Our two-bedroom, two-bath condo features breathtaking views of the emerald green waters of the Gulf of Mexico, all from a huge 400 sq ft private balcony! As a guest, you also get our Free Forever Memories Fun Pass! 🐬 ⭐⭐ TOPS'L has its own pool, and the beach is just a short walk right outside the elevator. There is also a beach-side grill and bar! KITCHEN ⭐ This unit features a newly remodeled kitchen with granite countertops and stainless steel appliances. New tile flooring throughout the hallway, dining, and living room was added in February 2022, along with a new sofa sleeper and two matching chairs. The kitchen closet has a large stackable washer/dryer combo for your convenience. Finish off your day watching the sunset on this amazingly large balcony. Tune into you favorite music, dance to the gently breeze and truly enjoy your stay. FLOORPLAN ⭐ Our condo sleeps six (6). This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie. Wi-Fi ⭐ Our property provides Resort Wi-Fi and is considered an "open/public network." The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. \*\*Bring your passwords for streaming services.\*\* Don't forget to log out when you leave. PARKING ⭐ Upon arrival, you will check in at the guard gate for parking passes. There is a two cars max. We send our check-in report to the guard in advance so they will expect you. The drive throughout the resort is beautiful! BEACH SERVICE ⭐ Please note: No Beach Canopies or Tents are allowed on TOPS'L Beach. You will be able to rent beach chairs from Dolphin Beach Service. Typically, you can find beach chairs, toys, and umbrellas on the balcony. This is a leave one, take one setup, so we do not guarantee what will be available upon arrival. POOLS ⭐ The Upper Pool is Heated during the Week of Thanksgiving and is for Tides Only Guests. The lower pool is for anyone staying at Tops'l. Don't forget your pool fob key! Have fun, and remember to read and abide by all community rules posted. SECURITY ⭐ Our property currently does NOT have an entry camera, but the resort does have cameras. If you touch or tamper with the cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages. PETS ⭐ Absolutely NO PETS. Due to the health and severe allergies of the host we cannot accept animals of any kind in this unit. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave. BOOKING ⭐ You must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed. CHECK-IN/CHECK OUT ⭐ Check-in any time after 4 pm CST. Check-out is any time before 10 am CST. EARLY ARRIVALS ⭐ We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST. KITCHEN ⭐ The kitchen has a Fully equipped refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher under the sink. SMOKING ⭐ NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property. REFUNDS ⭐ Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control. Please note: A resort amenity card is not included with this rental. We had everything we needed and the short walk from our condo to the beach and pool was perfect….no busy roads to cross, no golf cart needed. A simple walk across the hall to the elevator and quick walk around the corner and you’re there! I scored low on cleanliness for these reasons - I am not sure if the turnover before our arrival was rushed or what, but I would recommend a slightly more thorough cleaning between renters. The kitchen countertops were disgusting (you couldn’t “see” that because of the pattern but if you touched them you could tell it had been a while since they had been wiped down). The refrigerator could also stand to be cleaned. The TV in the living room didn’t work (even when following the troubleshooting instructions) it turned on but cable wouldn’t come on. The pocket door in the master bedroom doesn’t fully close/lock (you can see it’s either off the track or just not level for another reason). I scored low on check-in because it would be nice to get in early if the unit is ready instead of needing to wait until 4 on the dot (in addition to 10am being a very early check out time). These things are definitely not deal breakers for us and we would definitely consider staying in this unit again. The view of the water from this place is incredible and the beds were comfortable. We didn’t need the TV so that was not a big deal. I am curious about what “fun pass” we were supposed to receive. ##### Christie D. We were traveling to Hilton Head and decided to make a change due to Hurricane Ian. We loved the location of the condo and the beds were very comfortable too. We have two adult children, and the condo has a large living area. Plenty of room to spread out within the condo. The unit was just outside of the elevator, so was very convenient. Great location, easy elevator ride and walk to beach, good beach and pool vibe. The condominium itself was great, freshly remodeled, no maintenance issues. We were visiting family in the area and have stayed at Tops'l before- this was our first time at the Tides. The view from the condo was fantastic and the balcony was very nice- we used it every day. There was plenty of good shopping / restaurants in the area. We rented a pontoon boat at Destin Harbor one of the days and that was fun. There is a state park very close to the condo and it had some wonderful hiking. The condo was adequate - kitchen was nice- but could use some updating as the carpet seemed worn in the bedrooms. The master bedroom shower stall was a bit slippery - could probably use some kind of anti- slip shower treads. The kitchen was well stocked except there were only 3 beverage glasses - lots of wine glasses though! ##### Eileen Z. View from the 12th floor was great especially for the fireworks on the beach. Kitchen could use a few more dish pieces like more than 2 cereal bowls. This was the 5th or 6th time I've stayed at this property & always had a good experience. I've stayed at all 3 high-rise condo buildings; at the Tides at least 3 times. The reason for the poor rating is that I was so looking forward to playing tennis & working out at the fitness center. When I went to play tennis I was informed that I did not have access to the tennis courts or the fitness center. That I should try to play at other properties. Made no sense. Vacation immediately ruined! You should warm people in Bold Print, up front that they do not have access to tennis & fitness facilities. It was inexcusable & terrible to find that out when I wanted to use the tennis courts, etc. I know you can't refund the entire rental amount, but some adjustment is in order & should be made. ##### Charles c.
