Permit # SLP12948 Nestled in one of the most desirable areas of the Newport/Balboa Peninsula, this cozy upstairs rear residence is just steps from the sand, tucked behind an oceanfront home with direct access to the beach via a private breezeway. While the unit itself does not offer ocean views, it provides the added privacy of a rear location, along with the beach lifestyle right at your fingertips. You'll be perfectly positioned between the Newport and Balboa Piers, surrounded by the area's vibrant energy and countless nearby attractions. This is one of three fully furnished units on the property, which can also be booked together (when available) to accommodate larger family groups throughout the year. Here's what you'll find: LIVING/DINING AREA: \- Sofa set \- TV (streaming) \- Dining table w/ seating for 4 KITCHEN: \- Fully stocked with dishes, utensils, cookware, bakeware \- Large and small appliances (no dishwasher) \- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.) BEDROOMS: Bedroom #1: Queen bed Bedroom #2: Queen bed BATHROOMS: \- One full bath with step-in shower EXTRA SLEEPING ARRANGEMENTS: To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. LINENS: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival. LAUNDRY: Shared washer and dryer on-site (in carport) LOCATION: Optimally situated between the Newport and Balboa Pier, our home is also a short walk to full access of Newport's beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing, along with multiple restaurants and other casual eateries and shops. Nearby Marina Park (one block away) is a must-see on the bay any time of year, but also the best spot in town to view the world famous Christmas Boat Parade. ALSO: The other two units located on the property (both are 3 bedroom/1.5 bath) can also be rented simultaneously, when available, to accommodate larger family or business groups on the entire property. The staff welcoming you in is wonderful, kind and easy to work with. If you are looking for a place close to the beach but don’t want all the crowds, this is a perfect option. Can’t beat the location! Walking distance from the beach was phenomenal! Especially with a family of four kids. Being able to have a parking spot was also huge! We were able to walk to all of our restaurants for dinner and didn’t have to fight the traffic. The house was clean sheets were clean and we loved our stay! The house was definitely old compared to a lot that were next to it, but that didn’t bother us! Without air-conditioning it was a little hot during the day but we didn’t spend that much time in the house during the day. Having the extra fans in the house helped a lot and by the evening it cooled down and we slept great every night! The vacuum was also so great to have. As much as we tried to keep sand out of the house it was really challenging and difficult. Every time I called Beachview everyone was very friendly and helped us out and communication was simple and easy. We would definitely rent through Beachview again! ##### Alicia S.
