We love this place. We come every year, and there’s no where we’d rather stay. It has what we need: access to the river, enough bedrooms, large porch, fireplace, etc. Plus, the host is one of the best I’ve ever stayed with.
Was clean, and had everything we needed and more, very spacious. Enjoyed our stay and want to rent it again in the future! Family friendly. And very kind hosts!
We had a great time. It was a really good experience. The cabin was nice and very comfortable very tradition and we really enjoyed our stay. Thank you so very much.
We came to Hot Springs to stay at this lake house and go to Magic Springs water park. The home was exactly as described in the posting and exceeded our expectations. Water park was short drive away as well as other places to shop and eat in Hot Springs.

Great Location
Fourth time staying at the riverfront getaway. The house is amply stocked with essentials. Great location on the river with a fire pit and easy access to good fishing. The host is very friendly and easy to contact.
This is our 4th time here for a fall fishing trip with friends. The cabin is perfect for our group with the playground for the kids and lots of beds so everyone has their own. Perfect location to put in at Dam 3 and float back down to the cabin.

River house
My group has stayed here for several years in a row for a guys fishing long weekend. The house is clean and well stocked with supplies. The fishing is good behind the house and upstream at the island. The host is quick to respond if I ever have questions.
This is the second time we have stayed at this property. The Host is amazing. He checked on us to make sure we didn’t need anything. He called a neighbor to rescue us from a flat tire. I highly recommend to stay here if you get a chance. The fishing is just out the back door, and we caught our limit easily. We had 8 people fishing and had no problem.

Fishing trip
We have stayed at Rusty’s river side more than several times. We have never been disappointed. Rusty is personally in contact with us a few days before we arrive. Rusty is an exceptional host. The house is very comfortable and just feet from the Spring River. We actually met Rusty this year when he brought us a new smart TV. It was a pleasure to finally meet our host. Rust was quick to point out the premiere fishing spots. We will return.
Rusty was wonderful to work with. He is a great communicator. The property was awesome! Will definitely stay again when I am in the area. Highly recommend this property.
We enjoyed our stay and will be back. It is the most beautiful spot on the river. The only thing bad is all the stuff in the house. To many decorations for my taste.
Had a blast! Fishing was good, owner basically gives you the run of all things he has. Other reviews said the house is cluttered but not a big deal for us. We moved a few chairs to open some spots and had a great time!

Stuff!!!!
Rusty checked on us and was great. The house was kinda cluttered. Too much stuff. For health reasons the refrigerator needs all food cleaned out. Lots of cobwebs outside on porch. We enjoyed our stay tho. The little beach area was great for kids to play. Very peaceful. Inside the house was clean.

Stuff
Property has way too much stuff. House was clean enough on inside, but plenty of cobwebs outside.
Coffee pot had issues, but finally made a pot in about an hr. Food left in fridge to me is not safe. It's opened and should be cleaned out. Rusty is super nice and checked on us. The play area for kids and back balcony was fantastic.
First and foremost, the home served the need we had - quick access to fishing right out the front door. We think the fishing was better there than other places we tried including dam 3. Rusty was very communicative and accommodating. Everyone is correct - the house is well stocked. We had 6 adults and 2 kids and did feel a bit cramped, but this might have been because we were at the house during colder temps (low around 20, high in 40s). That said, the basement was mostly unusable given how cold it was (inside temps of high 50s, low 60s, with the latter being generous); one space heater was provided but it was too small to warm that space with the exposed concrete floors. The queen bed in the basement is also an air mattress, so be aware if you plan on using all rooms. We also thought that 3,000 sq ft was a bit generous; the main area is certainly smaller than it appears in pictures and without the basement it feels closer to 1,400 sq ft home. Access to the home requires driving 1.5-2 miles on unpaved, rather rough roads but our vehicles did just fine; no big deal, but something to be aware of.
