The Holston River Lodge is more than a mountain getaway — it's a place where the river sets the rhythm, and every detail invites you to slow down and breathe deep.
Perched on a stunning stretch of the Middle Fork Holston River, this thoughtfully crafted retreat sits on over two acres with generous river frontage. Whether you're after adventure or stillness, you'll find both here. Cast a line for trophy trout and smallmouth bass, drift the current on a tube, or paddle your way through some of the most scenic water in Southwest Virginia. When the day winds down, soak in the hot tub as the river rolls by, or settle in beside one of two handsome stone fireplaces — one anchoring the main-level living room with a 75" TV, another warming the basement den with a 70" TV.
Built in 2016 by a Virginia craftsman renowned for quality and attention to detail, the lodge was constructed using local logs and stone. Every corner reflects genuine care — the kind you notice and remember.
Step outside, and Southwest Virginia unfolds around you. Ride the famous Virginia Creeper Trail, explore Back of the Dragon, catch a show at The Lincoln Theater, or take in a race at Bristol Motor Speedway. Nearby, you'll also find horseback riding, zip lining, a classic drive-in theater, miniature golf, Hungry Mother State Park, and an inviting mix of wineries, breweries, distilleries, and local restaurants. The Hard Rock Casino in Bristol is just a short drive away.
A note on the river: The Holston offers everything from shallow wading spots to 10-foot swimming holes. The water is cool, and endlessly fun — just remember that currents and depths can change quickly with rain or snowmelt, so caution is always advised.

***A Few Things to Know Before You Arrive***
- To keep our HVAC systems running smoothly, the fireplaces are turned off during the summer months — but the river more than makes up for it.
- If you're visiting in winter and snow is in the forecast, we recommend coming in a 4x4 or all-wheel drive vehicle. The lodge is not serviced for snow removal, so a little preparation goes a long way.
- The river is yours to enjoy — swimming, wading, tubing, and all. Just know that you do so at your own risk, as there is no lifeguard on duty. Please stay aware of changing currents and depths, especially after rain.
- During the winter months, some of the patio furniture is stored away for the season. Don't worry — the deck furniture stays out year-round for you to enjoy.
- Finally, all guests must be at least 30 years of age to book this property. A valid photo ID or driver's license may be requested at the time of reservation.

Very clean and had everything we needed. Great hot tub and river view. Large firepit. TVs everywhere. Enjoyed the Christmas decorations and the gas fireplaces.
5-STAR experience - the house is magnificent, the property is spectacular, the supplies/amenities great, notes & instructions thorough, host communications & responsiveness is the best I have ever experienced. I've been staying in great rental homes for years and this is by far the best overall and in every category! The hosts could not have done better - it was fantastic!
The house & property was large enough to accomadate my family. We had plenty of room
The house was very beautiful & the hospitality was just as amazing. When you rent this lodge all you need is your clothes & food. The beds & linens were awesome. We loved it there & we will be back. Matt & Jess were great hosts.
Beautifully set-up home with lots of thoughtful touches. Most of our time was spent outdoors enjoying the river, hot tub, and the other outdoor amenities. Great for kids as the river is slow enough in parts for wading while also supporting adults in kayaks.
Inside was well set-up for families with convenient sleeping arrangements for all. Would definitely return to this riverfront gem!
The River House and property is beautiful! So peaceful and relaxing! There is so much to do trout fishing, canoeing games galore and a hot tub to enjoy! Matt is an excellent host! He was answered our questions immediately and was so helpful and friendly! We enjoyed our stay and hoe to return one day!
I took my elderly mother and niece to SW VA for a wedding weekend. Everyone loved the house, the backyard, and the quiet neighborhood. The owners did a great job thinking about extra touches such as kleenex, nightlights, etc.
The house and property were amazing. And after I realized I had forgotten shampoo and shower soap, Wal-Mart was conveniently only 20 minutes away. We would definitely stay here again.
We came for our daughter’s graduation and stayed for a family vacation. This property exceeded all of our expectations! The pictures don’t do the property justice. The pictures don’t show how comfortable the beds are, how clean the house smells, how vast the property is outdoors, or how calming and relaxing this places is. It was food for our souls!

Best Christmas EVER!! My family and I have a tradition of staying at a cabin for Christmas and choosing to stay at Matt’s and Jess property was the best decision we made when choosing our stay. The hosts truly went above and beyond, from providing a property where memories can be made such as being able to kayak and enjoy the jacuzzi with a beautiful view to adding christmas decor as we requested, I have nothing but great things to say. Check in was easy, hosts were responsive, hygiene was 10’s across the board and the fun was endless - definitely a stay to remember :)
This house was a great find! Stayed here over Spring Break for a few days and they really did have everything you need to relax by the river. The house was clean, comfy and well stocked. The location is convenient to downtown Marion and Emory and easy to find off of 81. The highlight of the house though is the outdoor space. The yard is large with plenty of space to run and toss a football. We easily took the family out in the canoe/kayaks, loved the hammock, fire pit, hot tub frisbee and more! Great getaway to unplug and visit nearby hiking trails or just to stay by the river and enjoy all the house has to offer!
We came to Virginia from Michigan for our friend to visit with family she hadn’t seen in 12 years they live on Vetrans hwy. this was about as close as we could get a rental. It was wonderful. Had every amenity. Very clean. Well decorated and not broken down like some rentals. Hot tub was lovely. We fished and cooked breakfast but didn’t have enough time to do everything the lodge had to offer. You could easily stay for one or two weeks and stay busy! Our only suggestion would be to provide oil for the cast iron pans and have less puffy pillow options. Other than that, beds were comfortable. Thank you!!
This super well equipped river front home with a cool log framed design was a perfect setting for my husband and I to host our far flung family of 3 adult kids and their SO's. We appreciated the overall cleanliness of the cabin, the new king size mattress in the master and the up to date kitchen with plentiful new kitchenware and service for a large number of guests. We came together to celebrate the holidays for a few precious days and were so delighted to find a decorated home complete with Christmas tree and welcome gift for toasting the new year. We are an outdoorsy family and really enjoyed all the nearby parks and hiking trails. In addition, a show at the Lincoln Theater a few minutes away and a tour at the Buller Fish Hatchery to learn about endangered species were highlights! All in all we had a great time and thoroughly enjoyed ourselves while making use of the yard toys, kayaks, fishing, games and puzzles thoughtfully included. We highly recommend!
Lodge was amazing and beautiful. Great location. Right amount of amenities. Loved the TV above the hot tub. Was able to chilland watch base all and football outside. Will definitely be back. Great location to Back of the Dragon!
The Holston River Lodge was excellent. It had plenty of space. We enjoyed kayaking, making campfires, and soaking in the hot tub. It's a beautiful house, and the hosts thought of everything.
This cabin did not disappoint. The property was amazing inside and out. We had an amazing time spending 8 days here enjoying every moment. The host was great and very quick to respond to any questions or concerns prior and during our stay. 10 out of 10 would recommend!
We stayed here on our family vacation. The house was amazing. There were 6 of us staying there and more than enough room. We found so many things to do from the kids playing in the river, fishing, or just relaxing on one of the decks. I couldn’t recommend a stay here enough. Thank you again!!! We had a wonderful stay at Holston River Lodge. The property is beautiful. If you are into fishing, swimming, yard games, sitting by a campfire, tubing, then this the place for you. The hot tub was a plus. Highly recommend.
