Beautiful hidden gem
The barn is beautiful, gorgeous, cute and so relaxing. Fran has thought of absolutely everything, from a folder with all the information for the property and the whole of the lake district to cozy blankets. Beautiful bedroom and cute ornaments all in keeping with the cottage. The barn is small but perfect. Thankyou for a lovely weekend

Beautiful accommodation and location.
Absolutely stunning accommodation and location. The "Barn" is like a TARDIS. Looks small on the outside but so beautiful and spacious on the inside. As soon as you walk in you can tell this is extremely well cared for and very, very clean. Beautiful views out of the windows of the local Fell's. So, so quiet too. All we heard whilst there was the sound of birds and lambs. Gorgeous. Would not hesitate to stay here again in the future. Thanks to Fran for everything. You made our stay SO memorable. XX

comfortable, cosy and clean
If we ever return to this part of the Lakes, this place would definitely be a top pick to stay in again. The place itself is, in my opinion, actually a bit nicer than the photo's with a lovely gas fire place that was very welcome as it rained pretty heavily for the first half of our stay. But when the sun came out almost every window was a picture; lambs, green rolling hills, a busy bird-feeder and fluffy cloud adorned blue skies. The place is clearly loved and little touches like fresh flowers and a few friendly but unobtrusive guiding notes made us few cared for.

Lovely cottage in beautiful place
“The Barn” was perfect! Very simply and nicely decorated, comfortable, well equipped and convenient to all in the Lakes. Nice walks from house. Owner was very responsive and took great care that all Was Good for us. We really enjoyed the gas fireplace in the evening which produced quite a bit of heat.

Excellent stay in Kendal
We've loved the location of this accommodation. It was perfect for a stay in the Lake District. Fran's communication was quick and she made sure everything was sorted for our arrival. We've had a lovely weekend and will keep this place in mind for a future trip to Kendal.

Perfect getaway
We absolutely loved our weekend at the barn and we really wish we were staying for longer. It's so cosy and full of character! We went for a walk around Grasmere lake & Rydal caves and a for a trip into Kendall. It honestly couldn't have been more perfect. Coffees outside in the morning, listening to the birds. Just bliss. Fran was very welcoming and always on hand to answer any questions. Thank you!

Idyllic barn with amazing views

Beautiful barn
This is a gorgeous find, beautiful cosy barn with everything you need for a comfortable stay. Fran pulls out all the stops and the barn is extra special, a credit to her. It is clean, homely and quiet, a haven for birds and a delight to sit out in the garden. It is close enough to the amenities of Kendal and only a short drive away from the surrounding beautiful lakes. The weather was kind to us and we would definitely love to visit again in the future. We had a fabulous holiday, thank you Fran 😊👍🏼

Perfect Hideaway
Beautiful barn in stunning rural location, but well-placed for exploring the Lake District by car. Thoughtful touches all around the place and a lovely garden to relax in after a day of activity. Fran has thought of everything you might need and checked to see if we were OK during our stay, sending us suggestions for what to see in the area. We would love to return!

Perfect, so many thoughtful details
If you are a couple looking for a cozy well planned private cottage with privacy, great views and convenient to Lake country attractions..this is it. This American couple had a great time and should have booked it for longer. Loved being close to Kendall but not in Kendall. Our views were excellent. Had some great walks in the neighborhood. Easy drive to other areas. Easy to find if you remember it’s at the only crossroads in Garth Row. Lots of great reference books…loved the bird feeders! So comfortable overall. Thank you!

Cozy cottage away from all the hustle and bustle.
Although it can be a bit tricky to find, once you do, you'll be taken away with the quiet solitude and beauty of the area. Upon arriving we were welcomed by several treats that Fran had left us and over the following few days we eagerly polished them off. Fran made sure to have directions close by all appliances ensuring that we were not at a loss of how to use it.

Just what the Doctor ordered
We were looking for a quiet location near the lakes but not crowded with tourist. Wanted to see birds, flowers, and go at our own pace. Truly felt rested and rejuvenated after our stay.

A Gem
A lovely compact old barn, with its own style. It lies in a beautiful rural setting, in a garden overflowing with flowers and plenty of outdoor spaces to sit in. It is close to all the big Lake District names, but without the crowds. We couldn't fault it. Thank you, Fran.

Very cozy and quiet little cottage
The Barn was just the perfect little place for a relaxing getaway stay. The view of sunny hills invites you to explore the Lake District and wind and hail made for a cozy atmosphere in front of the fire. Far enough away from the main roads, it was peaceful and quiet, but still close to town that a quick trip to the shops takes no time at all. Also, the place is equipped with everything you could need to set out and explore, down to local maps, notes on places of interest, binoculars and a clothes drying rack should the weather turn! On top of all that, Fran was a lovely and helpful host, even from a distance via messages and a delicious welcome gift at arrival, making us feel spoiled from the start.

Barn Voyage
Lovely time spent in a quiet location within easy reach of Kendal with the largest collection of grocery shops you could hope to find. Accommodation was excellent with nice gifts from our host Fran. Wifi was the fastest I’ve come across. The owners recommended walk was perfect for our Saturday morning stroll. All in all a wonderful stay.

Stunning
Utterly wonderful stay in a beautiful little house. Everything we could possibly need, and things we would never even have considered. Already planning when the grandparents can take the kids so we can do it again! Cannot recommend this highly enough. Thank you for a lovely stay.

Gorgeous cottage in the heart of the Lakes
Beautiful and perfectly equipped cottage with access to stunning Lakeland walks (and bike rides) right from the doorstep. Close to Kendal for picking up provisions, but far enough away to feel 'away from it all'. Fran is a very thoughtful and responsive host. Would definitely recommend!

This is a gem of a property, beautifully furnished, so well equipped, spotlessly clean. Well situated for peace and quiet but easy to reach attractions in the area. Host was very friendly on arrival and left lovely welcome gift of cake and wine. Patio was perfect to sit and relax after a day out.

Such a lovely property in a beautiful quiet location. The garden is its own corner of paradise and The Barn has everything you need and more. Fran has been very welcoming and accommodating. A short drive from Windermere and good access to the Lakes away from the busyness. Would recommend.

Idyllic gateway to the Lake District
We chose this place for its excellent location: situated just few miles away from Kendal, The Barn offers the tranquillity and beauty of the countryside while still allowing access to the town’s services and amenities. We spent a week at the cottage, and this proved a very convenient base to explore both the Lakes, the Cumbria seaside shore and the Yorkshire Dales, all on one holiday. The cottage is fully equipped and it has a very homely feel, thanks to Fran’s personal touch and exquisite taste in decor. The host was also very helpful with information and went the extra mile to make the best of our time there. During our stay we enjoyed both the cottage and the garden; we could not help getting enchanted by the daily visits of the local wild birds visiting the feeder at the property. We hope to get back there soon. I would recommend Fran’s place to any couple, whether looking for a romantic quiet retreat or an active holiday visiting the local natural beauties.

Lovely place just outside of kendal but also near to windermere, grassmere and lots of other places to visit, Fran was so helpful easy to get in touch if we needed anything , would recommendations this little peace of heaven, a hidden gem with everything you needed, a home away from home.

Beautiful tranquil retreat
I cannot rate Fran's barn highly enough. Not only is she is an extremely thoughtful host but the barn is just so beautiful and very cosy. The location is just close enough to Kendal to be convenient but far away enough to feel tranquil and relaxing. Everything is there to make you feel comfortable and the fire was a particular favourite of mine (even in June!). We will be coming back as soon as we can and recommending her to all our friends!

This is such a welcoming and comfortable cottage - from the welcome pack of flowers, wine and cake on arrival to the log fire and electric blanket. Quiet location but not isolated with walks from the doorstep and Ambleside a short drive away. We have already stayed twice and hope to have many return visits.

Beautiful barn in a quiet village but close for major routes to kendal and windermere. The cottage had everything we needed and the owner had left free wine and cake! My only slight negative was the shower was not easy to keep the bathroom

Cosy Cottage, close to great spots
The cottage is lovely, and the gardens are whimsical. We liked the peaceful location and being able to have breakfast in the garden. Its very close to Kendal amenities. All was suitable, only wished the shower had a detachable handle/head as it would be more practical, since the water pressure was just ok-ish.

Picturesque cottage, fantastic garden, perfect location
Wow, what a lovely stay we had at the barn. Upon arrival we were greeted by an amazing view from the kitchen window of lots of little birds feeding in the garden, as well as a nice bottle of wine and some delicious chocolate cake. As we had an entire week of walks and exploring it was such a relaxing experience to come back to the barn in the evenings, cook dinner in the kitchen and sit by the cosy fireplace. Really consider this place a gem, perfect location and so peaceful and quiet, would definitely love to return one day. Thanks Fran for helping us have a holiday with many special memories.

A great base for exploring the Lake District
The Barn is the perfect Lake District base. It’s location is beautiful with only a few houses surrounding it and lots of sheep and pretty hills. So peaceful and relaxing. It’s spacious inside - the living room/kitchen area was great to relax in after a full day of walking. The fireplace made it feel very cosy. The bedroom is also really nice and the bed was really comfy. Fran made sure it was immaculately clean plus she kindly gave us some lovely lemon cake and red wine which was waiting for us on our arrival. Only 6-7 minutes drive outside of Kendal which has some nice restaurants and cafes. Thank you Fran, we hope to come back one day.

Lovely cottage and great location
We had a lovely few days staying in the Barn. It has everything you need and such a comfortable bed. Fran had done everything to make our stay comfortable and we appreciated all the little touches. The lounge was a lovely place to relax and we loved watching the birds and the view out the windows. It is a nice quiet location but easy to get to lots of other places in the Lake District. We would definitely like to come back to the Barn some day!
