The house has a living space of 240 m². The main entrance of the villa is on the ground floor, where a large entrance hall gives access to the living room and a first kitchen. The spacious living room is a cozy space with salon and television, there is also room to eat. You can also blow out from the living room on the balcony. The kitchen is equipped with all modern appliances needed for a party of 10 people. Adjacent to the kitchen is a storage room for all your supplies. On the ground floor there is also a large bedroom with a balcony with a beautiful view of the surrounding mountain landscape and a bathroom with a shower and a separate toilet. The first floor consists of two large bedrooms, a bathroom with bathtub and separate toilet, and a utility room that can be easily transformed into a fourth bedroom. After all, blackout is provided and a comfortable pull-out sleeping furniture. The choice is yours whether you opt for two kitchens or four bedrooms. And even both options together are no problem. Enough space! Recreation has also been considered. In the basement there is a multipurpose room with toys and a pool table that opens onto the garden. The ground floor also houses the technical room, a fitted laundry room and a freezer. There is also a garage on site, parking, a pergola and a garden house. The heating consists of a central heating on Mazzoet. This detached villa on a 3000 m² property is south facing and located on the forested slope of the 'Höher Pressing', in the Nockalm nature reserve, 20 km from Spittal an der Drau, in Carinthia. Due to its favorable location, this site is suitable for both a summer and a winter holiday. In the summer it is the ideal base for nature walks and mountain bike tours in the immediate area, as well as for trips to nearby towns and lakes. In the winter, the ski resorts of Innerkrems and Katschberg are only 20 minutes away. The artists' town of Gmünd, with shops, banks, supermarket, pharmacy and doctor, is 15 minutes away by car. A bus stop is 1 km away. The A10 motorway (Tauern Autobahn) is a 20-minute drive away. The airports of Salzburg and Klagenfurt can be reached in an hour and a half. (Snow chains are mandatory for snowfall in winter). Tourist tax included. The costs of electricity, water, heating and final cleaning are included. We hebben op deze plaats twee mooie weken met elkaar gehad. En er was ook ruimte genoeg om vrienden te kunnen ontvangen die eveneens in de buurt op vakantie waren. Deze woning heeft een fijne keuken met alle benodigde voorzieningen, een ruime hal, zeer ruime slaapkamers met goede bedden (let op: het tweepersoonsbed beneden is van het formaat lisimo), twee toiletten en twee badkamers (een kleine en één grotere met ligbad) en heerlijk veel ruimte rond het huis met daarbij een gezellig overdekte veranda. In de schuur staat een BBQ die gebruikt mag worden en daar hangen ook ligstoelen. Het is dus zeer compleet.Het enige minpunt is dat het tamelijk ver van de doorgaande weg afligt (ca. 5 km.). Nu hoeft dat op zichzelf niet erg te zijn. Maar het is wel vervelend als de weg die het huis met 'de bewoonde wereld' verbindt alles behalve comfortabel te noemen is. Deze verdiend echt een nieuwe laag asfalt!O ja... en wie van een alpine uitzicht houdt, moet op zoek naar een andere plek. Ich hatte mich für dieses Haus entschieden, weil auf den Bildern und in der Beschreibung ein Spielbereich mit Schaukeln zu sehen war. Dieser existiert leider nicht (mehr?). Ansonsten ist es insgesamt ein sehr schönes geräumiges Objekt und bietet vorallem innen viele Beschäftigungsmöglichkeiten für die Kinder. ##### Tina B. Das Haus ist wirklich riesig. Tolle Ausstattung, alles da was man benötigt. Das Haus befindet sich auf ca. 1200m Höhe, der nächste Nachbar ist mehrere hundert Meter entfernt. Man hört und sieht wirklich den ganzen Tag niemanden. Man hört nur das rauschen des Baches. Natur pur, um den stressigen Alltag zu entfliehen einfach genial. Die nächsten Einkaufsmöglichkeiten sind in Gmünd ca. 20min mit dem Auto. Ich werde dieses Haus weiterempfehlen und natürlich auch wieder buchen. Vielen Dank. ##### Manuel D. Man muss wissen, dass das Haus abgelegen im Wald liegt. Wer diese Einsamkeit mag, wird sich wohlfühlen. Das Haus ist sehr groß, es ist alles vorhanden was man braucht. Es gibt wlan, Fernsehen haben wir nicht anbekommen. Der Weg zum Haus ist etwas rustikal, nach Gmünd sind es ca. 20min, eine schöne kleine Stadt mit vielen Kunstgalerien. Die Einrichtung ist hochwertig und solide, die Räumlichkeiten sind vorallem für 2 Personen sehr großzügig. Einzig die 400 m Schotterstraße zum Haus hoch war etwas schwierig, aber mit einem SUV doch gut machbar. Wir haben uns sehr wohlgefühlt und von all unseren Ferienhäusern in den Jahren zuvor, war dies das angenehmste Ferienhaus und wollen gerne wieder kommen. Ute und Wolfgang ##### Wolfgang V. Heel compleet qua keuken en interieur. Fijne pannen etc. Heerlijk het ruisen van de beek en verder rust en natuur . Mijn man vond, het laatste stukje van de bergweg, een beetje spannend, maar ging na wat ervaring goed. Prachtige wandelingen gemaakt. Ook vanuit het huis. Uitzicht prachtig. Tip voor uw site, attendeer uw klanten, dat er teken zijn die tekenencefalitis bij zich dragen. Kende dit niet, had mezelf en mijn gezin dan beter beschermt. Fijne week gehad met zijn zessen. Wir haben das Haus so vorgefunden wie es auf den Bildern zu sehen ist. Der Kontakt zu den sehr netten Vermietern verlief ausschließlich schriftlich und absolut problemlos. Auf Fragen wurde prompt geantwortet. Vielen Dank an Joery. Das Haus liegt vollkommen ruhig auf einer kleinen Lichtung im Waldgebiet von Leobengraben. Der letzte Kilometer zum Haus ist eine teilweise recht schmale und steile Schotterstraße. Ein SUV ist hier absolut von Vorteil. Dafür hat man dann keinerlei Nachbarn, man hört keine Autos, keine Flugzeuge, nur den weiter unten liegenden Bach. Ein Traum für Ruhesuchende. Für Einkäufe, Wanderungen und sonstige Unternehmungen benötigt man dann jeweils das Auto, da vom Haus selbst fußläufig nichts zu erreichen ist. Die nächsten Ortschaften wie z. B. Gmünd mit div. Geschäften sind aber nur 15 Minuten entfernt. Für uns war das perfekt. Wir haben uns im Haus Servus sehr wohl gefühlt, würden es jederzeit erneut buchen und können es uneingeschränkt weiterempfehlen. Den einzigen Punktabzug gibt es bei der Reinigung. die hätte vorab etwas besser sein können. ##### Werner K. Das Haus ist ziemlich abgelegen, man muss immer ein gutes Stück fahren, aber das wollten wir auch so und waren daher mit der kompletten Alleinlage sehr zufrieden. Das Haus entspricht den Bildern und hat alles, was man braucht. Einziges Manko war die relativ schlechte Kommunikation mit dem Vermieter. An einem Tag standen plötzlich Fremde ohne Klingeln oder vorherige Anmeldung durch Nachricht/Anruf oder wenigstens mit Begrüßung im Keller nachdem sie sich eigenmächtig Zutritt verschafft hatten (hatten wahrscheinlich einen Zweitschlüssel?) und überprüften (während wir Mittagsschlaf hielten) den Heizungsraum und das Dach. Nur einer von uns hat zufällig mitbekommen, dass fremde Leute im Haus waren. Hier hätten wir uns eine bessere Kommunikation gewünscht. Ansonsten waren wir aber rundum zufrieden. ##### Martina E.
