Enjoy the peace and tranquility of the ocean along with incredible sunrises and sunsets. Walking into this condo feels like your are sitting on top of the ocean. Spacious studio unit with private balcony off of the living areas. Condo just recently remodeled with full kitchen, granite counter tops and fully furnished with full size stove/oven, refrigerator along with all the dishes and cookware that you would need. Spacious living area which sleeps up to 4 people with a king bed and sleeper sofa. Linens and bath towels are provided. Condo has an small dining table with 2 chairs and a very comfortable couch . Key Highlights: \*Direct Oceanfront unit \*Indoor pool, lazy river, kiddie pool and hot tub \*Large outdoor pool and sitting area \*1 king bed and 1 full sofa bed in the living room \*Smart TV in the room \*free WIFI \*located right on the beach with no streets to cross for beach access \*fully stocked kitchen with all the tools needed to cook all meals \*1 parking spot \*Restaurants onsite \*Pet Friendly The Patricia Grand Resort is located in the heart of Myrtle Beach and just a few blocks from downtown, a few blocks from the convention center, the pier and close to the Boardwalk plus minutes from Broadway on the Beach. Amenities include indoor heated pool and hot tub, kiddie pool, lazy river, outdoor pool, sundeck/lawn, fitness center, business center, convenience store, espresso café selling Starbucks, seasonal pool bar, restaurant overlooking the ocean. Free wi-fi and parking garage. There is a limit of 2 pets (dogs only) maximum allowed in the unit. There are breed and weight limitations for this unit so please contact the owner prior to booking. This Is a non-smoking unit and there will be a $300 charge if it is discovered that someone in your party smoked inside the unit or on the balconies. This is a no pets other than dogs are allowed building and if you bring a pet other than a dog into the unit during your stay you will be fined $300. You must be at least 25 years old when reserving this unit and most of the people staying in the unit must be 25 years old. There will be no additional charges when the following provisions are met: • No damage is done to the condo or its contents and the unit is returned to us in the condition is was given in • Premises are maintained in good condition and used in a careful and lawful manner • All kitchen utensils, dishes, pots and pans left cleaned and orderly • No linens or household items are missing or damaged • No early check-in or late check-out (check-in is at 4 pm and check-out is at 10am) that are not approved by the owner • The condo has not been smoked in including the balconies • No PETS other than dogs are allowed on the property at any time. • 2 Dogs Maximum are allowed in the unit and the charge is $25 per pet per night. • Pets must be on a leash at all times in common areas of the building. • Select breeds including Rottweiler, Pit Bull, Boxer, German Shepherd are not permitted. • Pets must be kept in a carrier when guests at not present in the unit. • No illegal activities are conducted in the unit or the premise of the condominium • Loud noise is not permitted in the building, the property or unit • You cannot have more people staying in the unit than what the reservation was approved for when accepted by the owner. Cancellation Policy: • You will receive your full deposit back if you cancel 60 days prior to check in • You will lose all paid rental funds if you cancel your reservation within 60 days of check in • If we discover that you are under the age of 25, we can cancel your reservation immediately and retain all payments made to date unless it is more than 60 days prior to your check in • We reserve the right to increase the damage deposit for any rental if any of the above provisions are not met We are serious about the above rules and regulations and strongly enforce them, so please make sure that all the individuals in your party are made aware of these prior to checking in. Tenant agrees to the following: 1\. Maintain the premises in good condition. 2\. Use premises in a careful and Lawful manner. 3\. Vacate premises at the expiration of the term by the departure time. 4\. Excessive cleaning expenses will be charged to the credit card on file or retained from the damage deposit. 5\. Be responsible for and reimburse owner for replacement or repair of any damage to the condo or contents thereof caused as a result of misuse, neglect, negligence on the part of the Tenant or Tenant’s family, or guest for damage done above the amount held for the damage deposit. 6\. Excellent price for an excellent direct oceanfront unit for us in our two pups. Check-in was easy( check out just as easy. Communication with the property owner flawless. It was clean and had everything we needed for our stay. My kids loved all the pool options and I loved being able to walk straight onto the beach. Easy check in and checkout process. My dog loved the balcony and so did we. Watching the sunrise from the bedroom was a plus. The shower was hot and had tons of water pressure. First of all, the owner replied very quickly to questions. It was so easy to book. The room was so clean, the hotel and staff was great. We loved everything about the trip. The condo was very conveniently located to many attractions. The balcony view was amazing my wife and I would watch the sunrise every morning the pictures don’t do this room justice. The bed is comfortable but we brought our own pillows and blanket as well as our own wash cloths and towels just our own personal preference. We would stay at this condo again. ##### John C. The bed was comfortable. The laundry machines were just a few steps from the door of our unit. The restaurant in the building was surprisingly good and surprisingly reasonable. Rafia answered questions quickly before our stay. (Let me know to bring our own beach towels.) If you are traveling with furry companions, there is a great grassy area adjacent to the building and it was really clean considering how many pups are there. People were good about picking up. Though after dark i always took down a small flashlight to make sure i didnt step in a mess that was missed. ##### Dena B. Location was wonderful, not in a bad area. Check in process was a breeze and very easy to find. The room was very clean with immaculate ocean views. Condo was very clean and is located within short distance of great restaurants. You step right out onto the beach which was so convenient.
