Surrounded by apple and cherry orchards, vineyards and arable fields, the two hundred year old building has been converted to a high specification. It retains many original features with an added layer of luxury to help you feel fully relaxed and pampered while you enjoy a great escape to the country. The Stables and Hayloft overlooks the Hop Kilns gardens and duck pond and beautiful Herefordshire countryside. The spacious bedroom has a wonderfully comfortable bed with fresh white linen and there are fluffy white towels in the bathroom. The kitchen is fully equipped and we provide you with a welcome hamper on arrival with Champagne and local produce, as well as bread, eggs, milk, tea, coffee, butter and jam for breakfast. Everything you could want for a luxurious getaway! Unwind, relax and breathe in the fresh country air on the large, south facing balcony, with a glass of Champagne or locally produced apple juice. Or snuggle down in the spacious upstairs living room, with its far reaching views. Throw some logs on the wood-burning stove and stretch out up on the large soft Italian-made sofa to read, listen to music or watch a film. Have a wander around the garden to the duck ponds and see the moorhens, pick fruit in the paddock and enjoy spring blossom or autumn berries. Explore the nearby countryside on foot, via footpaths and rights of way which take you down to the River Leadon, where kingfishers nest and there are views of the spectacular viaduct. You may even snatch a glimpse of a heron on a fishing trip. Walk or take a short drive into Ledbury (1.5 miles) and visit the unique shops, explore numerous alleyways and the historic 17th century Market House on stilts. Walk up the famous cobbled Church Lane to the church and enjoy a coffee, lunch or a drink at one of the many excellent coffee shops, restaurants and pubs. Cyclists can plot a route along country lanes which for the most part avoid main roads. Inside: The entrance hall, with hooks and space for your coats, umbrellas, boots and walking shoes is just inside the wide oak bespoke stable door. Immediately to your right you will enter a comfortable oak-floored bedroom with super-king-sized bed, with 100% Egyptian cotton sheets, large fitted wardrobes and the original feature stable wall. Across the hallway is a spacious and stylish bathroom with under floor heating, plenty of white fluffy cotton towels, a walk in shower and free-standing Farrow and Ball painted Cara bath. The mirror has LED lights, de-mister pad and socket for shaver or electric toothbrush. Upstairs, the open plan hay loft is reached via the oak and glass stairway. A fully equipped kitchen is just a few steps away across elm and cedar floor boards which have been lovingly restored. The fully fitted kitchen, with floor level lights, has a larder fridge-freezer, microwave, electric oven, hob with glass splashback, dishwasher, wine chiller and white granite top. Alongside the kitchen is the dining table with leather high backed dining chairs. This table, the side console table and coffee table have all been lovingly crafted from the original stable and hayloft oak and elm doors and door frames. At the other end of the hayloft is a large Italian sofa with armchair. In the corner there is a traditional Wildwood log-burner, stocked with a basket of logs and kindling for your use, and on the end wall there is a flat screen Sony TV and sound-bar with access to Freeview and Netflix. You can stream your own music via bluetooth to the soundbar or portable bluetooth Bose mini player. There is wifi access. The balcony is six metres long and has comfortable deck armchairs. It is accessed through fully opening oak bifold doors. It overlooks the duck pond and fields beyond. The bifold doors have both fine linen and thick lined cotton curtains for you to stay cool on hot sunny days and cosy and warm on wintry days and nights. The solar-powered blackout blinds on the Velux windows complete the total control on light for film nights. There is a laundry room which you are very welcome to use at the rear of the building, in the old piggery. Here you will find a washing machine, tumble dryer, clothes airer, iron and ironing board. Its also a good place to leave suitcases out of the way. Outside it is a pay as you go EV charging station so you can charge your car overnight and have peace of mind for exploring the countryside the next day. We keep the thermostatically controlled heating and hot water on all day for your comfort but you can adjust it to suit your needs. Outside You will find a small patio area and your private parking space beside the entrance to the Stables. The EV charging space is at the rear of the property. The Stables is next to our home at The Hop Kilns which was built in the 1830s. Our whole property consists of about 1.4 acres. Feel free to walk around the garden and paddock and enjoy the duck ponds and wildlife. On one side the Stables is bounded by a fruit farm which has apple orchards and a vineyard. In the other direction there is an organic farm, where you can buy tasty seasonal produce by paying cash into an honesty box. Please be aware that these farms are busy places and, particularly at the various fruit harvest times, can be noisy with activity from farm vehicles and machinery gathering and packing up fruit. Beyond Ledbury, the Stables is three miles from Eastnor Castle, five miles from the Malvern Hills, ten miles from the Wye Valley and within easy reach by car of Hereford, Ross-on-Wye, Malvern, Gloucester and Worcester. Cheltenham racecourse is a 40-minute drive while Hay-on-Wye, Ludlow and Stratford-upon-Avon are about an hour away. We are easily accessible by car, only 5 miles from the M50, and by train, with direct lines between London Paddington/Birmingham to Ledbury. By air, Birmingham Airport is an hour away and London Heathrow about two hours away. We are sorry, smoking, pets and additional visitors/guests are not permitted. ## Property amenities ### Beach - Beach loungers ### Internet - Available in the house: Free WiFi ### Parking and transport - Electric car charging station on site - Car recommended - Parking on site ### Kitchen - Coffee/tea maker - Cookware, dishware, and utensils - Dishwasher - Electric kettle - Freezer - Hob - Microwave - Oven - Paper towels - Refrigerator - Spices - Toaster ### Dining - Dining table ### Bedrooms - Bedroom - Egyptian cotton sheets ### Bathroom - 1 bathroom - Bathtub or shower - Hair dryer - Shampoo - Shower - Slippers - Soap - Toilet paper - Towels provided ### Living spaces - Dining table - Fireplace - Living room - Wood stove ### Entertainment - Books - Games - Netflix - Smart TV with cable/satellite channels - Stereo - Streaming services ### Outdoor areas - Balcony - Barbecue grill - Garden - Outdoor furniture ### Laundry - Laundry facilities - Washing machine ### Comfort - Heating ### Pets - No pets allowed ### Suitability/Accessibility - If you have requests for specific accessibility needs, please contact the property using the information on the reservation confirmation received after booking. - Area rugs in public areas - Gravel flooring in public areas - Hardwood flooring in public areas - Smooth flooring in public areas - Tile flooring in public areas - Upper floors accessible by stairs only - Smoke-free property ### Services and conveniences - Change of bedsheets (on request) - Change of towels on request - Housekeeping (on request) - Iron/ironing board ### Location highlights - In a rural location ### Things to do - Bicycle parking - Bicycle storage - Birdwatching nearby - Cycling nearby - Fishing nearby - Golfing nearby - Swimming nearby - Winery tours nearby ### Safety features - Carbon monoxide detector (host has indicated there is a carbon monoxide detector on the property) - Smoke detector (host has indicated there is a smoke detector on the property) - First aid kit - Deadbolt lock ### General - At least 80% lighting from LEDs - At least 80% of food locally-sourced - Bed sheets changed on request - Bicycle parking - Bicycle storage - Double-glazed windows - Eco-friendly cleaning products used - Electric car charging station - Garden - Housekeeping (on request) - Property does not allow children - Recycling - Reusable coffee/tea filters - Soundproofing - Towels (changed on request) - Unit size: 1,292 square feet ## Policies ### Check-in Check-in time starts at 4:00 PM Contactless check-in and check-out are available Minimum check-in age - 18 ### Check-out Check-out before 10:00 AM Contactless check-out ### Special check-in instructions You will receive an email from the host with check-in and check-out instructions ### Pets Pets not allowed ### Children and extra beds This property does not allow children ### Events No events allowed ### Smoking Smoking is not permitted ## Important information ### You need to know This property is managed by a private host (a party not acting within their trade, business or profession). The accommodation was first rate and the location was ideal for exploring the area. When we arrived we were greeted with a large basket of local goodies and a lovely bottle of champagne which was really appreciated. The accommodation provided everything we could want and its character and charm made it a real pleasure to stay there. Add to this the pond and antics of the many ducks and birds and you have the ideal break. ##### Jane G. The stables and hayloft met all of our needs. It was cozy warm and had all the amenities we needed. They did a super job of re-purposing old wood and mixing the old and the new. With the lovely views and the pond attracting ducks, moorhens, squirrels and pheasants, it created an idyllic setting. Amanda and Richard are attentive hosts ensuring we had everything we need without being invasive of our privacy. We are definitely coming back. ##### Nicholas G. Stayed 3 nights in Jan 2018 ### 10/10 Excellent #### SAMUEL Y. 12 Aug 2018 #### A Slice of Heaven In Ledbury Driving through the country lanes to our anticipated Ledbury holiday filled me with excitement. The surroundings, coupled with all the history of this beautiful part of England, made the stay even more heartwarming. Our host Amanda has delivered quite possibly the best accommodation and service I have ever encountered. The bar has been rasied significantly, I came home to question my own apartment and if my decor and tastes made sense. Before arriving Amanda was on hand to give me the full rundown of the area and property, she even offered to pick my Fiance and me up from the train station, now that is service. We were greeted upon arrival by a very happy and warm smile, nothing was too much trouble for our super host. Amanda walked us around the property telling us to relax and treat it like home, which we very much did. The bottle of Champagne and country treats which were left for us also made us feel special and cared for. The converted stable is a work of an interior mastermind, of course I mean Amanda. Every switch, knob, tile and curtain has been carefully sourced to produce this wonderful infusion of country living, which by the way belongs in the pages of Good Housekeeping. The light and space are just what the souls needs, they provide a feeling of contentment that I have never discovered whilst I've rented a property, until now. The real treat comes with the folding doors on the top floor. The living room is transformed into an outside/inside property just by pulling back the doors, this alone was worth the price of the rental. We had the perfect view of a beautiful summers day in Ledbury, the breathtaking rolling hills, and the farm in the distance make this view unexplainable, you have to book to understand what I mean. The bedroom was also a feat of understated beauty and design genius, it used the original beams to create a safe haven for those wanting the perfect nights' sleep. Tasteful decor, wood flooring and 100% Egyptian cotton cocooned us as we lay listening to the sweet sound of nothing. I have never been so impressed by another person's eye for detail like I am with Amanda. The Stable and Hayloft will forever be etched in my minds happy place. So much so, I am trying to book again before the rest of the world discover this little slice of heaven in Ledbury. Bravo Amanda, it was all beyond what we could have imagined. ##### SAMUEL Y. Voor alles is gezorgd! Loved the upstairs outside deck - perfect for a glass of wine and enjoying the view in the evenings. Lovely touches with the champagne, slippers and locally sourced goodies in a wonderfully peaceful environment made it a truly relaxing stay. Spotlessly clean. I know the owners don't like the term 'home from home' as they want to provide guests with something better than you would have at home, which they do in spades. But home from home is a compliment I believe, as you do truly relax as you would in your own home. My only hope is that when we want to return we can get in and it's not fully booked for years to come! ##### Cerys C. The conversion has been well thought out, and has a very high quality finish. It's lovely to sit on the balcony with a glass of wine in hand, soaking up the sunshine!
