However, it is located inside the community of Massanutten and minutes from skiing, snow and grass tubing, ice skating, two golf courses, indoor/outdoor water park, mountain biking, ziplining, putt-putt, go-karts, tennis, swimming, fishing, parks and more! You’ll also have access to 30 miles of hiking trails. The pool is a community pool for the private homes in Massanutten. It is available for use by our guests from Memorial Day through Labor Day for $6/person/day (subject to change). MPOA Pool availability is subject to, and at the discretion of the Massanutten Property Owner Association. Tennis courts are also located by the pool. Most Resort activities are available to our guests for an additional fee and should be booked online before your arrival, through TripForth's Ticket Link. \*\*Please note some activities may sell out in advance, especially on holidays and weekends. We cannot guarantee access to the amenities and amenity closure/availability is not a refundable cancellation reason.\*\* \*There is an inactive Ring security system with disconnected cameras on the exterior. While there is a physical camera it is not filming or recording. This home is part of the Massanutten Property Owners Association (MPOA) and is governed by its rules and regulations as well as federal and state laws and ordinances. This is a residential community - please respect the community and the neighbors and know your nearby neighbors may be full time residents. \*Please review the HOA Rules below and in your rental contract. Quiet hours are from 10 pm to 8 am during which time the noise from the house shall not unreasonably disturb adjacent neighbors. No excessive noise at any time, as judged by MPOA or its assigned agents. This home has designated parking (a driveway). All tires must be off the roadway if parked on the road. Do not block fire hydrants. Do not park in front of another property. There is an overflow parking area if needed, located at 4007 Peak Drive, Massanutten. Buses, campers, and RV’s may not be parked at houses or along neighborhood roads. Parking rules violators may be subject to having their vehicles towed. No open fires permitted in Massanutten. This is a high wildfire risk area! Fires are strictly prohibited at this property except in the designated fire pit provided. A spark screen must be used at all times and the fire may NEVER be left unattended. Fire pit may not be used during quiet hours of 10pm to 8am. Firepits and grills may be restricted during local emergency conditions. No illegal substances are permitted at the home and open containers of alcohol are prohibited on any road or common area. No smoking inside the house. Smoking in the house will incur a $750 fine. Smoking is allowed outside of the house, but all butts are to be cleaned up and safely removed. Pre-approved dogs are required to be on a leash when outside. You must clean up after your pets. \*\*\*Pre-Approved Dogs are allowed for a $100 per-dog fee (plus tax), maximum of 2 dogs. All Trash must be taken to the dumpsters located at 4007 Peak Drive, Massanutten, at check out. A minimum fee of $75 will be assessed if trash is not removed. Trash may not be left outside the home as it will attract wildlife which could endanger you and damage the property. Trash should be removed regularly. \*This home is located in the woods. You will likely see insects (including some that fly) and arachnids. Please be aware they may come inside when doors are opened, especially when lights are on inside. \*Please note that package delivery is not available at Massanutten homes. \*Minimum age to book is 25. Note: This home is in the mountains and is subject to seasonal weather and other natural changes. It is likely this home may occasionally experience insects, arachnids, and other wildlife. Preventative treatments are performed regularly, and guests can help reduce encounters by keeping food sealed and minimize light exposure at night. As this is part of the natural setting, refunds or moves are not offered for such occurrences.
