### Northeast Florida Retreat

Stay with us for a night or a year in one of our cute and cozy 1 BR / 1 BA cottage in the heart of historic Riverside. Our cottage is located on a shaded street that is quiet and serene. It is the perfect spot for families moving to Jacksonville from out of town, folks visiting the downtown area for games and events at TIAA Bank Field, or those visiting Jax Beach. The cottage is warm and inviting with cozy décor and the main bedroom has a queen size bed. What more could you ask for!  
  
We are available 24/7\. Fast responses during the regular business hours/night. After 10 PM EST some responses will be answered ASAP or first thing in the morning.  
  
Riverside is (in)arguably the best neighborhood in Jax! It is full of historic homes and parks, bustling nightlife. There are 3 rooftop restaurants/bars within a half mile of this apartment! This apartment is also in close proximity to the St. John's River. Art and culture also abound - visit the Riverside Arts Market 52 Saturdays a year from 10am to 3pm, or the Cummer Museum.

Note: Early arrivals and late check-outs are not guaranteed due to our tight cleaning schedule. Please request approval in advance.  
  
Refund Policy  
  
A 3.9% processing fee on refunds is non-refundable. Refunds will be the amount paid minus this fee, per Stripe's policy. This applies to direct booking and bookings made through select booking channels.  
  
General Guidelines  
  
●Pets: A pet fee of $75 applies per reservation for up to 2 pets. Bringing a pet without prior notification incurs an additional $100 fee, and we may end your stay early. No cats allowed. If your pet causes any damages, additional charges will incur to cover repair or cleaning costs.  
●Age Requirement: Primary guest must be 21+, with an adult over 21 present during the stay.  
Food & Drink: No food or drink in bedrooms (closed water bottles allowed); extra cleaning fees for stains.  
●No Smoking: Smoking of any kind is prohibited; $200 fine for violations. Additional charges will incur to cover repair or cleaning costs.  
●Trash: Dispose of all trash in outside bins before departure.  
●Damages: Report any damages within 24 hours of occurrence or immediately upon arrival. Failure to report damages could result in liability for repair or replacement costs.  
●Dishes: Wash all dishes and run the dishwasher (if applicable) before leaving.  
●Windows: Keep windows closed for security.  
●Storage Closet: Keep this area closed and locked.  
●Consumables: Leftover items are at your discretion; freshness is not guaranteed.  
●Furniture: Do not rearrange.  
●Parties & Events: Unauthorized parties are not allowed; violations will result in additional charges and immediate eviction.  
●Only registered guests are permitted to stay at the property. If you would like to add extra guests beyond the number initially registered, please request approval before finalizing your booking. Any additional guests that exceed the maximum allowed at the property will incur an additional charge of $100 per person. This requires approval from us prior to booking.  
●Illegal Activities: Will result in immediate eviction.  
●Quiet Hours: 10pm to 7am. Please be respectful of neighbors.

#### Decent property but you pay for what you get!

My boyfriend and I referred to this property as the “shack” all weekend. It was in the backyard of another property. It was tiny but cute. In a good location and close to fun things like the Jacksonville Zoo. However, the odor in the house was bad enough to a point that we bought air fresheners. There is also no dishwasher, oven, or washer/dryer. There is a small plug-in stove but it was a little difficult to figure out. Overall, this property had what we needed for the weekend & the owners were very responsive.

#### Needs pest control and maintenance

Served its purpose but requires pest control for small roaches coming from pipes. Also toilet is loose and needs to be taken care of since roaches were also coming from there. $100 deposit shouldn't even be charged until the whole place is rid of roaches and toilet is fixed. Emails were sent to owners with images but I never got a response.

#### Roaches and more roaches

Place looks very clean. But i couldnt leave my dogs food bowl out for more than 10 mins or it would be infested with roaches NOT palmetto bugs. I know the difference. Had to sleep with lights on every night to keep them at bay. Found one crawling on my toothbrush in the bathroom. Roaches were in between glass door on the microwave. I had to go buy spray n roach motels (Due to personal reasons i couldnt switch places. Toilet is STILL loose (from another review). The tub doesnt drain correctly. No bath mat n tub is slippery. No smoke detector. Also it flooded inside due to heavy rains. Mold on baseboards by the door. Asked for partial refund. I was told No.
