Riverside is a unique riverside holiday home with a large hot tub, arranged across a characterful main house and an adjoining self-contained annexe, connected internally while also offering independent access. This flexible layout makes it ideal for extended families, two families holidaying together, or groups who want to spend time together while still enjoying their own space. The property sleeps up to 10 guests, is family and dog friendly, and benefits from secure off-street parking for three cars.
Set directly on the banks of the River Derwent in Darley Bridge, on the edge of the Peak District National Park, the house enjoys a peaceful waterside setting while remaining just a short drive from Matlock and Matlock Bath. One of the standout features of the property is the large hot tub, positioned in a sheltered courtyard with direct access to the riverside — perfect for relaxing while listening to the river flow past.
The property sits on its own private stretch of the River Derwent, with approximately 50 metres of fishing rights up to the bridge. A rod licence is required, and species commonly found include trout, grayling, chub and roach. Fishing beyond the bridge is also available via a local angling club. Guests can also launch a canoe or kayak directly from the riverbank for a gentle cruise downstream towards Matlock, or simply relax on the decking and watch the water go by.
The accommodation is arranged as one single holiday home, comprising a three-bedroom historic main house (Riverside) and an adjoining two-bedroom modern annexe (Riverside Cottage). Both parts have been refurbished to a high standard and are connected internally, making the property particularly well suited to multi-generation families or two families sharing one booking.
Riverside Cottage can be accessed independently via a stable-style door or internally from the main house. On the ground floor is a bright and sociable open-plan kitchen, dining and living space with floor-to-ceiling windows and French doors opening directly onto the river. This space includes a gas fire, a large Smart TV with Sky Q, and a fully equipped kitchen with modern appliances including fridge, freezer, oven, hob and washer/dryer. French doors lead onto a private decking area with outdoor seating, as well as access to the lawn, river-level decking and pontoon. A ground-floor WC is located near the internal corridor.
Upstairs in Riverside Cottage, the master bedroom features a super-king bed, Smart TV with Sky Q, and river views. The second bedroom offers twin beds which can be made into a super-king, with dual-aspect river views and a Smart TV with Sky Q. A family bathroom includes a shower over the bath and vanity unit. A travel cot and highchair are available on request.
The main house, Riverside, dates back in part to the 1800s and retains its character while offering modern comfort throughout. On the ground floor, a welcoming entrance hall leads to a comfortable living room with sofas, gas fire and a large Smart TV with Sky Q. There is a spacious dining area flowing into a large open-plan kitchen with underfloor heating, modern appliances, breakfast bar seating and a WC. From the kitchen, doors open directly onto the sheltered courtyard with the large hot tub and seating area, as well as access to the riverside lawn, decking and pontoon. An internal door connects through to Riverside Cottage.
Upstairs in Riverside, there is a super-king bedroom with en-suite WC and dual-aspect river views, a bunk bedroom sleeping two guests which is ideal for children or young adults, and a king-size bedroom with dual-aspect river views. A large family bathroom includes a freestanding bath, separate shower, vanity unit and underfloor heating.
Outside, guests can enjoy private lawned riverside areas, decking and pontoon seating right by the water. The property includes secure off-street parking for three cars, gas central heating, bed linen, towels and Wi-Fi. The house is dog friendly and strictly no smoking.

The two properties were ideal for our family of 9 and a dog! Plenty of space, well stocked, everything you need. Very comfortable. Pubs and walks nearby too.

We really enjoyed our stay in these combined cottages which have been refurbished to a high standard. The setting beside the river is lovely - saw kingfishers and herons.
Beds v comfortable, bathrooms good. Worth mentioning that all bedrooms are up stairs, but our party, whch included 2 with walking difficulties managed fine. We are very likely to come back
We stayed at this wonderful house in May 2024 to celebrate my mum's 80th birthday. As a party of 8, we had both properties and everything was immaculate and so well thought out, even the provisions for our dog.
The area is beautiful and I would recommend this to anyone to wants some peaceful away time to relax and chill.

Great house for multi generational group. First rate modern furnishings and equipment. Managed to walk directly from the house both days we were there in beautiful scenery. Only negative is it’s beside a busy junction and haulage business which can be quite noisy.
Children loved the river setting and kayaking.

Road quite busy, but disturbed our sleep very little. So many positives about the house and area outweighed the road noise.
What a lovely cottage. Very well furnished and equipped, in a lovely location. The cottage is even nicer than the photos suggest. However, if you ha e young children ( our grandchildren are ages 8, 5, 4 and 3), the neighbour is likely to complain. We received a message from the owner, with a complaint about the children running around and being noisy. Isn't that what children do when they are excited to be on holiday? The cottage does have floorboards which are quite noisy, but to expect them to walk around quietly is not feasible. On booking we didn't realise it was a semi detached property. We were threatened with an early check out and were advised that the cottage had plenty of games to play with. It's such a shame as it somewhat spoilt our experience.
Both sides of the house were very well maintained and the location on the river made for a very lovely setting.
House utensils and furnishings were very well-equipped.
Only complaint - being from Southern Africa we do enjoy cooking outside. We found that the outside and particularly the BBQ equipment could have been better maintained. We found the 2 x Webers to be very dirty and the outside area not well-maintained. This may have been due to the time of year and the recent bad weather but we feel more should have been done.
All in all, a very enjoyable visit and would recommend to others.
What a fantastic find this property was. We had a wonderful stay with family and were well catered for in every aspect. The property has everything needed for a really enjoyable stay, from toiletries and kitchen appliances, to entertainment options like TVs in every room and a lovely hot tub! We rented both properties and it worked excellently for us as there was a big communal area for our three families to congregate, but plenty of space to escape and chill out in another room.
An excellent location, with everything you need right on your doorstep, the house as so well equipped, modern and clean - everything we hoped for and more. The dog loved watching the river as well.
This house was perfect for our college friends' reunion. The location is wonderful, overlooking the river, with numerous outdoor spaces. There is a lovely walk that starts right opposite the house. The house was super clean, well-equipped, and very spacious. Dan ensured the home had almost everything anyone could need, and everything was in great working condition. We could not have asked for a better place.
A beautiful house with very thoughtful touches, we didn’t need anything other than food. Our children loved the location and we enjoyed the relaxing sounds of the river. Would come again!
