The Space:
Welcome to your peaceful retreat in beautiful New Harmony, Utah – the entire upstairs level of a two-story home, offering comfort, privacy, and stunning views of the Kolob Fingers of Zion National Park.
Guests will access the home via a private entrance and dedicated parking area at the front of the property, with stairs leading up to the front door. The home is set back from the main road, reached by a 100-yard dirt driveway, giving you a quiet, rural experience with easy highway access off Exit 40.
Inside, you’ll find a spacious and thoughtfully designed layout with two master suites, each featuring:
A king-size bed
A large streaming TV
A private en-suite bathroom with a walk-in shower
The additional queen bedroom and bunk room share a hallway bathroom with a tub/shower combo, perfect for families or groups.
Relax in the cozy living room and take in panoramic views of the Kolob Canyon area, or step out onto the balcony to enjoy the fresh air and desert landscape. Out back, you’ll have full access to the lawn area, BBQ grill, and patio, all reserved exclusively for vacation rental guests.
Please note: the lower level of the home is occupied by a long-term tenant, who has a separate private entrance near the back patio. They also keep chickens, which may occasionally roam freely around the property. You may also see wild deer and hear farm animals from neighboring homes – a true Southern Utah countryside experience.
Guest Access:
The upstairs of the house is yours. The BBQ grill in the backyard are yours. There are long term renters in the basement. Their access to the home is in the backyard lawn, patio and BBQ grill. They do not have access to these amenities, they are for the vacation renters use only. Enjoy the privacy and intimacy of an unhosted home. We`ve done our very best to anticipate your needs and make our home easy to use.

Like any rural area between larger cities, you will need to bring or rent a car for travel. Relying on Taxi's or rideshare for transit would be timely and costly. Nearby Cedar City has a regional airport with daily flights to and from Salt Lake City. St. George regional airport has more daily flights in and out for better connections. Las Vegas airport is approximately 2 hours away depending on traffic in and around Las Vegas.
Other Things to Note:
🚗 Located in rural New Harmony, just off I-15, Exit 40, the same exit for the Kolob Fingers entrance and visitors center to Zion National Park – a perfect home base for exploring Southern Utah’s red rock beauty.
(Note: Zion National Park is vast, and the main entrance to Zion National Park is located in a town called Springdale, which is located 38 miles from this home.)
(Another note: While New Harmony is located in Washington County, it is closer to Cedar City than St. George. The elevation is similar to Cedar City as well. So, keep that in mind when booking.)

I really enjoyed my week-long stay at this property. We stayed over Thanksgiving and were able to make a full meal in the kitchen. There were two king-size beds, one queen bed, and a bunk bed with a trundle underneath. The beds were really comfortable and we all had a good sleep. The place was only 5 minutes from the Kobold Canyons part of Zion (not the main park). There was a beautiful hike there and we really enjoyed ourselves. They had smart TVs in the rooms and this was a nice touch. Other reviews have pointed out that there is a family living in the downstairs unit. I did not find this to be an issue, they were quiet and respectful.
Cons: (none of these are enough to reduce the rating)
1. The nest thermometer kept upping the heat and had to be turned down multiple times.
2. Two of the burners on the stove were not working well.
3. There was no sponge or counter cleaner.
We had a good time in New Harmony. The location was hard to beat. I will say the communication was less to be desired when it came to how VRBO and Pam had their systems communicate. I thought we were all set - including getting a text with the entry code a couple days in advance -only to find out our payment hadn't been cleared through Pam's company. The neighbors below were extremely noisy. We had multiple nights of hearing piano playing and dogs barking past 10pm. The location was great, the stars were wonderful.
Very nice property and location for what we wanted to see. My kids enjoyed having their own bedrooms and space. One thing would be nice to know that the family lived on the lower level. There was a dog that barked occasionally and I was unaware reserving this property that other people would be there. Hearing voices the first night was a little unnerving not knowing other people were supposed to be there. Overall good and recommended!

Quiet country place to stay. Very close to Koloa Canyon. A distance from any stores, groceries etc. response from association managing respond very late. The company tells us we can’t check in one minute early because they are cleaning, but the truth is the place wasn’t clean. Used coffee filter/grounds in coffee pot. Gross. Microwave melted cheese food on carousel and splattered. Oven door food dripped and baked on. Which tells me that nothing has been cleaned. !! Doritos in carpet and bottle caps on floors. Hammock outside has huge rip down ,middle so unusable. No tissues in house as stated. No metal grilling tools or aluminum foil for dirty grill to use Two burners on the gas stove don’t work, which could be dangerous if turned in and gas leaks ! Used grosss scrubbies in shower, long hair in icebox. All guests pay a big cleaning fee for why? When it’s not even cleaned. Nice three bedrooms all with own bathrooms, that is a nice feature Wish there were chairs one could have to actually sit on either deck! Why wouldn’t you have chairs to enjoy the decks, instead of having to carry kitchen chairs thru the house to sit outside ????

Cons
1) Must of missed the “basement occupied” in the description. Didn’t realize their were occupants actively living below the rental.
2) The hot tub was unusable. Water was cold and because of the constant wind, dirt and debris the tub was dirty. In order to reach the hot tub, one would have to go out the front and go around. Just a minor inconvience.
3) It was very warm inside, so we would turn the thermostat to 68 degrees. And every time it would reset to 74. It is a smart thermostat, so maybe settings were preset??
4) No dishwasher. Big inconvenience, especially if your on kitchen duty with a large family.
