Located just 100 meters from James Street's vibrant dining and shopping precinct, and a leisurely five-minute walk to the pristine sand and surf, this property epitomizes coastal living.  
  
The apartment features a comfortable master bedroom with a queen bed, ceiling fan, and air conditioning for a restful stay. The second bedroom also includes a ceiling fan for added comfort. The open plan living and dining area is air-conditioned, providing a cool and inviting space to relax.  
  
You’ll find everything you need in the fully equipped kitchen, perfect for preparing meals during your stay. The apartment also includes one bathroom, complete with a washing machine and dryer for your convenience. Step outside onto the private balcony and enjoy the peaceful garden views, a great spot to unwind or enjoy your morning coffee.  
  
Guests can enjoy resort-style amenities, including two swimming pools, a BBQ area, a tennis court, and secure basement parking. Despite being centrally located, the property remains quiet and peaceful, providing the perfect base for your Burleigh Heads holiday.

▪️ All service disconnections are now completed, and the site is ready for demolition.  
  
▪️ Demolition works will commence on Wednesday, 25th June 2025\. Installation of site fencing will begin on the same morning.  
  
▪️ On – demand diggers (ODD) have been awarded the demolition contract.  
  
The demolition is expected to take approximately 3 weeks, weather permitting.  
  
Week 1: Internal strip out  
  
Week 2: Asbestos removal  
  
Week 3: Structural demolition and removal of debris  
  
ODD will implement appropriate dust control and traffic management measures during the works, including temporary road closures when required.

Please be aware that the Burleigh area is currently experiencing ongoing construction as part of the Gold Coast Light Rail expansion project. This work is taking place throughout Burleigh Heads and surrounding areas and may result in:  
  
▪️ Increased noise during daytime hours  
  
▪️ Changed traffic conditions or detours  
  
▪️ General construction activity near some properties  
  
While this is outside of our control, we want to ensure guests are fully informed prior to booking. The project is expected to enhance transport access to Burleigh once complete, but in the meantime, minor disruptions may be present.
