Renter Beware!!!!!
My husband and I rented this property for a summer get away. We were excited to spend a week on the Cape in the beautiful Mausop Village. We had rented another property here before and had a great experience until now. Upon arrival we were disappointed to find the condo dirty and grimey. The condo was not dusted, floors were not vacuumed there was dirt and grime on the tables,banisters,doors,celiling fans, baseboards and floors. The curtains were stained and moldy and there was dried up urine on the base of the toilets. I also found a medication on the bedspread, and after some research found that it was someone’s herpes medication! The host claims in her description that the property has air conditioning. What we got was a bunch of floor fans and a portable air conditioner that was useless, because the flexible hose was severely damaged. The hose was clearly duct taped back together by a previous renter or cleaner. We contacted the owner to let her know about it, and she said she didn’t know of the damage and would order a new hose immediately. Days went by, we were without air conditioning for 31/2 days and had to use the duct tape that was left on top of the refrigerator( how convenient!) to tape the hose back together and try to use it. The owner never followed up with us about it. I find that unacceptable, as the heat and humidity in the condo was unbearable making our stay even more uncomfortable.

Great location. Awesome spot for a group (MANY units) One of the bartenders at Raw Bar was kind of rude but AWESOME lobster roll! We'd definitely return!

VERY RELAXING
Very quiet community. Beach was wonderful. Long stairs going down but we persevered. Not in any pictures or description. Comfortable beds which is very important. Everything we needed but could use some new coffee machines. Overall good experience and owner easily contacted.

Great location, clean house, walking distance to Marketplace where we enjoyed Monster lobster rolls with no or min mayo. Weather could be better, but this is the only issue we had.

Comfortable Convenient Beach Cottage
Our stay was wonderful, and we enjoyed perfect summer beach weather. Condo-style cottages. Main floor was flanked on either end with a patio w/table & 4 chairs. Open floor plan with soothing cross-breeze, fully-applianced eat-in kitchen (w/table for 4), 1/2 bath & living room w/seating for 4, TV w/xfinity service & several apps. Cape Cod beach/ocean theme throughout. Upstairs a stacked washer/dryer were smartly hidden and a full bath split 2 dormered BRs. 1 BR had a queen bed & the other had 2 twin beds, the wi-fi/internet router, and a 'portable' A/C unit that was able to keep the air cool but more importantly was effective in mitigating the oceanside humidity to allow for comfortable sleeping. A floor stand fan was available to share the cool air between bedrooms. Clothing storage was very limited. Each bedroom had an adjoining balcony but the balcony was inaccessible from the room with the AC because the exhaust ductwork was secured through the sliding door. The walk to the beach was very convenient (less than 300 steps from door to sand), but be prepared to navigate a solid staircase down the bluff w/ seating at the top and halfway down for those who might need a rest. The private beach was clean w/plenty of open sand & late July water was upper 70's. Market Square was a 1 mile walk/2min drive and offered great seafood, coffee/bakery, ice cream, pizza, candy, groceries, clothing/gifts & live music. Popponesset Inn also nearby offers upscale waterfront dining.

Lovely location
We enjoyed our stay. The house was lovely with everything we needed. We loved the location and the close proxsimity to the beach. The house was clean. The AC unit is broken and on the one hot night we could not use it due to the tube being broken. I wish the listing told us it is a town home not a complete house. Neighbors are very close.

wonderful beach house get away
We thoroughly enjoyed our stay, with the best part being drinking our coffee out on the balcony overlooking the ocean. The warm breeze and beautiful scenery were so uplifting. The beach house was decorated lovely. We will be back.

Relaxing Time???
This getaway was supposed to be a relaxing time for our 35th wedding anniversary/birthday. From 2 hrs in and for next 2 days, we were unable to relax because there was an issue of a sensor noise which at first we did not know how to stop. The host did respond quickly to our call but was unable to help because not in the area and unable to come to deal with issue. Due to this, we dealt with repairmen (alarm co and plumber) and piercing noise for 2 days before it was resolved and did not hear from host after 1st day. Because of this and bad weather the whole time we ended up leaving a day early just to be done with the stress and anxiety of the whole situation. Relaxing - NO! To be fair the host did refund us for 1 night. The location was beautiful...too bad we couldn't enjoy it more.

Great location
Property is in a great location. Morning coffee on patio overlooking the ocean. The unit was clean but could use some updates. Bed was very comfortable. Really enjoyed Maushop Village...and short walk to Marketplace. I think this unit is priced a bit less expensive than others which was great..and appreciated. But I probably would have been ok paying a little more for a more updated unit. Overall though, a great stay!

The condo was much smaller than it appeared in pictures. The dining room was really an eat in kitchen, which was also part of one room that included the living room. The air conditioning was portable and we were told it could go between the two bedrooms, however, only one bedroom had a vent. The shower was clogged and a handyman came twice but it was not fixed. When one person took a shower we had to wait 30+ minutes for the tub to drain. Lighting was very bad throughout the house. The private beach was very nice if you wanted to just sit in the sun. However, the rocks (small boulders) you had to cross over once you got into the water made it so our 4 and 7 year-olds were not able to play at the water's edge. Finally, the parking space for the condo was a distance from the house and three sets of three stairs to go down. It made it very difficult to unload the car for a week's stay (including groceries). The manager of the property was very responsive (returned calls immediately), however, she didn't get anything fixed.

Enjoyed our stay!
The cottage was charming and the location was perfect. We walked to the beach every day, brought the flag with us and had no problems. The beach is beautiful. We also walked to the marketplace a few times to grab lunch and dinner. Food was good and there was live music in the evenings. There's also an ice cream and a candy shop for the kids. We also ate dinner at the Inn one night and it was very good. Enjoyed the view from the patio too. The unit looked exactly like the pictures.

Perfect location but a bit "tired" inside.
The owner claimed we did not need a beach flag which was not the case on our final day (Saturday). Fortunately, the beach patrol person let us stay on the beach because it was 4:00 (we had attended a wedding that day) but said if we had been there earlier she would have asked us to leave.

New Seabury changed the procedure this year and the beach flag had to picked up at the HOA company’s office , forty five minutes away. In the past they delivered the beach flag. The time for checking flags always started on July 4th weekend, The week of June 20th when the tenant was at the unit was never a week to check flags. Unfortunately they started checking on her very last rental day. We did have it for the next rental which was the the day after her departure. So no worries unit has a beach flag. Glad tenant got to enjoy the beach on her last day. I guess it wasn’t an issue prior to that.

Definitely a rental property
The unit was nice and it was clean. The views were wonderful! I say it is definitely a rental property is because the dishes, utensils and pots and pans are older and not the nicest. There was a cover on the sofa that didn't fit properly but it was fine. The grill was filthy, but we were only there for a short time and weren't planning on cooking.

Do Not Rent This Place
This condo was in a lovely vacation village but it was filthy. I booked for 2 weeks and could only stay for a week because it was so dirty. I have supplied pictures to VRBO. But here is a rundown of the condition of the condo. 1) Broken knob on the kitchen cabinet 2) Dirty and rusty outdoor grill 3) Dusty ceiling fans in upstairs bedroom 4) Fans caked with dust in upstairs bedroom closet. Not usable. 5) Range hood was stained and dirty. 6) Worn and dirty cupboard in dining area. 7) Worn and dirty newel post 8) Worn and Dirty furniture in living area. 9) Dirty grout in upstairs bathroom 10) Worn trash can in downstairs powder room 11)Yellow ring in sink in downstairs powder room 12) Sheets were very worn out 13) Rusty tablecloth on patio table 14)Air conditioning unit fell out of its place and was unusable 15)When I stripped the bed at the time I was packing up to leave, the mattress pad was filthy. I had trouble believing I had ever slept on it. I spoke to Joyce about it after I had been there a few days and she berated me for not telling her sooner as she said she would have the cleaning people back. But she also said she had been there in the morning and the cleaning people had done their job. The place needs to be totally refreshed and cleaned from top to bottom. Maushop is a place I have owned in the past and I love it there but not this place! I wish I had read some of the earlier reviews...I would not have rented it. The pictures on VRBO do not tell the whole story. They are pictures of an earlier time for much of this condo.

Location was ideal for beach access. Our teenagers were able to walk to the Marketplace and find things to keep them busy and happy during the week. Owner was flexible with our scheduling needs, responded to emails.

Extremely negative experience.
I wish I had heeded the many negative reviews and, perhaps more importantly, the host’s responses to those reviews which shift blame to the guests and discount, disregard and contradict the guests’ experience. In keeping with this pattern, I anticipate the host responding the same way to my review even though I sent her pictures that I took the first day of my stay that show the issues described below. With some work the house could be very nice: Maushop Village is so pretty, the beach is beautiful and the views from the property are just gorgeous. Another positive was the host’s daughter who was lovely, but I only had a short interaction with her. As many other guests reported, the state of the property left much to be desired and was concerning, particularly in the days of COVID, and the claim of an “enhanced clean” was not accurate. I arrived to find garbage strewn around the front patio (which is in disrepair in contrast to the beautifully-kept neighboring houses) including an old sock crusted into the ground, cans, food containers, etc. There were black hairs on and around the upstairs bathroom sink and bathroom shelves and in the kitchen there were crumbs and food particles all over the counters. There was dust and grime throughout the property. The soft and hard furnishings were stained as were the curtains that cover the 4 sets of sliding glass doors. The brick on the back patio was crumbling and falling apart and the outside furniture was rusted. The beach chairs were broken and stained as were the cushions for the outside furniture. The stove did not work properly (the host will likely respond by saying it is new which she mentioned frequently, but it still didn't work properly) and the cookware was warped, rusted and unusable. The toaster was crusted with old food. The host responded promptly to try to address several additional issues, including ants swarming the kitchen which she says happens every year and is a cape cod thing which I completely understand. I really appreciated those efforts. And she was also considerate in letting me know the vaccination status of the person she asked to go to the property to assess the ant situation - and he was great and helpful and very sympathetic. But I nonetheless found her to be difficult to communicate with - she was even hostile, accusatory and unreasonable at times.

New Seabury Cottage
The property was not as nice as the description.... a small investment by the owner could really help as eye sore details brought down the experience. The nicest part of the Cottage was the outdoor court yard where we had morning coffee and evening wine, but it was weeded over, rusty furniture, and broken brick flooring... Master sink completely clogged up, needs a new master TV, so little touches would help. The community of Maushop Village was very nice New Seabury very nice... would stay in the community again, but not in this cottage, actually left a day early with no refund.

I am happy to say that they were very helpful. since you left the bricks on the patio have been fixed , new furniture added to the patio, and two new bedroom televisions along with a refreshening of new towels. We didn't realize sink was clogged till next renter came in, and that too has been fixed. I do thank you for your observations to help me made the unit more desirable and comfortable for my renters.

Unfortunately, the house was filthy. The kitchen not well equipped. We had to go out to buy some basics- corkscrew, baking sheet, foil, trash bags, etc. the stove was so dirty a burner actually caught fire when we turned it on. We had planned to use the outdoor grill (advertised as Webber but was an off brand) but only one burner worked so we couldn’t cook on it. It was nice to have a washer/dryer to wash towels and bathing suits. The home has great potential but definitely needs some TLC

We really enjoyed staying in Maushop Village. The location of the property is wonderful - just a quick walk to the beach. Our only complaint is the cleanliness of the property. The furniture needs to be dusted and the floors had a lot of sand on them from the precious occupants. Otherwise, we had a wonderful stay!

Amazing location, place needs some TLC
Location is spectacular! Steps from a great private beach with soft sand and nice water. Some days are calm and clear others are wavy and great for boogie boarding. Lots of sea life- saw horseshoe carbs, shore carbs, jelly fish, fish, birds, etc. Charming little community, impeccably maintained. Good food nearby. Great amenities in the unit as well: ocean view balcony off the master, gas grill, sat TV... Only complaint is the place was pretty dirty when we arrived. Spent a good couple hours cleaning. In the age of Covid this was a stressful beginning to our vacation. Vacuum was fairly ineffective and swiffer mop was broken. Furniture and fridge need a serious deep clean. No towels were left out. Communications with host were not always answered promptly.

Glad you enjoyed the unit and location. Your comments were sent to cleaning people. I can assure you unit was thoroughly cleaned and sanitized before your arrival. You found towels in closets. Due to Covid we wash and leave for renter to handle. As for communication this is a disappointing comment as looking at my emails I communicated with you several times during your reservation and rental and tried answering all your questions. I even allowed you to use the beach pass on the day of your checkout as you requested. But I do appreciate knowing your. observations.

Short walk to the beach
We stayed in this cottage for 2 nights with our two kids (3 and 6) and this was perfect for us. This townhouse is located in a great community very quite, family friendly and a very short walk to the private beach. You have views from the water from the front porch and balcony. It would have been great if there were usable chairs in the upstairs balcony. The kitchen has older appliances and living room furniture is showing its age. But everything was in working order and a plus for the AC upstairs and all the fans around the house. We would love to come back later this summer but it is all booked.

Beds very comfortable. Easy walk to beautiful beach. Neighbors basically share the deck, so really no privacy in front or back. Really should have been cleaner. I know a cleaner went in prior to our arrival but cabinets,draws, under sink, microwave s, just not clean. Never spoke with the owner, only her mother.

Weekend Getaway
Booked location as it was close to New Seabury for a weekend wedding and the condo could fit the whole family. Great location. Walking distance to beach and Poppy Village. Short drive to Mashpee Commons and super market. Quick turnaround from Joyce on emails. Would definitely stay again.

Location, Location, Location
We had an amazing stay for Memorial Day weekend. The home was perfectly situated walking distance to the private beach and local market place ( coffee shop, mini golf, raw bar, ice cream shop, etc ) No car neeeded once you arrive. We were able walk everywhere. The home was very clean and had all the ameninities needed including outdoor space both in the front and back of the home. The owner was very quick to respond to any questions that we had. Overall, we had a great stay and would highly recomend this home for your next getaway.

Wonderful location; nice condo
The place is perfectly liveable and very close to the beach. Well-stocked with books & movies on CD for rainy days. If I had a recommendation, it would be to upgrade the kitchen appliances - they are showing their age, although still functioning just fine. I would come here again.

Charming but not clean
On our Mashpee arrival, it was obvious that the house had not been cleaned (we were specifically told to come no earlier than 3pm as the cleaning person would be there). It was clear that no such person came: the sheets, all the furniture were not clean and garbage not emptied... We spent the first 3 hours of our Cape Cod arrival cleaning the house. I contacted the owner mid-way and we agreed that I would be reimbursed for the cleaning fee. This reimbursement has not been completed as of today - the owner stated that there were complications sending me the reimbursement... I understand that these things sometimes happen- although I would have enjoyed more of a follow up with these issues when they were occurring (instead of me having to always follow up and not hear back from owner). I am looking forward to finalizing this and will definitely feel different once it is all said and done. Other than this experience, once the house was clean - the house was quite cozy. Loved the area and how close it was to the beach and enjoyed the decor of the house. The location was perfect and the neighbors (who are super close) are very kind and nice. If everything finalizes itself with the agreement, I feel like I would have no qualms saying how charming the house was and how I would book again.

I am so disappointed with thie unfairness of this review, especially about my numerous correspondences with the tenant. When she called to express her dissatisfaction with how the unit had been cleaned, I immediately told her I would refund the cleaning fee. ( even though it had been cleaned and laundry done. I told her I too was on vacation but would try reimbursing thru Homeaway. When I had trouble doing this I then contacted her to ask if she had Paypal. She texted me that she had opened a paypal account for the reimbursement and to let her know if it didn’t work. Unfortunately the email address given did not go through; so, I contacted the tenant and asked for a mailing address. The tenant lives in Canada and I was told by the postoffice that the mail would probably take two weeks. I notified the tenant that the check was in the mail and she would receive it in a couple of weeks. She thanked me for this update. Hopefully by the time of this response it has arrived. This is why I am baffeled by the claim that Iwas unresponsive to her. I am sorry the unit was not to the tenants expectation, but I do have a cleaning company that takes care of the house on a regular basis Not being present at the property myself, I can only depend on my cleaning company. I have forwarded this tenants complaint to them and hopefully they will do a better job. For the most part tenants are very happy with the location and furnishings of the unit as can be seen by the many positive reviews.

We had a great week
The cottage is beautiful had all the comforts of home. Walk to beach was so close and the views from patio was amazing. If I had one complaint it could have been a little cleaner but that did not stop us from having an amazing vacation! The owner was so quick to get back to us if we had a little problem would recommend this condo 100%

Perfect Weekend
What a wonderful weekend we had staying in this "charming beach cottage"! It was very clean and comfortable! We enjoyed the beautiful view of Nantucket Sound from the balcony. It is just a quick walk to the beach and we loved walking to the Marketplace each morning for breakfast and coffee. I would definitely love to stay here again!!

Beware!
Caveat: I have never written a bad review before, even when not completely satisfied with my accommodations--it's just not something I've ever felt compelled to do, until now. I've stayed in a few different cottages in this area and all have met or exceeded my expectations. I was excited to try this cottage because it's a little larger than we normally rent but it's farther from the water than we normally prefer, which kept the cost to around the same as our previous rentals. The unit is decorated very nicely and you can't beat the location. What you can't see in the pictures is the filth and neglect. Screens on doors are ripped, washing machine held together with duct tape, Weber grill so dirty, we had a grease fire (no grill brush provided either), stains on furniture, drawers and cabinets so filthy and grimy you want to bring your own cutlery! I dropped a puzzle piece that went under the couch and found about an inch of grime plus trash. Dirty paper towels and trash was found in kitchen drawers, along with broken utensils, the fridge doesn't keep food cold, bricks on deck are broken and dangerous to walk on without shoes, patio furniture so dirty you can't sit on it without getting your clothes dirty. I alerted the owner of the problems so I could give her a heads up. I was worried someone had been destructive and that the cleaners were neglectful. I was told that previous renters never complained so I was essentially ignored. I was told the furniture would be cleaned, washing machine and fridge to be fixed at the end of the season but that didn't help us while we there. I guess everyone has their own view of "cleanliness" but this was just gross. It's so interesting to me that this unit gets good reviews--I'm just so confused. I spoke with a few neighbors in the area and was informed that this unit has been a sore spot in the community for this reason. There are so many gorgeous and well kept units in this area--I highly recommend you looking elsewhere so your vacation isn't ruined like mine was. Or I recommend that if you rent this unit, ask if the appliances were fixed and whether is was deep cleaned and organized. In any case, beware!

Before a potential renter takes this unkind review seriously, I would point out the dates. Date of rental August 18th, review written October 26th. This renter emailed me almost daily with complaints,( and they were emails as long as this one) , and on day five of a seven day stay then began asking for a refund of their money and threatening to write a bad review. Now after two months of refusing to refund their stay, but did refund security deposit, this review is the result. I would urge you to read all the other four and five star reviews before basing your decision on this one person. Some of which came after this stay. I could address each of her criticism with actual facts, but I assure you that one thing I take very seriously is trying to be sure my tenants enjoy their stay, and ALWAYS reply to their concerns. The location is gorgeous, steps from the beach, most furnishings within the last four years, new washer/dryer, cleaned completly after each rental and thoroughly enjoyed by my tenants. I am truly sorry this tenant was so unhappy.
