Inside, you'll find a bright, welcoming layout all on one level—ideal for families and guests of all ages. The country-style kitchen is stocked with everything you need to cook and gather, opening into a dining area and comfortable living room with a large TV and plush seating. The sunny Florida room just off the living area is the perfect spot to sip coffee in the morning or enjoy a glass of wine as the sun goes down. Sliding doors lead directly outside to the lakefront patio, so you're never far from the view. Three bedrooms and one full bathroom provide plenty of space for everyone to relax. Two rooms feature queen beds, while the third offers a twin—great for a child or solo guest. There's also a sleeper sofa in the living room for extra flexibility. Step outside and the real magic begins. A wide lakeside patio spans the back of the house, offering multiple spots to sit back and take in the scenery. You can tell the owners took more care in the outside of the house vs the inside. The backyard was amazing. We enjoyed the propane fire pit and the gorgeous view from the dock… the dock was amazing!! The inside was a bit rough in spots. You entered through the very dated kitchen and were greeted by burn marks on the floor. They gave us coffee, but no filters. The bed wasn’t the most comfortable, but not terrible by any means, but the pillows were awful. My recommendation is for the owners to upgrade the pillows and just include some coffee filters and it would be highly improved. If not, guests, just bring your own pillows! Other than this, we had a great stay. I do recommend this property, especially for dog owners! ##### Karen d. The house is right on the water which was amazing for a morning sunrise coffee and sunset drink. The area was quiet and peaceful and offered no distractions. The inside however wasn't the best, the door knob fell off the only bathroom door the first day. The headboard on the bed was broken and constantly made noise. The house was fairly clean, however be prepared to bring everything from a hair dryer, extra towels, coffee filters, soap, paper towels, toilet paper and anything else you might need. The property company did provide dish washer pods... however there is no dishwasher. So I would recommend also bringing paper plates and disposable utensils. Entering the house was also difficult due to the screen door and kitchen door not opening all the way. We also had to send in multiple documents including dog vaccine records in order to book the property which was a bit annoying. ##### Steven N. The 3 season porch with the spectacular views made the rain day not so bad! Outdoor patio with shade tree was very enjoyable and the hot tub a bonus. We usually go with a budget-friendly place, but decided this year to splurge a little bit since we knew our options might be a bit more limited due to the pandemic. This house was PERFECT for our group - 3 adults, 1 toddler, 1 infant, and a dog. We loved the proximity to wineries and downtown Geneva, the direct access to the lake for swimming, the kayaks, etc. We were sad that the hot tub wasn't working during our stay, but communication with the property management company about that was very easy and we were glad to get small refund since that amenity was not available. The space was impeccably clean, I loved having an in-house washer and dryer, and the accommodations were comfortable. We will definitely keep this house on our radar for future visits! ##### Katharine D. The house was very comfortable and the yard was very nice. We especially loved the backyard patio and hot tub. The stairs down to the water and dock were very steep concrete and would have been very concerning if I had small children. The dock was very nice, sturdy and relaxing. The water was shallow and warm, perfect for swimming and just floating. I am from a family of very avid fisherman and they were very disappointed with the fishing both from the dock and out on the boat. Even the locals say the fish population has declined over the last few years and its not the great fishing destination it once was. We still had a very relaxing and comfortable vacation. Our biggest complaint was we were only allowed 7 people at all times and 3 vehicles even though the parking space would have allowed for 4 or 5\. We would have like to have more family as day visitors to enjoy the lake with us. ##### Heather G. We had 7 adults and it was perfect for us. Our friends brought their boat and docked it there and everything was clean and easy! There was enough room for yard games and the sun room was perfect for board games. It was a very peaceful place to stay! ##### Jacqueline L. We came to boat on the lake and fish. I saw there was a lift and wanted to use it. We could not figure out how to use the boat the lift when we got there and there was no instruction yo be found. Turns out it was an unmarked switch in the living room. Thankfully the neighbor saw us struggling to get the boat out of the water before the storms. Beware- Seneca lake is rough when weather is near. Without the neighbor, my boat could have been destroyed. Facts about our stay: -Amazing view and peaceful. -Premier properties was great with communication. -fire pit, dock, hot tub and grill were great amenities. - hot tub broke on second day. - house is dated but cozy. - We had to fix toilet while we were there. - couldn't use the boat for two days due to the storms. -I only caught 1 fish from the dock. - Geneva has great pubs and breweries and is close. - the local parks were great for the kids. -had two small dogs. Each was charged 100 extra which i thought was high but we did get a nice "doggy bag for them". - When the weather was nice, the lake is amazing for boating and fun.
