Sunny 5 bedroom with seasonal water views on the Newport line. Situated on a large, tree-lined property on a quiet cul-de-sac off of Green End Pond. Walk or easy bike ride to Downtown Newport (\~1 mile) and 1st Beach and Cliff Walk (\~1.5 miles). Quick walk to Cottrell Field tennis courts and playground. Three levels of living area provide plenty of space for large/multiple families. Top floor includes master suite with king bed, bath and private balcony, a second bedroom with twin trundle beds, and a peaceful sitting area overlooking the lower level. Two more bedrooms (one w/ queen, one w/ twins) and a bath are located on the ground floor. The finished lower level includes a TV room with a sleeper sofa plus another bedroom with a king bed. A deck is located off the dining room, which overlooks a fenced-in patio area with gas grill and outdoor dining table, affording privacy for summer BBQs. A solarium off the living room offers additional space for relaxation. In the evening, enjoy watching movies from our huge DVD collection (Over 400 movies, including more than 100 family/kid’s titles! We love movies!!) on one of the two large-screen televisions (60" and a 55"). We also have a closet full of board games, a ping pong table, and a library of great beach books for your reading pleasure. House is equipped with central air, laundry, gas grill, high-speed internet, and cable television. We also have a pack 'n play and a high chair. Everything was either a short drive or a 30- minutes- ish walk. As other reviews have mentioned, Ryan is a super- accessible and responsive host. The master bedroom was probably the nicest we have stayed in ( and we have rented a lot of vacation homes) and the beds In all of the bedrooms were ridiculously comfy. We were able to relax with family from across the country and do some sightseeing as well. The house is very comfortable with a convenient layout that made it easy to carry on conversations whether you were in the kitchen or the dining room or living room. The hosts were great. This was an family vacation with our adult children with some extended family and friends joining us. We could tell that the house has undergone some refreshing and updates and looked like they will be continuing to do so. So we weren't bothered by the minor things that needed replacement, etc. They use a cleaning service, so the place was clean. The kitchen and master bath we could tell was recently renovated/updated. The kitchen fully stocked with pots/pans, dishware, etc. We were so happy they had beach chairs they allowed us to use, which was great! We drove everywhere or used UBER as the area was easy to navigate around and found shortcuts to avoid the busy streets. Although you could walk to downtown Newport, it seemed to us, a little farther than worth the time and inconvenient to do. There are a lot of choices of things to do in the local area. The owners were attentive and checked in periodically to make sure things were fine. The common space was airy and bright with some skylights. And the sitting room (solarium) would be a great separate space to sit during the cooler months, but was too hot during our stay to use. All the beds were comfortable, but there was no air conditioning in the upstairs twin room or basement, fortunately the window opened in the twin room which allowed for a nice breeze which was sufficient for our guest to sleep at night.The week we were there was a hot one! The lower floor (basement) had no window in the bedroom (King) or living space, the only reason I mention that is that one of our guests refused to stay down there due to this. But, the guest who did, was fine.There were humidifiers down there that emitted heat which we adjusted periodically to keep the humidity down, but also keep the area cool. We suggested to the owners to put a reading light in there and in some of the other bedrooms. Also, because of the open living space, reading chairs in one or more bedrooms would have been appreciated, but we managed. We couldn't decide whether to rate this home 4 or 5 stars, due to minor inconveniences. Overall, we really don't have any complaints, we were really happy with our stay. ##### Terence M. We travelled with our large extended family, and I felt that it was very comfortable for everyone. Everyone had a bed to sleep in and did not require to sleep on a couch. I also travelled with my two young children (2 y/o and 5 months). The home had pack and plays, high chair, and baby gates for us to use, which was amazing (let’s be honest, the less baby gear to lug around the better!) ! We had 9 people in our group and never felt cramped. This property would also work well with young children. Plenty to do at the house - ping pong table, videos, games, books and a nice yard. Property is in a quiet residential neighborhood - very nice. As stated in listing this house is about a mile from First beach. We drove our things down in the morning and for us it was close enough to walk to/from as desired. Unless you are a real trouper or beach lightly it would be difficult to walk with your beach things to/from. Thames street/Bowen warf is about 1.5 miles. We did some walking there but is was easy to drive and find parking through the week. So much to do in the Newport/Middletown area. Great property, great location, great vacation!! ##### Heather V.
