The living room and outdoor patio are separated a door to create wide-open space that the entire family can use to enjoy the cool ocean breezes. The living room has a large flatscreen TV with streaming services so you can keep up with the game or the news. The living room also features a queen sized sofa bed for additional guests. Just a few steps from the main living area, the express kitchen serves basic cooking and dining essentials - which is fully stocked with cooking/dining gear. You can choose to cook your meal on the outdoor grill or in the kitchen! As you continue through the house, the master bedroom has a Queen bed and private bathroom with a shower. There is a closet with ample space for clothes. Our bathrooms are on the small side, but are well-equipped with amentiies to make your stay enjoyable. The first bathroom has a shower and the second bathroom has a shower, but is built into a small catch-tub that can be used for small children. To fulfill the sleeping arrangements for 4 total guests, please consider that the pullout living room sofa is a queen sized bed, best suited for 2 people. Past the bedroom is a rear patio activitiy room that is fully enclosed that also leads to a fenced in rear patio/parking area. This room is stocked with books, games, and other activities that can be enjoyed at our small beach cottage. Please be aware that this is entirely a non-smoking property, including the front patio. To maximize the indoor space there are private laundry facilities are conveniently located on the side of the house. PARKING: There is a parking space on the inside of the rear gate and a car can also be parked in the alley provided it is a small car and doesn't block the alley. General neighborhood street parking (metered or unmetered) also in area. Check-in time: 3:30 p.m. on the arrival date Check-out time: 10 a.m. on the departure date Summer Rentals are typically 7 night minimum and arrivals and departures are on FRIDAY IN JUNE/JULY/AUGUST. Locals know the three-mile-long stretch with the harbor on one side and broad, sandy California beaches on the other as “the Peninsula.” The Balboa Peninsula has two piers with a view of a shoreline, surfers, and sunbathers spanning for miles. A walk straight down Main Street brings you to the historic Balboa Pavilion. The Balboa Peninsula has many sit down restaurants and quick food stops for people hitting the sand for a day at Balboa Beach, and the variety of bars and live music makes the Peninsula a regional nightlife destination. Some of the places locals hang out for good seafood and a casual fun atmosphere are the Crab Cooker and Woody’s Wharf. Anglers can bring home dinner from one of the sport-fishing vessels and whale watching enthusiasts can see some of nature’s most beautiful creatures up close, as Balboa Peninsula rentals and adventure boats launch early and often. But a trip to the Peninsula wouldn’t be complete without a visit to the Balboa Fun Zone, where the Ferris wheel has stood for years! Please be advised this is a strict NO SMOKING property. Easy bike ride to Lido and all over Balboa. The beach is a 2 minute walk and you can also launch paddleboards or kayaks in the bay in a 30 second walk from the property. The front outdoor area is nice with a table and chaise lounges that overlooks the park area. It was incredibly quiet. The bed is comfortable and there is plenty of space. Having a parking space was also a good perk. WIFI was strong and we had no issues with connectivity. We had a minor shower issue that needed to be fixed and Scott came immediately to fix it.The one negative is that the property is not as good condition as it appears in the photos. My wife and I along with our Poochies stayed at Scott’s property for 1 week at the end of September. The home is very clean, with plenty of amenities. The home is ideally located for pet lovers with a dog park directly adjacent. The beach is a very short distance along with many venues. We rented bikes for the week and enjoyed the comforts of Newport and their great restaurants. Scott was very accommodating and made himself available if needed. I would highly recommend this home. It’s a cute little house. It was well stocked with anything you might need. Im picky about my cookware so I do wish I’d brought my own frying pan. House does not have air conditioning. Probably not a problem most of the year, but we were there on a hot week. There were lots of fans to help, but it was warm. Overall we had a great time. I liked looking at the park versus a home. The bed and living room were comfortable. The kitchen was complete with all I needed. The bathrooms were pretty small and one was very dated but since I have lived at the beach, I was used to it. The back room was a waste but I didn't need it. House is as depicted but even more charming in person 10/10! Equipped and user friendly decor and accommodations 10/10\. I would move in and live here if I could! I travel with my service animal, and had surgery this week, so needed a spot where I could allow him to be outside and keep my eyes on him within the gated areas of house. The park across the street made him skip with glee, and I loved not having to overexert myself to walk across. Spent time outdoors at park with mini beach access and great playground, large grass area, as well as walked in the upscale neighborhood. House is well-maintained, well-equipped, and in a charming upscale area with charm. They even thought to add a few special items to make me comfortable after surgery, including a special pillow and some herbal tea to aid in digestion after anesthesia. Play area in back of house is perfect for dog or for kids! It felt like visiting a dear friend’s house. I’ll absolutely stay here every time I’m in town if this house is available! The house has some great features and details and also misses the mark on amenities. The location of the house worked great for our trip and the things we were doing. And the small park across the street was great for our dogs to run around on leash after we arrived. The front porch is great for lounging and we had zero concerns about our dogs getting out from this space. Interior details such as the labels hanging on drawers to tell you what is inside and boxes in the back room full of books and games were great touches. Some of the negatives that we ran into with the house - the back room is a waste of space and could be better used with bunk beds and another full size bed for better sleeping arrangements. There is ample storage in the bathroom cabinets and bedroom closet so having the fold out bed's linens crumpled in a Home Depot plastic storage box was disappointing. I had those sheets in the dryer at 10PM trying to get the wrinkles and plastic bin smell off of them before I made the bed to sleep in. More silverware and plates in the kitchen would be great. We were only two people staying at the house and needed to run the dishwasher after nearly every meal as we were out of those two items. This rental is OK but could be great with a few more touches to make it a great space that people walk in to and it feels like home. ##### Whitney N.
