Villa Lapidea (280 m2) is set independently within its own lawned garden (2.500 m2) and large swimming pool (11 x 5 m), just outside the small local village, amongst peaceful countryside, next to the vineyards and pine woods, only five minutes from the medieval town of Motovun (Montona). Nestled between a quiet forest and idyllic green hills, it offers a chance to relax and connect with nature. For those who want to be always on the move, the surrounding countryside provides a great venue for hiking and biking. Close to all main transport infrastructures it is also an excellent starting point for exploring the region. Families, romantic couples as well as groups of friends will enjoy this vacation charmer as their second home.

Mediterranean-style villa was designed to provide guests with seductive comfort. A large living room with an open fireplace breathes warmth and hospitality. Four peaceful double bedrooms have incredible views and guarantee a good night rest. Villa features three modern and clean bathrooms which allow guests to refresh after a day’s adventures. Fully equipped kitchen with an elegant dining room provides all that is necessary for a satisfying eating experience. Rooms are characterised by high ceilings, highlighting the spacious and bright villa’s interior.

Facility is enclosed by a beautiful landscaped garden with ornamental trees, aromatic herbs and an all-season display of blooming flowers. Wonderful villa

Great place but some major shortcomings
Beautiful grounds, outstanding construction of home. Some aggravating shortcomings made parts of our visit unpleasant. As a kitchen & bath designer, the two upstairs bathtubs were dangerous & frightening & poorly designed. Two of our party fell due to no handrails, no fixed shower head & major water runoff down the tub stairs causing dangerous exit. The drains in both bathrooms backed up with 3" disgusting standing water with every shower. When we asked the PM to unclog them, we were told they had a septic tank and there was nothing that could be done. Each family in our party had septic tanks and that was not a true statement. The lines needed to be snaked and/or the septic system needed to be emptied. The towels felt like sandpaper. The bed linens were short and wouldn't tuck in so that every morning we woke up on the mattress. The coffeemaker was the cheapest money could buy and one you wouldn't send with your college student headed to school. There were no trash bags except the ones in the kitchen trashcan. After several days, the trash was overflowing. Would have behooved the owners to have a box of trash bags available. There was minimal toilet paper so we had to go out and purchase it and bar soaps. Our TV was out half the time we were there so we couldn't watch TV and the internet came and went multiple times everyday for long periods. All our complaints were needless in that each of these things would have been easy fixes: install handicap rails in showers, install a hanging fixture for the personal shower sprayer, buy a decent coffeemaker, keep some cleaning supplies under the sink along with dish soap, figure out what's wrong with the TV & internet. The home was a lovely place but these situations were beyond annoying.

Istrian Heaven
We stayed at Villa Lapedia in August / September. Our 2 week stay included our extended family. The villa is immaculately presented and well planned. Every convenience has been considered. Entertainment systems, WIFI, security, climate control, cooking facilities are all 5 star. This spacious house had ample room for our 4 couples. The grounds pool and barbeque area with seperate games room which included pool table PS3 and electronic darts ( which is another accommodation in itself) all added more dimension the stay. The swimming pool and outdoor seating areas were a great place to relax and enjoy the tranquil surroundings. The pool and grounds were maintained during our stay. There was always someone on hand to answer questions or provide provisions. The Villa is set in a peaceful valley a short drive from Motovun Village, with a car we were easily able to explore all the Istrian coastline and national parks, from the villa. The kids enjoyed a day trip to Venice. There was a welcome pack on arrival which we were able to survive the first night without provisions, fresh fruits meats, oil and drinks from the local area. If we had to think of a negative, after a long journey maybe, soap, shampoo and coffee to cover the first night would have been good, but certainly nothing that would effect our 5 star rating of this property which goes above and beyond. This was our first visit to Croatia and the Istrian region. The villa met all of our requirements from the adventurous young adults to the senior members of the family who had no trouble with accessibility. I could not recommend more highly staying with Matjaz, if you are trying to decide on accommodation in this region I doubt you could find anything to surpass this fantastic property in any detail. Thanks Matjaz for your hospitality, it will be a holiday our family will remember forever. All the best for your future endeavors.

Lovely house for a family holiday
This was a lovely house, in a quiet area. The house was clean and well equipped with a lovely pool area. My only negative comment would be that the main house does not have a walk in shower. The only walk in shower is in the games room/ 5th bedroom which is in a separate building.

We have recently returned from a large family holiday at Villa Lapidea - we had an amazing stay! It is a great spot for exploring nearby towns.The pool and BBQ area is fantastic. Wi-fi was good - every now and again it jumped off but very easy to reset the box. Game house with billiard darts and computer games is genial. You are 5 mins drive from Motovun and 30 minutes from Porec and Novigrad. Owner and manager were super helpful with suggestions of what to do, where to go, and where to eat!. Overall, a lovely stay!

A beautiful villa perfect for a family get away
We loved our week here, it's spacious, beautifully decorated and immaculate in every way. We hired a chef from the local agritourism (marijana.tikel@gmail.com) which was fabulous and made our holiday even more relaxing. Note there is a 100Euro cleaning fee to pay at the end (this is noted on the website but we missed this). Would recommend.

Wow, wow, wow
We absolutely love this villa. From the first enquiry to checking out, Matjaz was efficient, friendly, helpful and he made sure we were happy with everything and also took the time to recommend restaurants and places to visit. Just my husband and I stayed here for a week from the 2nd - 9th October 2016 so we had plenty of room! The villa is beautifully decorated with everything you could need, it's a real home from home. It has 4 bedrooms, 2 downstairs and two master bedrooms upstairs, all with wall mounted TV's, plenty of wardrobe space, air conditioning and super comfy bed. We loved the new games room with it's pool table, darts, PS3 and own little bar area and shower room, it's a perfect addition if you are holidaying with or without children. Unfortunately due to the weather, we didn't use the pool as it was too cold but the garden area and outside bbq area are superb. The villa is located in a very quiet area but only a few kilometers from the Fakin Winery which is perfect if you enjoy a glass or 2 of wine and a short drive from the village of Motovun. We have two villa holidays per year and this is, by far, THE best villa we have stayed in. It's very comfortable and well equipped and wouldn't hesitate to highly recommend this villa to anybody. We visited Rovinj, Opatija and even drove through Slovenia to Italy for a day trip to Venice (about a 3 hour drive). Thank you Matjaz and Branco for amazing holiday, we will see you again in the future.

Great villa with a lovely garden and pool in a quiet location
We spent a week in July here with three small kids and had a wonderful time. The villa is very clean, well equipped and has spacious and comfortable rooms. The garden is also large and beautifully kept, as is the pool, and the whole property feels luxurious. We loved eating out in the summer kitchen by the pool. The isolated location means absolute privacy. We loved the idea of playing music outdoors while swimming and eating outside, however the music system didn't work properly. The property is well positioned for exploring the area, but make sure you hire a decent car that can cope with unpaved roads. Motovun, Groznjan, Porec, Novigrad are all easily reached and worth a visit. Overall we had a great stay, the property was exactly what we had imagined from the photos, and would happily return and recommend this villa to friends.
