This is our 2nd time at this property and we loved it again. The location is great. The property was super clean and inviting. Everything we needed to enjoy our stay. Just excellent across the board.

Perfect family spot for my wife and I with our two young children. Cottage was great, location/beach were perfect, and the marketplace cafe took care of most nightly meals with live music for the kids and drinks for the adults. Highly recommend staying at this house.
New Seabury is one of my favorite places on earth. The cottage and its short walk to the beach coupled with the kids programs at the community center and all the great seafood made a perfect week.
This is our second time at this property. It is as described. Beautifully updated. Location could not be better!! One street away from where my grandparents used to live. Such great memories!
You can't beat the location. It's small but cozy and nice outdoor spaces. Outdoor shower is great. Beds are soft for our backs, but overall a great place. You need to walk through one bedroom to get to the next, but you can walk around the house if kids are napping.
This house was perfect for my Family, my wife, my self, and 2 kids under 8. We were a few houses from the beach, central air conditioning, washer & dryer, grill, outdoor shower. I can not say enough good things about this property. 5/5 Stars.
This was our second year at the cottage and we had a great time! Last year we had 3 adults, this year we had 4 and still a great time. We love coming after labor day when everything quiets down! The beach is so close and we enjoyed coming and going through out the day. The kitchen was well stocked with everything we needed after hitting up some local fish markets. The property is managed by the nicest couple who lives nearby and are super responsive if you need any help through the stay. Can't wait for next year!
This was the perfect beach cottage for my family of 3 adults. The private beach was clean and quiet, even on Labor Day weekend. The neighborhood is quiet as well, with a great mix of locals and visitors, with not a cheesy tourist attractions in sight. The cottage had been recently remodeled and it turned out amazing! The kitchen had plenty of cookware and space for our groceries. There was still enough privacy even in such tight quarters, and the second bath was a huge bonus. I can't wait to come back!
This comfy cottage is a true gem in a super friendly neighborhood with limited rentals. Steps to the private beach and easy access to everything you need! You're certain to meet the neighbors and get to a hear a story or two. We had a wonderful stay, and would certainly come back. Our only suggestion for owner is to add a recycling bin. We didn't feel comfortable disposing plastics and papers in the trash, as suggested, so we had to collect and dispose recyclables on our own.
After years of going to the Caribbean and Florida beaches, we finally decided to try out the Cape Cod experience during the week of July 4th. Paul's remodeled and cozy beach cottage, situated in serene and private Poppenesset, was exactly what we were looking for. We enjoyed being a part of the community and having the private beach so safe and accessible for our young children. Everyone in the community was so friendly and welcoming.
The home was well maintained, with all the modern conveniences, including AC, high-speed WiFi, a fully equipped kitchen, washing machines, and plenty of space for a family of four. While at the beach, it was great to have the cottage so nearby.
We are also explorers who, after the beach, drove all along the Cape. From Mashpee, we visited Falmouth, Hyannis, Chatham Wellfleet, and other beautiful towns. After a day at the beach and exploring, it was always nice to come home to such a comfortable and safe cottage. We loved the 4th of July fireworks along the beach.
We thank you, Paul, for your hospitality and attentiveness. We highly recommend this beautiful and cozy beach cottage for those who want to disconnect from the modern world and live the beach life for a week or more.
Realtor Paul Thurston is great at communicating with guests. The location is great, steps from the beach in a place easy to get to from Boston avoiding the traffic further along the Cape. The house is small but works well.
A few things to be aware of:
1. If you're planning on cooking a lot, there is no dishwasher. Not really a complaint, just an FYI.
2. There is a new house being built across the street. Construction starts at 8 am and is noisy all day. Can't hear it from the beach, however!
3. Though guests do NOT need a beach pass (a 'flag'), there is a woman living in a house on the beach who likes to 'monitor' who is on the beach. When she's out on her balcony, minutes later a security person comes to verify who you are. Again, just a little annoying and not anything owner or Realtor are in a position to fix.

We loved our stay, so close to the beach and the house was clean and had every amenity you could think of.
The outdoor shower was great.
My only problem with the house was the master bed was so small (full bed would suggest a queen)
Overall a great place !
This home gave our little family of four a much-needed opportunity to reconnect. Although tiny, the home fit us well (two adults and two children under six) and encouraged lots of time together. We were able to enjoy cooking two meals at home without any trouble (well-stocked kitchen items). Walking to the beach was about as easy as it can get, and the neighbors were so friendly and kind to us and our kids. My eldest daughter absolutely loved the bunk beds! And I was very grateful for how clean the home was. Thank you for hosting us and allowing us to spend this special time together.
This was a very well set up petite property that was very comfortable for a family group despite its small size. We loved its location near the Spit beach and the Wilson's Grove beach that was easily accessible for my elderly mother...
Don't let the size fool you! Although tiny, this house has the best location that you can ask for. Just a few short steps to the beach, you can go back and forth easily for lunch, snacks, or any items left behind. Beautifully renovated with all the comforts of home. Parking is a tight squeeze for sure (we had two vehicles and they just fit). Listing states that three small cars could fit, but I am not sure what cars those would be. We were sad to leave, but were able to have one last walk on the beach since it is practically right outside the door!
Our family had an amazing time at this cute cottage steps from the beach! This house is perfect for small families and has everything you need to have a great vacation! The house is located on a private road in a private community and beach access is only for road residents so you're guaranteed a quiet beach day every day. The beaches in the area are mostly behind the Vinyard, so there aren't huge waves and the beaches are more rocky sand than soft sand so you'll want to keep that in mind if you have older kids that want to boogie board. You can make sandcastles but they're not as sturdy. It's also a great area for kayaking and paddle boarding. The water was also so warm we were able to be in every day sun or clouds!
