Great vacation spot!
This property was perfect for our group of adults and teens. We had such a great time biking around town and spending time together enjoying the house. The location is perfect, being close to the beach and the bay and centrally located near shops and the ferry. We’ll definitely be back!

Spring Break
The house was beautiful and very clean. Everything you would need is provided in the kitchen. The very short walk to the beach or the bay was very easy. Just a heads up that the bedroom 4 that is listed does not have a door. It is more like a loft. The room was huge and had lots of beds but for our teenagers that like to sleep in, the noise from downstairs was no fun in the mornings. Other wise the house and space was perfect.

Ideal location
We thought the property itself was great for 6 adults & 4 teens. (who shared the upstairs loft). Great home with lots of room for food. Dining table was perfect for meals & games. Our only minor complaint was were told 5 bikes but 2-had flat tires. That’s reason for 4stars as well as slight hassle getting check in info but owner was super responsive. We would possibly rent again but quite pricey!

We are glad you found the property GREAT! And the IDEAL LOCATION! Located between the ocean and the bay it is a premier Newport location! I wish you would have reached out to us about pumping up the bike tires if needed. There are multiple tire pumps in the garage, tires were easily pumped up and ridden by future guests. Also, there are bike shops all along the boardwalk all offer free air just for this purpose. The check in is seamless and contactless , with you entering your code on the keypad and you're checked in. VRBO gives you the check in instructions days before your check in, as codes need to be adjusted in between guests! Great family place!
This house worked very well for my family. The three en-suite king bedrooms were comfortable for my two sons and DILs and myself while the large four bed “bunk” room with bath was an ideal retreat for the grands - 19, 18, 15 and 14. Although the 18 year old grand girl avoided the “boys” bathroom. The two sleeping areas are joined in the middle by a breezy open porch perfect for reading or family fun. The first floor is open kitchen dining sitting plus a little nook and a half bath and laundry. There are stairs. We left in better shape than when we arrived. 🙂 Plenty of kitchen items. Cooktop with griddle! Easy walk to beach. Walking distance to shops food (Lombardy’s Italian Deli has the best potato salad, sandwiches, etc. ever!) Note there is an outdoor faucet to rinse off sand before coming into the house. Wished we’d found it earlier. The garage was extremely useful as street parking is interesting near a beach. I don’t think I’d look at a house without it in Newport Beach. The house was great. Host was available if needed, which was only once or twice in a week. Thanks!

The property looks just like the pictures - everything is in good condition and works well. One block either direction to the beach - harbor or ocean to choose from. Our two year old grandson loved the ocean! I would go there again - but it is on the expensive side

Great Christmas Memories
A wonderful house to spend Christmas with 3 adult children. We each had enough space to enjoy time alone and with others. Short walk to the beach and bay and the bikes were an extra treat. We, along with our dogs enjoyed the outdoor spaces.

Great location - but needs some TLC and a deep clean
Perfect location and great, flexible layout with lots of useful facilities. Unfortunately, though, we had a few problems as it looks like the previous occupants left the kitchen in a real state with minimal cleaning done subsequently - food spilt over plates in drawers; drawers full of crumbs; a rotten tomato left amongst a display of faux fruit; pans put away without being washed; the outside grill so caked up with grease and dirt it wouldn't even light; the cooker hob and griddle needing scrubbing down; mould in the dishwasher and in a sieve - amongst various other cleanliness problems in the kitchen. It does make me wonder why we paid such a hefty "cleaning fee" when we had to spend considerable time out of our holiday scrubbing hob, grill and griddle down before we could use them, and similarly had to pre-wash all the cutlery, plates and pan before using them. Also, the main oven on the cooker didn't work, there were various lightbulbs not working so we had to swap these around, and the outside fireplace didn't light - a real shame as we were really looking forward to spending cool evenings on the terrace. (Although the description implies the barbecue is on this terrace, but it's not, it's down by the side of the house) A lot of the beach equipment needs refreshing too - clearly a summer's worth of use has taken its toll. The beach gazebo is knackered and won't unfold or stand up fully, and some of the beach toys were broken and unusable. Really, this and lots of other small things all served to take away from the holiday experience : hardly any laundry supplies (certainly not "ample supplies" as in the listing); no sugar; the fridge filter needing changing - it's as though this house has either been left vacant for a while or no-one has done any checks or cleaning after the last occupants left (or maybe both!) Despite this, we still enjoyed our holiday, and the house is perfectly located with great potential - but boy, does it need refreshing in places and real attention paid to cleaning the kitchen to make it suitable for food preparation. And it really sticks in the craw how much we were charged as a "cleaning fee" considering how much of our holiday time was spent doing the cleaning that should have been done before we got there.

We are glad you found the house perfectly located and enjoyed your holiday! I personally inspected the home before your arrival. I have alerted the cleaners as to your complaints. Our professional cleaners do a great job, but sometimes will miss something. The dishwasher is brand new, the BBQ was very clean upon inspection. All our other guests have had a wonderful time and enjoy all the extras provided. Every so often we will have a guest that no matter how many extras we supply we can not him make happy! Beautiful Balboa rental
We had a huge family stay here. It's a beautiful place and a great location. We had a lot of fun riding bikes around, going to the beach, and eating delicious food. If we decide to vacation in Balboa again, we would definitely stay here again.

Balboa beach house fun in the sun!
We had an amazing time! House was a great space for our party of 13. Everything we needed to make our stay the best! Comfy beds, kitchen is stocked, plenty of room for kids, teens and adults. Fun things to do… margaritas at Cabo Cantina, Lombardys for the most amazing sandwiches, ebike trip to Huntington Beach, Duffy boat ride to dinner and ride the carousel! The best part the beach is just steps away! We will be back!

I think the property suited our needs. The downstairs and master bath have been remodeled and that was very nice. The rest could use a remodel as well. There were no curtains on some of master windows. The bed in the master was horrible. Did not sleep well the whole time. It should be totally replaced. There should be a warning about no air conditioning. Although the weather is usually good it should be stated clearly. In addition a better explanation of exactly where the bedroom with bunk beds is located.

Very nice property, exactly as advertised! Positives: - clean - no shortage of hot water! - well stocked with kitchen, cleaning supplies and beach equipment, including beach towels in the garage and beach wagon - en suite bathrooms - bedroom closet on 3rd floor large enough for pack and play - foosball table and card table were nice bonuses - short walk to the beach, but be careful crossing Balboa Blvd with children Negatives: -spotty internet connection. Would disconnect periodically, making video for work difficult. - no door to game room, so people sleeping in game room will hear people in common areas Overall, we had a great stay!

New Years Trip
Great house! Great location! Well equipped kitchen. Only complaint I have is we arrived with dirty sheets and almost every bed had sand. The floors were dirty as well and one bathroom was not cleaned. Food was left in the fridge and coffee in coffee pots. It was very clear that the cleaning crew did a poor job before we arrived.

A great house with a nice layout. The patios are very nice and the bunk bed room is very cool. We loved having access to the bikes and other families will enjoy all the beach toys. It is very well stocked both in the kitchen and paper products. The location to both the beach and the bay is great. However it is on a busy street and there is quite a bit of traffic noise. The only issue we had was the TV remote wasn't working properly. Some of the buttons didn't function and made it difficult to find their football games. We didn't contact the owner since we were leaving the next day. Otherwise it is a great house and we would stay there again.

Perfect Location/Lovely House
The house was beautiful! My husband and I came with our daughter and three of her teenage friends and we all had plenty of space. The location allowed the girls to ride bikes to the fun zone along the beach and walk to the beach on their own. The bikes, towels and beach chairs were a great addition to this spacious home. The decks were a great place to hang out and have coffee in the am and dinner in the evening. Karen was easy to contact and was very helpful.

July 4th Getaway
This property is wonderful. Our family group was pretty large; consisting of 9 adults and 4 kids (ranging in age from 3 to 8 years old), yet we never felt cramped at all. The home was spotless and had everything we could have needed. The location is perfect. A very short walk to the beach and a little longer walk to the shops and Fun Zone. We took the Flyer over to Catalina Island on the 4th and were back later that evening to enjoy the multiple fire works displays that were visible from the master bedroom deck. Karen was quick to respond to any questions that I had. The only thing that was a slight issue for us was that we had 3 vehicles and had to park 2 of them on the street. We lucked out and found parking in front of the house. The two bigger vehicles (large SUV and large pickup truck) would not have fit in the garage. The third vehicle was a Subaru Outback that fit without problems. Again, this may not be an issue for others, but is something to be aware of. We had a great time, and I would highly recommend this property to others.

Family fun
This house is beautiful and in a perfect location. The beach right across the street is convenient and less crowded than beach closer to the piers. Loved having access to bikes and beach gear. Hosts are responsive and property is in great condition. Perfect setup for a mini family reunion. Property is as nice, if not nicer, in person as it appears in photos. We would highly recommend this vacation property and would love to stay again!

Celebrating School Over!
I walked into the house and was immediately happy with it. It was clean and well-appointed. The kitchen and appliances were a dream. We used all the downstairs rooms for eating and games and movies. All the beds and linens (especially the duvets!) were outstanding and I appreciated the beach themes. The bathrooms were also great, loved the shower. My grandsons loved the fusball. And all the bikes, boogie boards, and other beach equipment were well used! Now if only the weather had been a LITTLE sunnier...but it really didn't matter. Lots of warm memories were made!

Was absolute paradise!
We loved our time on the Balboa peninsula. This home is the perfect distance from the beach with big waves for the teenagers and also to the harbor for paddleboarding. We had 6 of us. We had plenty of room to stretch out. We were all able to shower to get ready for dinner and never ran out of hot water. We loved using the bikes provided in the garage. It was a beautiful home right in the perfect location.

We really enjoyed our stay at this property. The home was beautiful (much nicer than other rentals nearby) and had so much space for our large party of 10. I loved the outdoor area. The best part of the home was the location. It is right across the street to the beach and walkable distance to shops and restaurants. We really enjoyed the bikes, beach toys, umbrellas, beach chairs and towels that were all included. The property managers were helpful and friendly and the check in and check out process was easy. We hope to come back again next year.

This home is gorgeous (thus the one star), but the owner is hostile and unprofessional. They will not provide the kind of customer service one should have in a luxury rental like this. We had an issue with a non-working refrigerator, which ended up in a dramatic mess that ruined our vacation. I am sorry to say, although the home and location can't be beat, I'd never rent from her again.

BEWARE!!! Guest who BULLIES until she gets what she wants. We would have given her a 0 star rating, if existed. This was the worst experience with a guest we have had in the 5 years of running a vacation rental. We gave her everything she asked for; then we simply tired of her requests. We replied to her last demand, with a no; she then writes a review that we are hostile! This is akin to telling a kid NO you cant have what you want, then you get called a mean parent. Unfortunately, the main refrigerator went out the night before her arrival. Side note, there is also a small refrigerator in the home as well. As soon as the repair tech left the home, and we had the news that the part and repair would not take place until the following week; we called the guest right away and left a voicemail; because she did not answer her phone. We then sent her a text message, reiterating that the refrigerator was not working; however if she wanted to check in, we would waive the cleaning fee. She also asked for a late check out. She decided to still check in; of course we would have understood if she wanted to cancel her reservation. She had plenty of time to locate a hotel, as she stated in one of her messages to us, after she checked in; she wished she would have stayed in a hotel. She could have, without penalty. We were actually surprised she wanted to still check into the home; after she checked in, it did not take us long to discover why!!!! The relentless messages started coming in; demanding us to deliver a refrigerator, money to be given back to her, not only for the cleaning fee, but for a night stay; also to be reimbursed for food that she claimed was purchased prior to entering the home, which one of her friends actually denied. When ice bags were delivered to the home, along with 3 coolers, she did not even come to the door; this was when one of her friends did the speaking and denied the food being bought We soon realized the guest took this as an opportunity to get virtually a free stay. Her relentless messages were of a harassing nature and only stopped, after we contacted VRBO, and directed them to send her an email, stating that if she needed anything further, she was to go through them. She was an absolute NIGHTMARE!!!!!!!! The icing on the cake………..upon entering the property, we discovered she breached 2 House Rules: SMOKING, in or around the premises of the property, as well as not emptying all garbage to the outside cans. She is NEVER welcome back!

A Quiet-Comfort Stay
We enjoyed our stay at the house very much. There are many conner where we can just relax and enjoy the presence of one another and with our Lord. I especially like the industrial size stove in the kitchen which makes the cooking easy for so many people.
