The more than generously dimensioned living-dining room-kitchen area opens with its gable-high glass front to the lake and conveys an almost breathtaking panorama and a unique attitude to life in the middle of nature. A loft-like sleeping loft across the entire width of the house enjoys the same view. Two of the three bedrooms have been extended up to the gable and convey a wonderfully airy feeling of space - in other words, it is a holiday home of the extra class, modern floor heating, 2 bathrooms, sauna, fireplace and a park-like natural property of 135\. 000 m² in size. Forests and meadows alternate. We have created fireplaces on the lake shore for romantic evenings. There is a large trampoline for children and some seating. Our canoes lie on three small sandy bays. Feel free to roam on hiking trails (or next to them) this not so small vacation paradise. In order to bring the special mood and diverse leisure activities of our private property on Lake Rottnans closer to the guest, we have developed our own homepage. Here you will also learn a lot about the surrounding area. The surrounding area: The property is only accessible via a 150 m long private driveway and is an intimate world in itself due to the trees and adjacent meadows. Old pines, light birch forest, meadows, two torrents and the varied shoreline: that is pure Sweden. The area around Lake Rottnan is so beautiful that it has been placed under landscape protection; the opposite side of the lake is part of a nature reserve that you are welcome to hike or 'paddle'. Extended boat tours are ideal. You get the best impression of the surroundings when you hike up the nature reserve on the other side of the lake on one of the beautiful forest paths. Once at the top, you can lie down on the grass, take a picnic break and enjoy the wonderful view of the most beautiful part of Varmland. The Rottnansee with its location reminiscent of fjords is framed by mountains and with its length of about 20 km it is also not very small. Ideal for long canoe trips. The wider area: You will certainly be in Sunne more than once because of the larger offer for daily needs. Just leave the car at the train station and treat yourself to a train ride to the state capital Karlstad. The journey will not disappoint, because it leads you along Frykensee and is one of the most beautiful train routes that I know. This way you will also get to know the 'metropolis' Karlstad. You can also drive from Sunne in the opposite direction to Torsby along Frykensee and make a detour to Tossebergs-Klättan and enjoy the lake landscape from there. It is worthwhile in any case; and from Torsby, which is only 35 km away from us, every morning a small propeller plane flies directly to Stockholm and back in the evening. That may sound a bit extravagant, but we have already done it ourselves and just loved it. Of course Oslo does and is easy to reach What are the special features?: At this point, I don't want to give any travel guide wisdom, but rather give special tips, one of which is for gourmets, because game specialties such as bear steak, wild cock and elk loin are not available in every restaurant. The best we know can be found 25 km behind Gräsmark. It is lonely at the Tvällensee and is simply called 'Värdshus'. Turn in Gräsmark towards Torsby, but follow the road straight towards the Norwegian border to Simonstorp, where you continue for another 2 km and see the 'Värdshus'. The gastronomy is just great and you sit very comfortably. On the way there you will pass Lake Kymmen. Von dem Haus geht ein, doch relativ steiler Weg hinunter zum See. Vorbei an einem Spielplatz mit Schaukel, Wippe, Rutsche, Trampolin und Seilrutsche. Es gibt einige Sitzmöglichkeiten mit Stühlen und Tischen am See. Wir haben eines der kostenlosen Kanus ausgiebig genutzt. Durch die großen Wohnzimmerfenster konnten wir abends Rehe auf der Wiese vor dem Haus beobachten.Wir haben uns rundum Wohlgefühlt und die Kinder wollten garnicht nach Hause.Frau Peters war immer für Fragen erreichbar. Wir konnten sogar die Endreinigung noch kurzfristig hinzubuchen, da wir dieses im Voraus vergessen hatten. Eine kleine Anmerkung: Uns waren die Betten leider zu weich. Von der Straße führt ein relativ steiler Schotterweg zu den 3 Häusern. Das erste davon war unseres. Wunderschön gelegen, Blick aufs Wasser, sehr gut ausgestattet und sauber. Das Grundstück ist sehr weitläufig. Von den Nachbarn bekommt man so gut wie nichts mit. In der Nähe des Wassers gibt es einen kleinen Spielplatz mit Trampolin, das hat den Kids sehr gut gefallen. Die Kommunikation mit der Besitzerin war hervorragend. Wir haben uns sehr wohl gefühlt und würden definitiv wieder kommen. In der Gegend haben wir viele Trails und Wanderwege gefunden, die auch mit jüngeren Kindern sehr gut machbar waren. ##### Sarah P. Auf dem Grundstück befindet sich ein Spielplatz mit gutem Trampolin, Rutsche, Schaukel, Wippe und Seilbahn. Vernünftige Kanus (Aluminium) und Schwimmwesten, auch für Kinder sind vorhanden. Unser Aufenthalt in diesem wunderschönen Ferienhaus war einfach unvergesslich! Die Lage des Hauses ist perfekt – direkt am See, umgeben von malerischen Wäldern und einer atemberaubenden Natur und fernab von jeder Hektik. Jeden Morgen wurden wir von Vogelgezwitscher geweckt und konnten den Tag mit einem erfrischenden Bad im klaren See beginnen. Das Haus selbst ist sehr modern und komfortabel eingerichtet und entspricht der Beschreibung. Es bietet alle Annehmlichkeiten, die man sich wünschen kann, und noch mehr. Besonders die große Terrasse mit Seeblick hatte es uns angetan – hier haben wir viele entspannte Stunden verbracht, gegrillt und die herrliche Aussicht genossen. Die weitere Umgebung bietet interessante Freizeitmöglichkeiten. Wir haben Wanderungen unternommen, sind Kanu gefahren und haben die Ruhe und Schönheit der Natur in vollen Zügen genossen. Frau Peters ist eine äußerst freundliche Gastgeberin und im Haus gab es wertvolle Tipps für Ausflüge und Aktivitäten. Wir fühlten uns von Anfang an willkommen und gut aufgehoben. Wir können dieses Ferienhaus in Värmland wärmstens empfehlen und freuen uns schon auf unseren nächsten Besuch. Es war wirklich ein perfekter Urlaub in einer traumhaften Umgebung! ##### Andra S. Schon bei der Ankunft waren ( obwohl es geregnet hat) schwer begeistert von dem Ausblick ,der sich vom Haus runter zum See bietet. Das Grundstück ist riesig und man könnte allein damit verbringen ,alles zu entdecken oder die Zeit auf dem See mit dem Kanu ,dem Ruderboot oder dem Boot mit mit Außenborder zu verbringen. Die Umgebung und das Wetter waren zusätzlich sensationell aber allein das Haus, der Garten, der Blick auf den See sind einfach nur wohltuend. Die Beschreibung des Hauses passt zu 100% und wird jeden vor Ort begeistern. Es fehlte nichts und es war unüblich viel von allem vorhanden (Geschirr, Küchenutensilien, Stühle innen und außen, Platz auf der riesigen Couch, ....). Die Eigentümer tuen wirklich viel um den wohlverdienten Urlaub zu fördern. Allein die sehr genaue, nachvollziehbare und überaus sympathische Anfahrtserklärung. Wer bucht und fährt weiß genau was ich meine. Der Rasen wurde während unserer Zeit vor Ort wöchentlich gemäht. Hierdurch hatten wir auch keine Stechmücken. Wir durften in diesen drei Urlaubswochen insgesamt 8 sehr nahe Elchbegegnungen im Radius von 5 km um das Haus erleben, welche unbeschreiblich waren und tief im Herzen mit nach Hause genommen wurden. Die ein oder andere frische Elchhinterlassenschaft war auch immer mal auf dem Hausgrundstück zu finden. Uns haben garantiert mehr Elche beobachtet als wir vermuten. Schlusssatz: Wir haben schon viele Ferienhäuser gebucht aber selten ein vor Ort überraschend tolles wie dieses. ##### Manon Maria S. Wie haben unserer Aufenthalt sehr genossen. Das Ferienhaus ist super ausgestattet. Durch den Garten geht es zum Boot oder den Kanus um auf dem See paddeln zu können. Es ist sehr ruhig.
