2) BEST location within Legacy Villas! The complex is directly adjacent to the world famous Waldorf Astoria La Quinta Resort. Our townhome villa is located in the quiet backside of the complex, within a 2 minute walk from 3 pools and hot tubs, directly facing the stunning mountains and the walking trail right behind our unit. Or if you are looking to join the action, we are only a 4 minute walk from the beautiful main pool area that has a kids pool, cabanas, splash area, adult lap pool, general pool, the Legacy Grill restaurant (seasonal), BBQ area, a fully equipped gym, a club house and hammock garden (where the teens love to hang out.)

3) BEST location for enjoying sun, but avoiding heat. Our back patio and balcony are both at least partially covered and face north-east, so they only get hit by direct sun in the later afternoon. Perfect for breakfast, lunch and dinner al fresco while soaking in the amazing views.

Being a townhome, versus a condo also means that we can legally (and comfortably) sleep up to 8 guests, so our place is perfect for a multi-generational family, 2 families with kids or a group of friends. Our unit has 3 MASTER SUITES with full bathrooms + an additional full bathroom downstairs. Two of the masters have king beds, the 3rd bedroom has a full over full bunk bed and an extra twin mattress, so it can accommodate all the kids or teens in one room and they even get their own bathroom.

6) BEST amenities! We follow the spirit of `more is more` and strive to provide EVERYTHING for you, so all you need to bring is your clothes and food. We have WIFI, cable, TVs in every room, Netflix, everything for fun days at the pool (towels, coolers in different sizes, lots of pool toys, life jackets and puddle jumpers for the little ones) a fully stocked kitchen with all kinds of appliances (and yes, we have a crocpot), charcoal BBQ, a laundry room with front loading HE washer & dryer and detergent provided, bathroom amenities, board games, books, and so much more! Plus a fully stocked kids room with blocks, books, drawing supplies, stuffed animals, games, barbies, movies and Netflix - the kids will be kept busy and happy for days.

Cancellations made outside of the cancellation penalty window still incur a 3.9% credit card fee that is non-refundable regardless of the date the booking is canceled.

- A guest 21 or older must be present at all times
- 8 guests maximum occupancy (incl. children & infants), with up to 6 additional visitors allowed during daytime hours ONLY, with a maximum of 3 cars total per group.
- Each group is required to complete a `rental tracking form` that is required by Legacy Villas HOA in order to issue gate access. This includes: Names for all guests, drivers name, license plate, DL #, contact cell phone # and email.
- Check-in after 4pm, check-out by 10am, unless agreed otherwise
- Early check-ins/late check out can be provided based on availability for a $30 supplement, or $60 if you want both. Please email Britta for details.
- Smoking only allowed on back patio. Cigaratte butts must be properly disposed of.
- Cleaning cost covers basic cleaning. If the home requires excessive cleaning, owner may bill any additional cleaning cost back to tenants
- Tenant agrees to adhere to the Rules and Regulations set forth by the city of La Quinta and the Legacy Villas HOA, including the posted pool rules and the Rules & Regs as included in the welcome binder
- Any penalties charged by the HOA as a direct result of rule violations will be the responsibility of the tenant
- If tenants violate HOA or owner`s posted rules in regards to occupancy limits, parties, pets, or quiet time, tenant may be subject to eviction and/or imposed fines at the discretion of the owner
- During Festival season, HOA has increased security and access to the complex is ONLY AVAILABLE FOR REGISTERED GUESTS and wristbands are required.
- NO ARRIVALS or DEPARTURES on Thanksgiving, Christmas Eve & Day or New Years Day.
