Excellent location as central to all. Clean and comfortable. Only downside was Room 3 can hear the thumping music from The Clubhouse next door which closes at 1am Friday and Saturday, empty bottles still being disposed at 3am. Also woken up with other guests letting front door slam late at night and early in the morning. If booking again would request room 4 or 5.

There was no information indicating there was a nightclub next door. After travelling all day we were looking forward to a nice feed and a quiet night sleep. We couldn’t find anywhere that looked safe enough to eat at and the noise from the people at night club congregating outside our window was unbearable. The property itself is nice, clean and comfortable. I would just recommend staying on a night where the club is not running.

Nicely decorated, very clean, and comfortable room. Great to have parking around back. I will definitely stay here again or look at their sister property closer to the ocean. Did tend to get noisy when when people exited/entered the building because the door was so heavy and we could hear on on the first floor. Directions of how to access the building was not provided prior to our arrival and we had to call the owner, and we witnessed someone else having to do so as well. Otherwise, a great stay.

Stayed here over the weekend. Great location, great decor, easy access to get in to the room & building. Fantastic was the fact there is a car park to the rear with the room number on it, brilliant.

Around midnight we was subjected to ongoing disturbances. We could clearly hear loud arguments and doors being slammed shut, which continued for an extended period of time.

Lovely guesthouse close to shops and eatries.
Lovely guest house. Tea coffee and biscuits. Iron and ironing board plus hairdryer. Comfortable bed very clean and good to have an ensuite. Shower was lovely and warm. Housekeeper very friendly and anything you needed you only had to ask.

Amazing
Amazing venue! Really reasonable priced, in the middle of the town, had sensible onsite parking, very secure and especially comfortable. Clear that someone cleans the hotel place regularly and takes pride in the appearance of the hotel. Modern amenities - Smart TV, hair dryer, plenty of plugs in relevant places and plenty of space for 2 people! Would definitely recommend without hesitation and stay again.

Used this hotel as stop by on way to job in morning room was clean, toilet was spotless and shower really good and warm. Bad points were room was cold even tho heating was on as we had to eat in room could of done with two seats. All in I would use hotel again

Fabulous
Fabulous little guest house, very modern and has a really cosy feel to it, comfy bed and fluffy towels in the bathroom. Amazing shower and the whole place is immaculate. No bar or resturant but lots of places to eat and takeaways nearby. Will definitely be back.

Just back from 2 nights had a lovely time the room was spacious very clean bed was comfortable no complaints, enjoyed the complimentary tea and biscuits, close to shops restaurants and shopping centre ideal location would highly reccomend and will be booking up again soon :)

The room needs some TLC to deal with the cracks and the water damage down the one wall. The toilet seat was loose and the taps plumbed back to front. We were at the back so the noise from the nightclub next door wasn't too bad but I imagine its worse at the front of the property. It's budget no thrills accommodation and for that it does its job but with a little care and attention it could be a good option. On the positives the bed was comfortable though could do with some extra pillows as only one per person.

Central Irvine location
The guest house is a good option for a centrally located place to stay. The unmanned check in was easy, the room was good sized and comfortable. There was a place to hang some clothes and had a iron and board. It was supplied with a kettle, cups, and instant coffee and tea bags. It had a comfy chair for an option other than sitting on the bed. The bed was comfortable and the linens cleaned. The room I had (room #4) could faintly hear the music from the bar next door but had no issues sleeping. There are some areas that could use improvement. The carpet was not well fitted in the room which caused the carpet to bunch up a few times while opening the door. This resulted in not being able to open the door enough to get out and had to reach down and move the bunched up carpet in order to get out. Another issue was a lack of response from the cleaning person or property manager concerning an issue I had with the TV/remote. I had left a note when I went out one day and when I returned to the room late that evening, the note was exactly where I left it without a resolution or a note back. I then emailed he property manager. While waiting for a response, I decided to fiddle around with the TV and determined the cable going into the wall was the issue. I then immediately emailed the property manager again to let him know I was able to figure out the issue and informed him of the issue. I never received any communication back.
