With three spacious bedrooms, the apartment can accommodate up to 9 guests comfortably. The living room is elegantly decorated with a comfortable living area providing a cozy space to relax and unwind. Also access to a private terrace with BBQ. All the apartment has air-conditioning and wifi! Living Spaces| A dedicated room, with comfortable SOFA, large coffee table and a TV. Also included in this apartment is a dining area for the perfect meal. AC is also available in the living area for maximum comfort. Ta\` Xbiex is a small town located on the eastern coast of the island of Malta, in the Mediterranean Sea. It is situated between the towns of Gzira and Msida and is only a short distance from the capital city of Valletta. The town is primarily a residential area, with many apartment buildings and houses scattered throughout its narrow streets. It is a quiet and peaceful neighbourhood, and it is a popular location for people who work in the nearby business district of Sliema or in the capital city. Ta\` Xbiex is also known for its marina, which is situated on the western side of the town. The marina is a popular spot for boating enthusiasts and offers beautiful views of the harbour and the city skyline. There are a few small shops, cafes, and restaurants scattered throughout the town, but for a wider range of amenities, residents can head to nearby Sliema or Valletta. For over and above 3 week bookings, an additional 50 Euro per person per month is to be paid, which will be sent via AIRBNB as an extra cost after booking which will cover the extra water and electricity consumed. Locally we have STRICT noise policies throughout the day when booking our apartment, you are agreeing that you are respecting not only the house rules but also the neighbours especially in respect to extra noises. Not abiding to these rule can come to unwanted fines by local authorities. This is not a party home, so please respect it as such. 3\. During lovely and summer season, although he do sanitise, some ants are to be expected, unfortunately this is part of our climate but we do provide spray and traps when needed. (Although this is not common) 4\. An early checkin, can be done, but only if the apartment is vacant and is cleaned in the morning. 5\. Checkins are done or by one of our team or by self checkin where we will send you all the details beforehand. 6\. Waste schedule are given at the checkin and even beforehand, putting the rubbish at the right time, is imperative as otherwise we will have problems with the authorities which will fine us. 7\.
