I have rated the overall quite low as the air conditioning couldn’t be adjusted and there were absolutely NO towels in the unit at all. I had to take off a pillowcase and use this after a shower.

This property was perfect for our girls night away with teenage kids, tram was right out the front and Federation Square across the road. Shopping and food within walking distance, everything close by. The apartment was very comfortable with 2 rooms and two bathrooms. Very comfortable beds and everything that we needed. The apartment could do with a coat of paint but that is only a minor thing. Excellent communication and instructions to access. We were travelling by train so we’re able to store our luggage. We will definitely stay again.

This hotel has a bar underneath which is very noisy until 3am. Noise echoes up from the lane way and through the paper thin glass. Don’t choose this hotel if you want to actually sleep in your room. Paid for ‘superior room’ but got inferior and we were refused a room swap due to the apartments being fully booked. My advice - if you don’t like nightclubs but you want to sleep, do not risk staying here.

This property isn’t a hotel, it feels as though we were in someone else’s apartment! The bathroom ceilings are mouldy and walls not clean at all; blinds in master bedroom also mouldy and strange stickers all over the ceiling. Extra blanket in 2nd bedroom was pilly and looked nasty. Very basic amenities and only 1 key which meant having to schedule being at the property to meet each other both days which was inconvenient.

Location is the best part. It was a small room, only just clean enough and the building smells. Our unit overlooked the ACDC laneway. The name says it all. Very loud until 2-3am every night. Overpriced overall. Wouldn't stay there again.

Unfortunately we are located right in the centre of all the happenings and bustling Melbourne city which never sleeps and is subject to noise. We would have loved to allocated you quieter part of the building if known prior to your arrival or during your stay when I met you. Prices are usually higher during Australian Open due to the location we have got close to Melbourne Park and is same with any other property. Thank you again for your feedback!

Worst & most expensive rental we have had
The good part of this stay was that the location was very convenient but it was marred by the Rose Garden night club at the base of the buildng which was still operational at 6.00am in weekends. Noise was caused by many drunken people in the access road behind the apartment and the crash of glass. Other nights were noisy but not as late. Description was poor of the place. The balcony had the airconditioning unit and 1 person could stand on it - hardly an amenity. The dining area was a corner where there was a table for 2 squeezed in by the couch. The bedroom had no airconditioning or window and the sliding door could not be closed to cut the door. The microwave glass was a replacement and would not turn. The gas hob had 4 elements but there was only 1 pot without a lid and no frypan. The weekly housekeeping did not happen in the 9 days we were there.There were no written instructions for any electrical equipment and when I downloaded the instructions I found that people had been putting soap into the conditioner slot and our washing was covered in soap and black fluff as the washing machine had not been cleaned. Could not use the dishwasher without instructions. The person we dealt with was difficult to understand and in a great hurry to leave when we arrived.. We have photos. Worst place we have stayed for price in world wide travels.

We are pleased that you have found our location convenient, unfortunately location does also leave us in the middle of the city that never truly sleeps. I can confirm that Rose Garden hotel closes at 12am as they do not have permit to operate after 12am and you can see their operating hours on google. I do apologise that you have found balcony very small. Its 2.2sqm area as displayed on the pictures. We have checked that, we do have pans and pots enough for 2 guests and more can be supplied upon request if required. We do have split aircon in the living room and small wall mounted heating in the bedroom. If you run aircon in the living room is enough to cool down entire apartment. All the appliances are fairly straightforward to operate and we have also left manuals folder on TV cabinet. I am extremely sorry that your stay wasn't as enjoyable as expected. We would have loved an opportunity during your stay to fix any issues you have had. We had a staff member came to help you with your bags upon arrival, took you to the apartment and showed all the facilities and left number to contact for any questions or issues. We usually try and respect our guests privacy hence do not take too much of your time and usually our guest appreciate express check in and we are contactable 24/7 if required. We hope you will give us another chance and we look forward to welcoming you.
