### Countryside Retreat: Renovated Farmhouse 5km from Major Shopping, 7km from Le Mans

7 km north of LE MANS, 1.5 km from LA BAZOGE (all shops and schools), 5 km from the AUCHAN shopping area and the PARIS-NANTES-RENNES-ROUEN-BORDEAUX motorway toll booth. This old farmhouse, completely renovated by an architect, offers 159 m² of living space with a fenced orchard of approximately 3,000 m², outbuildings, and a closed shed. Independent access, rural setting.  
Ground floor: entrance hall, living room with fireplace/bread oven, 1 bedroom (2 single beds) + private bathroom, fitted and equipped kitchen, appliances and TV included, 2 storerooms, toilet, and exposed beams. 1st floor: 3 bedrooms. Attic rooms (1: 1 double bed, 2: 2 single beds, 3: 2 single beds) + closets and exposed beams, 1 bathroom/WC. Oil-fired central heating (€15/day from October 1st to May 15th), electric hot water tank. Cleaning fee of €80 extra and mandatory for professionals.  
Sheets included. Beds made upon arrival.
