This property is located in a great location, half a block from the beach and within close walking distance to shops, restaurants, and Balboa Park. It is small, but suited our family well with bunkbeds for the children, and a large master suite. The carport is extremely small, but we were thankful to have a designated space to park in. The management company requires quite a bit of information upfront, but was very easy to work with and available to answer questions. Beachview was so wonderful answering all of our questions prior to our booking and continued to be extremely accommodating throughout our stay. The home at 1811 Balboa was immaculate. Linens were clean and bright, furnishings were beautiful and contemporary, everything was exactly as shown in photos (even better in person). We will definitely be back booking with Beachview again. Safe area. Heat and AC worked great. Beds were comfortable. Quiet at night. Kitchen was well appointed and the place was very clean. 5 minute walk to the beach and to the pier where there were restaurants and services. Beachview Realty was extremely helpful and proactive with information regarding the apartment and area, and they responded to any questions I had almost immediately. We were able to get an early check-in and the keyless entry made checking in fast and easy. Only things to note when considering this apartment are that the 2nd bedroom is very small (while the master is big) and the "deck" is also very small, no view and in shade for most of the day. Parking is tight, but that is well advertised, and it's still nice to have the option is you can fit your "no bigger than standard" sized car in. It fit us perfectly. I would not recommend anymore people than this. The location was great, very close to the beach and lots of walking and restaurants. The only challenge was the parking which we were warned about in the listing. Our rental car fit but it was a tight squeeze. We were travelling as a family with children 8 and 10-years-old and they loved the bunkbeds. Two bathrooms was a bonus and the master was huge and had plenty of storage for everything we brought. The beds were also comfortable and everything was very clean. The location was the highlight with being so close to the beach and everything Newport Beach and area has to offer (restaurants, grocery store, playground and green space, etc.) A smaller vehicle is needed to park in the back carport, so keep that in mind.
