Wedding Weekend
The house is awesome. Very spacious, allowing our family to stay together. Both the house and cottage decorated nicely and has everything you need and very clean. Plenty of parking. Great communication with the owners. Check in and check out was easy. Our wedding weekend was awesome!

Beautiful home close to the wedding rehearsal and venue and beach.
We had 14 adult family members staying here. We were in town for a wedding at the Newport Beach House. The home was spacious and the cottage and home were very clean, well decorated and had all kitchen items you could possibly need. The hosts were very nice and communication was great. We will definitely stay again if we are in Rhode Island again!

The house was great. It is spacious with different units that allows for multiple kitchens and lots of space between bedrooms and the living rooms. Check in and check out were easy and communication with the host was great. The house is in a good location and the driveway is big for plenty of parking. We enjoyed our stay.

The best hosts ever.
We spent a long weekend here for my sisters bachelorette party. Lauren and Dustin were so nice and responsive! We actually chatted a couple times throughout the weekend because their friends kids wanted the boogie boards that were at the house lol. So cute. The house was clean, tidy, BIG (we took up all 3 units), and Lauren and Dustin made sure we were completely taken care of. Before the trip, they provided a ton of info for us and helped answer my many questions. The location is DOPE. Right across the bridge to Newport and walking distance to the beach and cliff walk. Also, everything a bunch of girls need was walking distance: Liquor store, pizzeria, ice cream shop, clam shack (the best freaking crab legs in the entire world), and best of all….an Italian deli run by Italian guys!! We went to this deli twice a day, every day. We’re Sicilian so this was extra special for us. We had the best time and my sister was so happy, and she’s very hard to please lemme tell ya!

We were up for a wedding. The house fit our needs almost perfectly. It had multiple hangout areas for the groups and everything worked. We didn't need a whole lot, so we didn't take advantage of all the house had to offer, but it made for a great stay. Owners were very accommodating. Nice house.

Excellent wedding weekend!
We had a large group in town for a wedding. The home was perfect for our group and had sleeping arrangements for every couple to have their own room! Walking distance to the Cliff Walk Trail and we walked to Newport, about 1.5-2 miles. Excellent home and very accommodating hosts!

Great stay!
We had our wedding party stay here for the weekend and it was a terrific house and location. Plenty of rooms to space out, and we were able to use the grill the day after for a cookout with the crew. The cottage in the back was also very nice. Some other cottages we’ve been at have had with no AC of really limited AC, but this cottage was nice and cool the whole time. Thanks so much for a great stay!

Great location for vacation
We recently stayed at this property as a family of 14 that share one week of vacation each year. The location is excellent as it’s in walking distance of a nice beach and a few restaurants. The yard is excellent for outdoor games or just relaxing. We did have a few small issues that were immediately taken care of by the owners as they live locally and responded quickly. Overall, the property is nice, though it does need some updating for the price. And while the sleeping areas are good for larger groups, it was hard to all be in one indoor space for eating or socializing due to the setup of the units. However, we did make a lot of use of the decks (and yard as previously mentioned). There are stairs up to the second unit so if you have someone that does not do well with steps, you may want them to stay in the lower unit or cottage out back. Having downtown so close is a plus and is an easy drive or Uber ride away.

BEST HOUSE IN NEWPORT!
If you’re looking for a clean, large, and beautiful house to spend time with a large group of friends...this is the place to be! Walking distance to the beach, great view, and a liquor store & pizzeria right up the road which was super convenient for us. So many bedrooms, multiple kitchens, overall 10/10! Couldn’t have asked for anything better for my sisters bachelorette!

We rented this house for a wedding and stayed with a group of friends. First of all - AMAZING location. Short walk to restaurants, sites and beach. House was great, especially if you are trying to fit a large group. Room configurations were really good and had all of the amenities we needed.

We came to Newport/Middletown with 17 of us and the Briarwood House was perfect!
We loved being close to First Beach, liquor store, shopping, coffee shop, and some restaurants, including the famous Flo's Clam Shack. We had 5 young children and all the different levels accommodated everyone.

Great house for a large group!
Plenty of space, everyone was very comfortable. Easy walk to First Beach and a close drive to downtown and to second beach. Having the additional cottage on the side of the house was super helpful for our group and the pregnant ladies we had with us who wanted more privacy/quiet. Two kitchen/refridgerators made it easy to store a bunch of food for the weekend.

Amazing Location!
We had a blast here! The beach, casual restaurants and more were all within a 5 minute walk. Downtown Newport was just a quick cab or bike ride away. The property provided plenty of space to hang out and chill, both inside and outside. This was exactly what we were looking for in a beach house for a group of people. There is loads of privacy between the units, but within the units some of the doors are a little flimsy or don't close properly. The way our group was arranged it wasn't an issue for us, but if it might be for you, you would just need to plan room assignments ahead of time. We hope to continue coming back to this house in the future!

Great for large groups
It was hard to understand the layout, based on the description and photos, but the property has a 2-family house (with 2 completely separate apartments) as well as a detached cottage in back. As an fyi, the upstairs apartment is recently renovated; the downstairs one has a smaller living area and is less updated. We were in town for a family wedding and rented all 3 together, which worked out perfectly for the different groups in our family. We all had plenty of space to be separate or to hang out together, whichever we wanted. The location could not be better- very short walk to restaurants and the beach, short drive into Newport (for the mansions, shopping etc). Lauren and Dustin were very responsive. A couple of minor quibbles: one of the upstairs bedroom doors would not close and the wifi/ Roku was a little spotty. All in all a great experience and we would rent it again.

Spacious and an ideal location
This rental was all we were hoping for and more. The location is fantastic. Easy walk to beach, restaurants, coffee shop, convenience store, etc. and just a short ride into downtown Newport. We had 5 couples and 4 kids and never felt the least bit cramped. The layout of the house is great and very conducive to multiple families traveling with children.

I was here for a wedding with a group of 15. Everything about the house was great. There was plenty of room for everyone. We were walking distance to the beach and a short Uber ride from downtown and the wedding venue. Lauren was more than helpful about letting us get into the house early so we could get ready for the rehearsal dinner. I appreciate the hospitality and would definitely rent this property again.

Ideal Space Perfect Beach home for big family (or families!)
Lauren was amazing. She was incredible helpful and fast. She answered all questions - and was available if needs be. The property was perfect for our wedding. The groom (me) and bride's big families with big personalities fit very comfortably in this big house with multiple rooms. If you are getting married in the Newport Beach House the location literally could not be better. We looked for months for the right spot and are over the moon about the result!

Fantastic House in a Fantastic Location
The Briarwood house is the ideal Newport Beach house for large groups. I recently stayed there for a 15 person bachelorette party. The house looks as described in the photos with a great wrap around deck and upper deck for sunsets in the evening. The beach is a short 5 minute walk, and the liquor store and coffee shop for breakfast are even closer! Parking for 6 cars was great since we had guests arriving at different times and driving from many different areas. All of the beds and linens were clean and comfortable. The owner, Lauren, graciously provided us with several recommendations for dinner, bars, and daytime activities. I would definitely stay there again! You will not be disappointed!
