    Wake up to panoramic ocean views at this bright Newport Beach oceanfront upper unit in the sought-after Balboa Pier area. Designed for laid-back coastal living, this spacious 3-bedroom, 2-bath retreat offers comfort and style, with room for up to 8 guests to relax just steps from the sand.

    **Beach Access: Please note that beach access for both units is through the downstairs front patio. Upper unit guests agree that the front patio area is only to be used as a pass through while the lower unit guests have full usage rights of the main patio and it's contents.**

    General Info:

    Minimum Age Requirement: In accordance with Newport Beach Municipal Code 5.95.045 the minimum age to rent this unit is 25 years old and the guest of age must be present and reside in the unit for the duration of rental. Each reservation requires a completed guest portal which includes ID verification and a signed rental agreement.

    **All reservations are subject to owner approval**

    Pets: Pets are not permitted on or about the premises. ADA service animals required because of a disability are allowed with advanced notice. ESA's, Emotional Support Animals, are not allowed.

    Parking: 2 car parking - This unit provides 2 car garage tandem parking - not shared. Parking access is through a tight alley, and the garage opening is narrow. Larger vehicles will not fit.

    Bedding: Blankets, mattress pads, bed spreads, sheets and towels are provided!

    Kitchen/Supplies: Our kitchens are supplied with all the basic dishes, utensils and cookware needed for everyday cooking. We also stock some cleaning supplies and dry goods such as paper towels, toilet paper, coffee filters, trash bags, foil, etc. to help you begin your vacation however you may need to purchase additional supplies during your stay. We do not provide certain cooking items including salt, pepper, cooking oil, etc. as well as specialty cookware.

    You may want to bring: Laundry detergent, beach chairs/equipment, paper plates/plastic cutlery, extra beach towels, etc.

    Jacuzzi Tub: The Jacuzzi tub in master bathroom is not operational.

Great location, clean place, amazing weather. We really appreciate the kind and responsive customer service, as well. This place had everything we needed for our family of five. We rented bikes, walked on the boardwalk, and had a bonfire right out in front of the rental on the beach.

We had a wonderful week at this beachfront property and couldn't have asked for a more relaxing time. The views were wonderful - we loved looking out at the beach and watching the sunsets!Being on the second floor was a huge plus for us; it was quieter and we felt very safe throughout our stay. One thing we particularly appreciated was the privacy - despite being near the boardwalk, no one could look into the property, which made it feel like our own private sanctuary. We truly enjoyed our time at this property and would return.

Incredible location

This is a great place to stay. The home was very clean and nice and perfect location. The garage is a nice bonus but we had a sports car and the approach is so steep the sports car would rub the undercarriage pretty bad.

Simply Amazing Condo and View

We loved everything about this condo! The view is amazing and the condo was perfect. It had everything our family needed for a week at the beach to celebrate Christmas. It even had chairs and umbrellas! We will definitely be back!

Great beachfront property

Excellent location, easy walking distance to Balboa activities. Kids loved being so close to the sand. Loved eating breakfast on the balcony looking out toward the ocean! Bunk beds were great for the kids. Definitely plan on bringing minor kitchen staples like ziplock bags if plan to cook and you want to store any leftovers.

Spacious, bright, and clean property

We really appreciated this unit for being so spacious, clean and light-filled. It’s wonderful to be right on the beach, yet in the upstairs unit to have a bit more privacy from the beach. This unit of very spacious and has a lovely kitchen. Thank you to the property managers!

Wonderful walkable property with a view

Well-appointed and designed upper floor of a waterfront home. The Pacific is a long way away, but you are right on a pedestrian path and the beach with bonfires at night. Easy walking to restaurants and shops. Updated and clean with great management company. Only issue was instructions for unit in a binder they provide needs updating for proper check out instructions and trash day.

Great location, nearly perfect

Property is very clean. Nice garage. Short walk to Balboa Pier, shops and restaurants. It does describe it is a second store unit and each access you walk through the lower units patio but even with this description there was still some strain that the tenant on the lower floor didn't want us walking through the patio so it defeats the purpose of being on the beach. We didn't let it bother us but it is a little odd probably should separate a walking path for the upper level

We loved this place! We are a family of 5 with high school/college aged kids, and their friends. We take an annual beach trip to SoCal and this was our 2nd time in Newport Beach. The bedrooms are good sized and perfect layout for our group. The teenagers loved the 4x bunk setup in the 2nd bedroom. 3 bathrooms makes a HUGE difference for a larger group. The host was very responsive and friendly. We had a phone call over a payment glitch and ended up chatting for 30 minutes about the area and California overall. The volleyball nets and fire pits are right there in front of the house. We had the 2nd floor. LOTS of stairs, so we got our steps in. The towels were wrapped in plastic and set out for us, including some beach towels. Nice touch. I think the only very small thing to mention is that the 2nd floor guests need to walk through the 1st floor guests' beach-side private patio. Our neighbors were a bit confused about this the first time. The host communicated this to us, and I imagine they did the same for our neighbors. There's some cool restaurants nearby, Cabo has the best views of the pier/walkway from the bar. :) The local liquor mart has grocery items and FIREWOOD for the pits. Turning into the garage in the alley can be challenging but we saw larger vehicles using the garages just fine. Overall, one of our favorite beach rentals. We would certainly rent here again.

AWESOME LOCATION

We meet here for a summer family vacation, coming from 3 different states (Us with our children & grandchildren). We all loved the place! Location was awesome!! We were able to walk to get groceries, go to restaurants, shop, have some fun and enjoy the ocean (including making s'mores on the fire pits on the beach-make sure to reserve you spot early on the weekends). I always received an immedicate reponse from the Management when I had a question. Good amount of supplies. Clean. The kids loved the bunk beds. We were concerned that the beach noise might be too loud at night on the weekends (being near the pier), but having the bedrooms in the back made it not a problem at all (even for the 1 1/2 year old). Also, there is a playground and bike rentals within walking distance - by the pier. Thank you for a great stay! We will definitely use again.

Beautiful home with a spectacular view of the beach and the Laguna Hills. Upstairs unit has a balcony that provides a wonderful view of the Balboa pier and up and down the beach. It's spectacular. Inside has everything you need for an enjoyable stay. Location is ideal: 5 min walk to Balboa pier, 10 min walk to Balboa Village. Absolutely wonderful location for a beach vacation. Highly recommended.

Amazing location! Lots of space to spread out. Good communication with host. Even though the listing said no laundry detergent provided they were nice enough to provide a few when I requested it.This would be an even better place to stay with some fairly minor changes. Upgrade from single ply toilet paper, fix the living room recessed lighting (the switch was damaged and wouldn’t work), use white towels instead of blue so guests feel confident in the cleanliness, provide floor fans (there was one in the closet that didn’t work), provide laundry detergent and at least a couple of coffee pods for first morning.

Nice comfortable place on the beach. Upper terrace is small. Better quality toilet paper and paper towels would be nice. No laundry detergent. Close to pier and parking area so it’s a bit busy. Not a big deal though.

Location and super Host

Newport Beach is the place in summer to stay, nice weather, great beach, large place, and our host is excellent. can not ask for anything else.
