Short Term Lodging Permit: SLP11719 Beautiful upstairs oceanfront unit in a triplex located within walking distance to the Balboa Pier. There is a large front balcony with spectacular ocean and pier views, granite countertops, new appliances, one car parking, shared laundry in the garage, dishwasher and upgraded furnishings. The boardwalk just in front of the house allows for easy access to not only the Balboa Pier but also the Newport Pier. General Info: Minimum Age Requirement: The minimum age to rent this unit is 25 years old and to finalize the reservation a secure guest verification portal must be completed. \*\*All reservations are subject to owner approval\*\* Pets: Pets are not permitted on or about the premises. ADA service animals required because of a disability are allowed with advanced notice. ESA's, Emotional Support Animals, are not allowed. Parking was a disappointment. I was unaware that my stock F150 wouldn’t fit. I spent more money for Two nights of parking on the beach at $37.50 per night & accidentally a third night so overall spent $120 more because it was not clear that parking may be very hard for Non compact cars/suv The unit was little outdated, fixtures, especially considering it is a 5 to 6 million dollar home. I would think it would at least have LED lightbulbs instead of fluorescent that are dim when you first turn them on. Carpets definitely need cleaning, The carpet is Turning black, I would’ve expected them to be shampooed more often or switched out for tile or vinyl flooring, one of the chairs outside to sit on the balcony was ripped to where you cannot sit on it because of aging. The neighbor About 10 feet south of the bedroom window that lives downstairs is a Skinny/druggie/annoying/Disrespectful/dirty guy! God forbid you look out your window trying to figure Out what the weird noises are, coming from outside, because he will immediately say Obnoxious things like “I know the landlord” & “He can’t stand peeping Toms” even though he’s the one having sex with his window open, Probably waiting to see if you go to your window to look out and figure WTF is that noise? The location could not be more perfect--just walk right outside to the beach and the boardwalk. The instructions that gave made accessing the property and finding all the necessary items (garage door opener, etc.) seamless. We did have an issue where another unit mistakenly took our parking spot in the garage, the property manager responded quickly and it was resolved within half an hour. The garage was a game changer as we didn’t deal with having to do street parking. There are a ton of restaurants, shops, things to do, etc in walking distance of the house. There were 3 beach chairs on the balcony we could use as well. The apartment was very clean. There was some exposed tack in the living room carpet, but it was just a small area between the tile and living room. It wasn't as clean as I would have preferred, dirty fans, oven knobs, big stains on carpet, and the water wouldn't go down the sinks in the bathroom like they should. The location and view is nice but the walls are really thin and the neighbor behind us was up blaring music all hours of the night. ##### Misty W. The family room is comfortable with a gas fireplace, and the room looks out on the beach. The TV is new with cable. The kitchen is nice with all new appliances. This spot is just north of Balboa Pier so close to pretty much anything you need. If you are looking for complete quiet, this spot may have a little too much activity for you. However there were ZERO issues with noise at night. It quiets down after 9PM or so since the beach closes at 10PM. There are volleyball courts and fire pits directly outside on the beach. It can be a little crowded during the busy season due to the nearby public parking. We love being near the action so it was perfect for our family. Includes a single garage spot that fit our Tahoe with bike rack. Washer and dryer in the garage are coin operated and worked fine. Would have no problem staying here again. Very minor issues: Deck only seats two and could use high top chairs, a gas grill (does have a perfectly good charcoal grill), and a new door (sliding and screen). Would have been nice to have a water hose at the outside faucet to wash sand off the feet and boards. Particularly because there are no showers close by on the beach. ##### Kim E. Great location, right on the beach, steps away to restaurants, bike rentals and shops. Loved to watch the sun set from the small balcony. Great grill. The management very helpful and prompt. The unit was upstairs and my children and I loved the balcony and the sunsets we saw from it. The sand was perfect distance, one sidewalk away, for volleyball, badminton, and all the fun sand games. The water was perfect distance, not too far. Fun shopping and restaurants all within walking distance. We took a whale watching tour with the dock just blocks away. Way fun, saw three whales and scores of dolphins up close. It had all the amenities we needed and was reasonably clean. Loved the parking garage made it so easy to come and go as we pleased. ##### Jennifer Y. With that said, we were very happy with it and would definitely recommend it. It came with paddle ball, which was a nice addition, and had all of the amenities you'd need on vacation. Only issues - pull out couch is incredibly uncomfortable and hard to sleep on (keep this in mind if you have more than 4 staying). The bathrooms are also very outdated and neither shower was very good. ##### Danni B. Archival ### 10/10 Excellent #### David T. 14 Aug 2013 #### Great Beach Vacation for Small Family We stayed at this unit in mid June and were lucky to have sun everyday (no June gloom). The unit is upstairs facing the beach and has a nice balcony that our two boys loved to use. They would wave at all the people as they went by on the boardwalk. This unit is right on the beach and boardwalk which is perfect, but it is a huge beach area and a bit of a walk to the water. There is a sidewalk nearby that takes you most of the way so you aren't trudging through the sand for too much of the walk. Restaurants are nearby and the Balboa Pier along with the Fun Zone that our kids loved. We also took the ferry over to Balboa Island and walked around one evening. This is all within walking distance. The unit we stayed in was very nice (Unit B). The owner just recently bought the place and has been fixing it up. It was very clean and had all the amenities we needed. There is garage parking which is wonderful considering how hard it is to park in this area. ##### David T. Archival ### 10/10 Excellent 25 Jul 2013 #### A great time at Balboa Beach. My family and I had a great time staying at this property. It was clean and updated inside with plenty of space. Location was great for anything you wanted to do- shopping, biking, the fun zone on the Pier and great restaurants are all within a short walking distance. The view of the ocean was awesome from the patio and property's location had quick and easy beach access. We had a great time. The only downfall was the apartment across from this one had a roof access patio that is right over the master bedroom. It could get a little loud above the bedroom but its the beach! The owner and property manager were very helpful and the rental process was quite smooth and easy. I would defiantly recommend this property. ---
