Our property hosts a comfortable and spacious area inside and out for your relaxing and staycation needs in all the 4 seasons! You will find everything you need for your enjoyment, relaxing, and entertainment needs during your stay. Complimentary coffee station, and a variety of teas for your enjoyment. Sit and get comfortable by the living room and fireplace, or cook yourself a gourmet meal in our modern kitchen that stocks all cooking ware for your cooking needs. We also have a waffle maker and pancake mix for your breakfast hosting needs! **The House:** Consists of 2 bedrooms each with queen-sized beds, 1 full bathroom, Living room with wood fireplace, dining room, modern kitchen with granite countertops, laundry in basement. Bed linens, towels, shampoo/conditioner/body gel, and other amenities included for our guests use. This is the perfect place if you have any occasions in or near the Montague, NJ / Milford, PA; Tri State Area. Whether nearby events, wedding venues, or popular locations; this house is centrally located to many travel and touristic destinations. Whether for a family event, a special occasion, or wedding gathering; If you're traveling with a larger, or multiple groups we can accommodate you with more space in the area by considering our additional houses nearby. There are no indoor cameras. Enjoy seasonal views, abundant wildlife, and the chance to see Bald and Golden Eagles that frequent the property. The property and islands offer unmatched scenery, seasonal beauty, and incredible opportunities to observe birds and wildlife in their natural habitat. The property has a rich history being it is near a large historic island. These islands on the river where the Bennykill Channels stems from are also historic because they are known to have been locations where Native Americans would reside or visit through their spiritual beliefs or because of living in the area areas. **Guest Access:** Guests have access to the whole property, house, and the parking area on the property. Exclusions: Garages, sheds on the property, neighboring houses, and their designated areas. Signs are posted to mark the boundaries of our property. We kindly ask that you stay within the designated property areas and be courteous to neighbors, and other guests in the area, as well as anyone working or using the property. Proximity to Tri-state locations such as City of Port Jervis Metro-North NYC rail line (10 mins), Milford, PA (15 mins), Mountain creek (35 Mins), Legoland (35 mins), and shopping centers, etc. Our spacious home is in our country private property with river frontage, breathtaking views next to Mashipacong Island which can also be seen. This is the perfect place if you have any occasions near the Montague. An abundance of popular venues is available such as the Banquet & Event Center at High Point Golf Club, Riverview Inn and Lightup the Spectrum Inclusion Center to name a few. This home has been thoughtfully updated with a brand-new roof, kitchen, bathrooms, and fresh paint throughout, ensuring a modern and comfortable stay. **Other Details to Note:** **IMPORTANT NOTICE FOR GUESTS:** **NO PARTIES OR LARGE GROUPS ALLOWED:** Parties, unauthorized guests, and extreme noises inside/outside of our houses are STRICTLY PROHIBITED. Unauthorized and unapproved guests will be considered trespassers and will be charged with a $2000 violation fee and will be reported to the police. Exterior camera video footage will be released and made available to the authorities AND public as evidence if noise, unauthorized guests, and/or a party takes place. **GROUP SIZE AND EXTRA GUEST FEE:** Please keep in mind that groups larger than 4 guests will include an extra guest fee of $35/guest per night after 4 guests in the total booking amount. Please be honest with group size, and number of guests as we have exterior property cameras (outside of the house) to protect and surveillance property. **PET FEE AND SERVICE DOGS:** We are one of the few stay locations that accepts house trained pets. There is a 3 pet maximum allowance and it is $30/per pet, per night fee. For Service dogs please be prepared to show proof of your certification to avoid the pet fee. Therapy dogs are not the same as Federal ADA recognized service dogs. Therapy dogs are still subject to approval and fee payment. Thank you. **PET RULES & VIOLATION FEES** For safety and security purposes, unleashed and loose dogs on the property are strictly prohibited due to having neighbors around and our properties not being fully fenced. Guests that do not comply risk their reservations being cancelled with no refund and will be charged a violation fee per the listing agreement. **FIRE PIT USAGE AND FIRE CONTROL:** There is an abundance of sticks, branches and small logs that can be used for firewood for the fire pit/bonfire, or for the fireplace inside the home but it is preferable guests bring their own firewood in case our firewood might not be usable/available. Please be cautious when using any flame starter, and using the fire pit, as well as the fireplace. Please leave all fire turned off by wetting completely with water and making sure before leaving. **POWER OUTAGE DISCLAIMER:** Power outages unfortunately are out of our control. No refunds or reimbursements of any kind will be issued for any guest that experiences a power outage. **DAMAGE DEPOSIT:** We require a $250 security deposit authorization/hold option through the Airbnb-approved secured platform by the name of Truvi. This will be processed as a temporary hold on your credit card (not a charge), and it will be released after your stay, provided there is no damage.
