Exactly what the Dr. Ordered
First off, the host is a hands on guy. He will help with anything you need. The bnb was very nice, had a dock i fished on every day. The unit itself was immaculate and easy to navigate. Everything was exactly as described in the listing. I will be staying there again as i make more frequent stays in Hudson. Its also cheaper than a good hotel. Just sayin'.

Great space near Hudson Beach. Home was clean and had everything we needed. Backyard was spacious and the dock was a great place to unwind. Right next door to the ice cream shop!!! Easy check in/out and owner was very responsive to all messages. Very comfortable home.

Nice second story apartment
We found this apartment to be very comfortable. It had a very large room that had three sofas all very nice a large table with six chairs with a serving and stools from the kitchen. The kitchen was very modern and it had a really nice big washer and dryer my only complaint would be is it is a second apartment so if your handicap don’t book one but if you’re not handicapped, it’s a very nice apartment would I book it again if I was in the area Sure

Property evaluation
The property was listed in filters as "House" and was an apartment and upstairs. There is a note at the end of the property description that says it is an upstairs apartment (duplex) but that is deceiving to those renting because it also states "Home" in the title. We were not unhappy with the place nor the overall accommodations, but I noted this same comment has occurred more than once. VRBO needs to fix this. It should not show up as a "house" in the filters. It should be listed with VRBO exactly for what it is, an upstairs apartment.

Thank you for your review and the feedback. The property is categorized as a house in the county property official records. The county permit now mandates that all gulf waterfront houses should only have living space on the 2nd or 3rd floor. Additionally, there is a large backyard, similar to any regular house. However, I address it again. Please note that the property is on the 2nd floor and requires climbing stairs. It is not wheelchair-friendly.

There was food in refrigerator and freezer. Micro wave was dirty. Some of the silverware was dirty and my husband had to clean the coffee pot several times to get it clean. Noise from traffic was awful, you heard every car and car radio that went by. Got very little rest at night because of the noise. Lock on door inside would not lock. Shower was very hard to use. Fan in master bedroom had to be fixed the first day. Lamp in front room didn’t want to stay on. It’s above an office and when he left for the weekend the cable was off, but when he came back Monday it magically came back on. We booked it and then I received a note saying the dates were unavailable, so I booked another, then a little while later it said that it was confirmed. During that time I got another place(My Mother was in hospital in serious shape I had to get a room) I texted him and told him what happened and he said I could cancel, but I would not get my money back. We were desperate. We will never book there again.

Read the entire description of the property.
This apartment is located on the second floor. A detail that is at the bottom of the description of the property. I did not notice it, so I didn't find out until the day before my arrival. I am a disabled veteran and would not have booked it if I had known. Be sure to read the entire description so you will not be surprised by anything until it is too late to cancel.

The place had everything we needed and was very clean. We contacted the manager twice and he responded immediately. Only drawback, it was very noisy some nights from motorcycles and noisy cars. Good restaurants nearby

The property is beside an ice cream shop, lots of guests love the location. I am sorry you don't. We do have very good cleaning staff. They only do the cleaning after guests check out. They don't disturb during guests stay.

Very pleasant stay
It turned out much better than actually anticipated. The apartment was very clean and had all the amenities (everything worked as desired) that made our stay entirely hassle-free. Communication with the host was easy. Hudson, FL is also a nice small community away from the overloaded tourism and population that has come over the Orlando and Tampa areas in recent years. It's a good place to enjoy being close to the Gulf and relax. Great ice cream is available next door and good seafood just around the corner. Definitely recommend this place!

Quick Family Trip
Quick trip down to see some family. This unit provides all the comforts of home, much nicer than being in a hotel. Our daughter and her boyfriend fished off the dock with the provided fishing poles. If you have a chance walk next door and get yourself a scoop of ice cream! Would recommend.

The house was great, very clean and organized. I was staying with my mom and sister and there was plenary of room for all three of us. The location was cute, next to an ice cream and pizza place, lots of seafood within walking distance. I’d happily stay here again the next time I’m in town.

Nice location
The apartment was very clean and well stocked with your basic necessities and toiletries. The view of the sunset was gorgeous. Close to sunwest Park and 20 min from weeki wachee springs. My only complaint is the beds made alot of creaking noises on even the slightest movements. Otherwise I would stay her again with my family.

This apartment was perfect for our trip! Very nice accommodations for a reasonable price! Neat and clean inside with nice furniture. Host provided necessary information without unnecessary communication. The washer and dryer were a nice perk for us on this trip.

COVID 19 STAY
We stayed for four weeks and enjoyed the place, as all our plans were canceled due to the virus. We stayed home. We spent a lot of time on the floating dock watching the wild life while working on our crafts. The house was very clean. The only faults I had were the bed was exceptionally high and difficult to get into for older people. But once you got there, it was very comfortable. The bathroom was very small, and getting into and out of the shower was a challenge. James said he would look into installing a grab bar. My wife and I are both elderly and these items may not be an issue for younger people.

The site is located on a canal and it is lovely to sit outdoors on the dock. The place is easy to get to and great to stay in. Lots of amenities close by. It can be a long drive to go back and forth to the larger beaches as hwy 19 can be slow.

A solid option
This is our second visit here, and we again appreciated a great apartment in a convenient location for visiting family. It's a much better alternative to the somewhat crappy low budget hotels that dot the area. The neighborhood was a bit noisier than we remembered, but not terrible. James is a great host, super helpful and responsive. The apartment is clean, comfortable and has everything you need.

Great location!
The house was very neat & clean. We had a nice stay. Very close to Sun West Beach. If you stay here you should drive to that beach- 10 min drive. The ice cream parlor is right beside this house and they have over 40 different flavors and it was delicious. Close to restaurants and Grocery stores. If you stay her you should try Sunny Side Up- Best breakfast in town and very reasonable prices. We enjoyed our stay!

Centrally located and very clean
When we initially saw the advertised write up for this location, it stated: gulf access, fully furnished HOME with dock. We didn’t realize it was actually an Apartment on the second floor until we received the address and further information, a few days prior to our trip. Even though there’s a business on the first floor, we did feel like we had the place to ourselves. It was just a surprise to us and we feel the advertisement was misleading. We have family members in Florida and it was a great location to see everyone. The apartment was very clean and had many extra house items: towels, paper towels, dish soap, spices for cooking, etc. We would recommend a bath tub mat because the tub can be slippery when using. Convenient location for what Hudson and surrounding towns have to offer. It was a great trip, Thank you, The Baileys

Can't say enough of how great this vacation rental is. We were a group of 3 guys looking to get out of the snow and do a little golfing. This was the perfect place do that. We played 6 days in a row on beautiful courses that were close by and very reasonably priced. The apartment itself was very spacious, clean, well equipped and well organized. The location is close to the beach and many good places to eat and enjoy the Hudson area. Anyone would not be disappointed in any way after staying here. Thank you James for maintaining such a great spot.

Perfect, exactly what we needed!

Our family of 5 fit very comfortably in James' apartment. The apt is on the 2nd floor with a view of the canal. The apt was clean and stocked with staples to get you started with your stay. The owner keeps in contact with you via email and or the home away app. His office is downstairs but he doesn't intrude at all. There's a cute little marina area and beach to walk by. It's close to shopping and Tampa. Thanks James for welcoming us in your apartment!

Roast inside at your own peril.
The air conditioner leaked through the ceiling and the owner tried to blame me for his improperly installed air conditioner. He then insisted that we keep the temperature at 78 degrees. It was way too hot and the last part of our stay was miserable.

I am deeply sad to see the review. I am really sorry for that you are not 100% satisfy your stay in the vacation rental. You probably misunderstood me and I did not complain you. I only suggested that you set the AC at 78, but should not below 76 in middle hot day, which was told by AC company. It may be set lower in night. However, I followed what expert told. AC technician said that we should not set temperature70 degree in middle hot summer in Florida. Setting AC 70 or below will freeze the AC and cause damage. The AC was installed two years ago by the licensed AC company. It did not have any problem. The Rheem AC is good AC according to the AC company. The house had Rheem AC for 15 years before replacing by the new one. However, once set the temperature at 78, the issue was gone. It is my fault that I did not address anything about the AC temperature setting. Now I have note on the thermostat. I just want you have cool air instead of no cool air. I guess, it is also good to know for all of us: try not set AC below 70 in middle of day in summer. Regards, James
