This property was perfect. Close to the beach, close to shopping and restaurants. Very clean and the response from the hosts was excellent. I highly recommend this rental!
We loved our stay! Location is great! Very comfortable for the amount of people we had! So nice that we didn’t even use one of the bathrooms. Kitchen was nice and spacious! Questions were answered very quickly. It was a wonderful trip!
Exactly as pictured. The hot tub was hot and in the ground. The fireplace downstairs works. The beach is around the corner. The house was beautiful. The owner gives you beach chairs access to bikes to ride asking the sidewalk. A cooler to use. Beach towels. They thought of everything. I would rent from here again!
This home exceeded my expectations. The house was as described and perfect for our family. I loved that the kitchen was large with an island and stocked with much more than you usually find in a short rental. When we arrived everything was clean. The beds were comfortable! Outdoor patio was great- we loved the hot tub! Garage was also stocked with so many beach goodies. 2 bikes were available and so fun to ride on the boardwalk! Beach is VERY close! Basically one house away. When we did have an issue with the hot tub the Avantstay team was so great! They resolved the problem in such a timely manner and were also Positive the whole time and friendly. When I had a general question they also responded immediately. Overall I’d definitely stay at this property again and would recommend it to anyone!
The place was a great location, and we had a group from ages 11-80, so house was a good fit and glad to have some main floor bedrooms.
The bedrooms were very spacious and had more room than we thought we would.
The trundle in the master was a true twin bed and perfect for young kids.
Garage was plenty big, but was also easily able to find street parking right in front most of the time.
House kitchen has all the basics from equipment wise, but if you cook prepare to bring any cooking supplies. Dishwasher was on it's last leg, so had to hand wash most things.
Hot Tub was great and used alot when we were there. There were two bikes that worked - but also close place a few blocks down that was reasonable to rent.
There were plenty of beach chairs, umbrellas, towels, and beach toys.

I’m from San Diego and two of my friends from the East Coast came out to visit for a long weekend. This property was perfect for us. It was everything we had hoped for.
Beautiful property- responsive management from Avantstay to address a few items.The most significant was the jet function of the hot tub , which was disappointing but did not ruin the trip.Steep stairs to upper bedroom will give you a work out !Very close to beach not on the sand .
Great response time to questions or concerns. The best part is they allowed our dogs. House was fully equipped with nice things. They included nice amenities too.
The location of the house was great, however not accurate from the listing. It pins that the home is walking distance to lido marina and it is not. Very close to the beach though which is great. It is an older home that has been redone. Communication with Avant was easy however the internet and heat in the home did not work properly. The upstairs master was extremely warm when maintaining the main level at a normal temp. probably a better home for older kids as two bedrooms are on the main level and master upstairs. Lots of room for a larger family. Overall, nice experience. Hot tub was an added bonus!
This was my second stay at this property. Several amenities weren't functioning properly. The hot tub was barely 85 degrees max, bbq impossible to light & very weak flame from a brand new propane tank, kitchen faucet had no hot water, Carbon monoxide alarm going off due to bad batteries, master sink completely clogged & I was able to clean hair & debris myself, and the toilet was filthy as though someone had puked all over it. Also, 2 bikes had broken chains so we had to rent bikes. Several lights are burned out inside and outside on property. We love this house and understand it really just needs TLC and a new cleaning crew that recognizes dirty & clogged sinks etc.
The home is located on balboa peninsula, on the main road. Having never stayed on the peninsula we were unaware of the traffic that happened on the weekend. There is only one way in and 1 way out. Anyway we lived through the weekend surge. The home is also 1 block off the beach, so great access to walk the strand or beach and also check out the waves.
Bedrooms were comfortable, kitchen looked like it had been remodeled lately.
Master bed could use a new mattress as there seemed to be feeling a slope to the middle of the bed.
Master bathroom toilet room has automatic light switch that is behind the door and I swear the bulb must be 500 watt brite white..
overall the house was comfortable for 5 adults and 1 20 month old toddler.
Garage door could use a little maintenance for the squealing noise going up amd down that I’m sure the neighbors would appreciate as well.
Coffee pot needs a new plunger in the cone that holds the coffee grounds so you can pull the pot out without coffee flowing out on the counter, because most people are half asleep when they come out in the morning for their coffee and forget the free flow cone won’t stop !!
Our extended family enjoyed our stay at this house which is laid out with plenty of privacy for everyone. The location is great for time at the beach and exploring the boardwalk. Some maintenance issues: The hot tub heater was off and it was too hot to use for our stay, no hot water in one of the bathrooms.
Enjoyed our stay in Newport beach at this property! Avantstay was very attentive to every detail of our stay and available when we needed a few things at the house.
