dogs barking or people talking as long as he's in a safe haven . Boundary Lodge was absolutely perfect for him he was perfectly relaxed , loved the large garden he felt safe. Places to go were within easy reach short car drive his favourite place was Winterton on Sea with the miles of sand dunes he had a wail of a time there , it was wonderful to see him so chilled and relaxed to the point of him not reacting to anything. For us Boundary Lodge was extremely comfortable, clean and spacious everything we needed .Lovely welcome pack to get us started. Peaceful location . It was everything we'd wished for , for us and Reggie. We will definitely be back ! From a partner site ### 10/10 Excellent #### Ros P. 8 Jan 2024 #### Another hit from East Ruston Cottages We recently stayed at a new East Ruston property - Boundary Lodge. What a gem. It is tucked away with an enclosed garden so perfect for our reactive dogs. Not our first time in an East Ruston property but it was out first time away from the coast and the location was a hit with us. Walking distance to Hickling Broad and other walks in the area - plenty to do without getting in your car although lots are on quiet country lanes. The house is not far from Stalham so easy access to shops and also close to main A road so it's easy to get out and but in the car if you want to go further afield. The house itself was cosy and comfy, really well equipped, a proper home from home. As with all East Ruston properties, the dogs were kings (or queens in our case!) so everything you could want for them was there and you felt they were welcomed and not tolerated, as is the case with so many places that claim to be dog-friendly. ##### Ros P. From a partner site ### 10/10 Excellent 23 Mar 2024 #### Gorgeous property in lovely peaceful location We have stayed at many ERC properties over the years and Boundary Lodge is definitely one of our favourites. Beautiful, warm, cosy, modern and quirky barn conversion. Clean and well equipped, comfy beds and sofa. Lovely secure garden for the dogs and such a peaceful location, but not far from Stalham or local beaches. The welcome pack was one of the best we have had, so thoughtful and generous. We had a fab Sunday take-a way from The Butchers, Arms, the vegan cottage pie was delicious! Highly recommend. No visit to Norfolk would be complete for us without a visit to the vegan Cafe Carmel!! Delicious food as always and such friendly staff and dogs truly welcomed. Visited our favourite beaches of Walcott, Bacton, Winterton, Sea Palling and a couple of walks at Bacton woods. We had a fabulous week, didn’t want to leave! Back in June staying at Manor Barn, but will definitely book Boundary Lodge again. Have to mention, Stephen the owner was so helpful when we had a minor problem and Sue as helpful and kind as always. From a partner site ### 8/10 Good #### Simon H. 30 Aug 2025 #### WOW - what perfect quiet location A really great perfect quiet location! It’s situated in a super area and it’s so peaceful! I thought it was such a crime to not have outdoor furniture so you could eat and chill! The weather was perfect, sunny and hot, but having to eat indoors for breakfast and evening meals was frankly, such a huge massive let down! To not even have such facilities and for the price of the cottage for the week, was not really acceptable! The chairs outside were dam right uncomfortable and not adequate at all! It’s been sometime since the cobwebs were touched and to not provide a bath mat was lethal! The floor was hugely dangerous when wet! I almost slipped and could have easily broken a bone or two!!! The kitchen was well equipped, but small and the master bedroom was small and no chest of draws, so we had to live out of our suitcases! The garden was perfect for our fur babies and they loved it, but surely those huge monster of weeds, should have been dealt with and made it more presentable. 1st impressions in the cottage industry matter so much, just like my cottage that I maintain in Lincolnshire!! So all in all we had a great week and the weather was on our side, but for value for money with the lack of basic necessities was pretty poor to be frank! So would we come again? I doubt it simply because of all above! If the above was rectified, then possibly we may consider a return visit!! Who knows!! We have booked again, but with a different cottage!! ##### Simon H.
