It is one of the least expensive options , rooms are of reasonable size, with operational appliances ( Tv, coffee machine, microwave) internet is good. Convenient location for hikes in Franconia notch, walking distance to Indian head trail, 5 min drive to Lincoln and Kancamagus scenic highway. Stayed in other properties in the past but this lodging quality/ price is excellent.

The bed was ok, sheet and towels were clean. The walls were stained, the bath tub was stained and did not look clean. The smell was so bad we actually left early. It seemed like a chemical smell to cover up a mildew problem. Needless to say we won't be going back.

The room was not clean, mildew and scum in bathtub. Hair around sink.Mirrors never cleaned covered in spots . Friends room had many things wrong upon arrival. Location is nice and if you want to have a spot where nobody bothers you. Changed towels daily which was nice but came into room when you were gone. Definitely need some new house keepers.

Needed a place to stay after a long travel night and this was perfect. Owner went out of his way to make sure I had what I needed even with a late arrival. Room was as expected for the price. Will look here again next time I'm in the area.

Good value and location

I chose this hotel for the cost (low) and location. It was a good value and centrally located. The family that runs the place was kind and accommodating. The room was certainly old but felt clean and had a nice view out the back.
