LICENSE AGREEMENT: The guest booking the property must digitally sign a license agreement immediately following the reservation. The most important terms of the agreement are included below, and the guest may cancel a booking penalty free within 24 hours. If the license agreement is not completed with 24 hours then the reservation will be cancelled. The agreement will be sent via text message, so please be sure your phone number is correct before booking. AGE 25 OR OLDER TO BOOK: The guest booking the property must be 25 years of age or older. We reserve the right to request a photo or scan of a government-issued photo ID. The guest who books must stay at the property--you may not book for others if you do not intend to stay at the property. QUIET HOURS START AT 10 PM: Our property's quiet hours of 10 pm to 6 am are required by county ordinance and enforced by local police. If the police respond to a noise complaint, every individual on the property may face a misdemeanor criminal charge and be subject to a fine by the county of $300\. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund. Past noise complaints have always come from groups of 20-somethings. If you are booking for a group of people in their twenties and you think your group may want to play loud music at any time then do not book this property or cancel your reservation if you have already booked. Find another place for your trip so you do not have your trip terminated early and without refund. NOISE MONITORING AND SECURITY CAMERA: We use devices that measure volume levels throughout the property (like a smoke detector but for noise) and allow us to respond to noise nuisances before the police are called. The devices are triggered primarily by sustained periods of loud music, not things like loud talking or laughter (which is encouraged!). The devices do not record audio and are 100% privacy compliant. We also have a security camera that records the front door and driveway. This allows us to facilitate remote check in and monitor the property between guests. ACCIDENT FORGIVENESS: Every stay is backed by our accident forgiveness program. Guests will not be held responsible for damage caused during their stay (up to a maximum of $1,500) if 1) the damage is accidental, and 2) the damage is reported as soon as possible, and by no later than the check out time. POSSIBLE BACKGROUND CHECK: We reserve the right to use a third-party to verify the guest's identity and check criminal databases to finalize the reservation. Complete terms regarding the guest verification are provided in the license agreement, and can be provided sooner upon request. MAXIMUM GUEST COUNT: The number of guests at the property, regardless of whether those guests stay overnight, may not at any time exceed the maximum number of guests advertised for the Property. NO PETS: No exceptions, sorry. Please don't ask whether we can allow your perfectly house-trained, hypoallergenic labradoodle to join because we can't :-) NO INDOOR FIREPLACE: The fireplace in the living room is inoperable. You are welcome to use the outdoor fire pit instead. POOR CELL RECEPTION, GREAT WIFI: Cell service in this area can be spotty, at best. The good news is that the WiFi is blazing fast at 250 Mbps, so connectivity won't be a problem once you get to the cabin. BUGS: This is a cabin in the woods--that means there are lots of bugs, especially in the summertime. Even if you are careful some of those bugs will find their way into the house. The best way to minimize the number of bugs inside is to keep doors and windows closed at all times. Please also carefully clean up the kitchen every night and securely package up all food. SMOKING: Smoking is never allowed inside the house. You may smoke outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else--butts must go in the trash after they have cooled off. SHEETS: At the end of your stay you will be asked to strip the sheets off the beds that were used and leave the sheets on top of the beds. SNOW-INS: During the winter, four wheel drive, snow tires/chains, and a car with good clearance are HIGHLY recommended in the event of a snow storm or heavy rain, as there is a good chance that a significant snow storm could restrict access in and out of the house. You need to use good judgement as to whether to cancel a trip before it begins or leave the house early. SEPTIC SYSTEM: This house has a septic system. Grease and oil must never be allowed down any of the sink drains. Feminine hygiene products must be thrown away in a trash can and not flushed down a toilet. Never flush solid trash down the toilet or into a sink drain. NOISE FROM NEIGHBORHOOD GUN RANGE: There is a small community gun range in the neighborhood, so it's possible you may hear distant gunfire. The range is used most on Friday afternoons from 3:00 pm until dusk, and occasionally on a Saturday or Sunday. The range is rarely used Monday to Thursday. NO FIREWORKS: Fireworks are not allowed. NO FIREARMS: Guests may not bring firearms or ammunition inside the house. The moment you walk in the front door you are greeted by the beautiful view off the back of the house thanks to the wall of windows. The house was impeccably clean, well stocked with cooking supplies, bedrooms were comfortable and the general vibe of the place was relaxing. We will definitely return. ##### Leana H. Quiet and secluded, yet close to Antietam Battlefield and other attractions. House was fantastic, clean with great indoor and outdoor spaces. Outdoor views were as spectacular as advertised. Owners were friendly, accessible, easy to communicate with and check in was as easy as we’ve ever had. Unfortunately, it was rainy a lot of the week and the fog covered the view but the times it was showing was breathtaking! The house was really pretty and had lots of room! Very modern. Breathtaking view!! The house is updated, spotlessly clean and very spacious! Loved the lower level rec room! Communication with Mountain Momma was great! The house is lovely and is spotlessly clean. The view of the battlefield is spectacular. Communication with Mountain Momma was very smooth and they were so helpful to us. This was an excellent central location for all our activities. The house was clean and comfortable with plenty of room to retreat if you needed to step away. My 2 sons enjoyed the downstairs game room and having their bedroom/bathroom in their space while the adults congregated in the kitchen and on the deck. The evening sunsets were beautiful. The layout of the house worked well for us, too, as did its proximity to interesting historical sites.The only problem was that the house was very cold when we arrived, and we had trouble getting it to warm up to an acceptable level (68-70 F). We finally figured it out on our second day after much fiddling with the thermostat. A guide to the system would be helpful for anyone staying in cold or hot weather. ##### Bonnie C. We were an extended family group of 8\. The house was very well laid out for an adults and kids with two living spaces. The house was updated, very clean and nicely decorated. It was well stocked in most areas. The only problem was there were no extra towels (only 1 per person) and no extra blankets. The beds only had a light weight comforter and it was cold at night. ##### mary b. The view from the deck is more stunning than the pictures! The house was set up perfectly to have a master bedroom/bath on the first and third floors. The living areas were very comfortable, and the kitchen had everything we needed. We were also within driving distance to many places that we toured during our stay: Washington DC, Shenandoah National Park, Mount Vernon, Gettysburg, and of course the Antietam battlefield and Harpers Ferry, which were very close by. We went to brunch in Baltimore on the inner harbor, and also found a great Italian restaurant close to the house (Jeovani’s Pizzeria in Boonsboro). The check in/out process was easy, and Mountain Mama staff were prompt and responsive to our inquiries. Our only regret is not adding enough days to our trip to chill out on the beautiful deck and lower patio! We’ll do that next time for sure! ##### Teresa C.
