You have exclusive, private access to the entire main house, outdoor pool oasis, and game room.

RESTRICTED AREAS (Strictly Off-Limits):

• Owner`s Annex: When descending the internal stairs, the path splits at the bottom wall. To your right is the Game Room and Pool access. To your left is a smart-locked door leading to a separate owner annex. This door remains permanently locked and is NEVER opened during your stay to guarantee your absolute privacy. Tampering with this door is a strict violation of house rules.
• Supply Closet: One locked closet in the guest bathroom is reserved exclusively for cleaning staff inventory.

CONTACTLESS CHECK-IN
Access keys securely via a smart lockbox located under the main front stairs. Your secure access code will be sent exactly 24 hours prior to arrival.

ABSOLUTE PRIVACY
We respect your vacation time. You will not see us on the property unless you specifically request maintenance or assistance.

Our home is located steps from the sand right off Estero Blvd, the vibrant main artery of the island. Being in the heart of the action means you are close to everything, but please anticipate slower `island time` traffic during peak seasons. We highly recommend using our complimentary bicycles to cruise past the cars and explore like a local.

🐢 SEA TURTLE NESTING SEASON
Fort Myers Beach is a proud sanctuary for nesting sea turtles (May through October). Local island ordinances require keeping blinds closed at night and minimizing bright exterior lights to protect the hatchlings. We appreciate your help in preserving our local wildlife!

🏊 POOL TEMPERATURE DYNAMICS
The pool is heated year-round for your enjoyment. Please note that during heavy tropical rain or rare cold fronts, water temperatures may naturally fluctuate momentarily as the electric heater adjusts.

🦎 TROPICAL ENVIRONMENT
We maintain a strict, professional pest control schedule. Because we are in a beautiful tropical coastal environment, it is completely normal to occasionally spot native wildlife in the outdoor areas.

🎱 CLIMATE-CONTROLLED GAME ROOM
Our dedicated game room is fully air-conditioned for your group`s comfort. To maintain a cool environment while enjoying the equipment, we kindly ask that you keep the exterior doors to this space closed while in use.

🧗 ELEVATED COASTAL LIVING
To capture the best coastal breezes and adhere to local island building codes, our main living space is located on the second floor. Please note that access requires climbing one full flight of standard exterior stairs (no elevator).

🧻 COMPLIMENTARY STARTER KIT
To ensure a smooth arrival, we provide a basic starter kit of essentials (toilet paper, trash bags, toiletries). For extended stays, guests can easily provision additional supplies at the nearby Publix or local island markets.

🛠️ EXTERIOR MAINTENANCE
To ensure the property remains in pristine 5-star condition, professional lawn and pool teams perform quick exterior maintenance weekly. They only access the outside and will completely respect your privacy indoors.
By booking this property, you acknowledge and agree to the following operational rules and associated fines. We enforce these strictly to protect our property and maintain our 5-star standard.

UNAUTHORIZED GUESTS & PARTIES
Maximum occupancy is strictly 8 guests. No parties, events, or local gatherings.
[PENALTY]: $100 per unauthorized guest per night, and/or immediate eviction of the entire group without a refund.

SMOKING PROHIBITED
No smoking or vaping of any substance inside the main house or the game room.
[PENALTY]: $500 minimum fee to cover professional ozone treatment and deep cleaning of our double-white linens.

LATE CHECK-OUT
Check-out is exactly at 10:00 AM. Our professional cleaners are scheduled back-to-back.
[PENALTY]: $50 for every 30 minutes past check-out time.

RESTRICTED AREAS (OWNER`S ANNEX & CLOSETS)
Tampering with the smart lock on the Owner`s Annex door or the housekeeping supply closet is a security violation.
[PENALTY]: Immediate eviction without a refund.

DOG-FRIENDLY & SERVICE ANIMAL POLICY
We welcome a maximum of 2 dogs. They must be explicitly added to your reservation guest count prior to arrival. Dogs may NEVER be left unattended inside the home, game room, or backyard at any time. Legitimate service animals are welcome; however, in strict accordance with platform accessibility guidelines, a service animal must accompany its owner at all times.
[PENALTY]: $250 fee for undeclared pets or unattended animals, plus the exact cost of any required deep cleaning or damages.

NOISE ORDINANCES & CITY COMPLIANCE
Fort Myers Beach enforces strict local noise ordinances to protect the peaceful coastal environment.
• Daytime Audio (Before 10:00 PM): Personal speakers are permitted at a respectful volume. The absolute rule: If your music or voices can be heard from the street or the neighboring property line, it is too loud and must be turned down immediately.
• Quiet Hours (10:00 PM - 7:00 AM): NO exterior speakers, Bluetooth devices, or amplified sound of ANY kind are permitted outdoors. The pool area remains open for your enjoyment, but voices must be kept to a normal, conversational level. No yelling or loud gatherings.
[PENALTY]: Any noise complaints, police visits, or citations issued by local authorities will result in immediate eviction without a refund. Fines incurred will be passed directly to the guest plus a 20% administrative fee.

POOL EQUIPMENT & HEATER CONTROLS
The pool heater is remotely controlled and monitored by management. To ensure optimal comfort and efficiency, the default temperature is locked at 85°F during Summer and 90°F during Winter.
• Temperature Increases: If you wish to increase the temperature beyond the seasonal default, a $35/day utility surcharge applies. All adjustments must be requested via the booking platform messaging.
[PENALTY]: Tampering with the physical pool equipment, valves, or control panels on the property is strictly prohibited and will result in a $250 fine plus the cost of any mechanical repairs.

GAME ROOM EQUIPMENT
Our dedicated game room is a premium amenity. We strictly prohibit food or open drinks on any of the gaming tables to preserve their condition.
[PENALTY]: Any broken gaming equipment, torn felt, or stained tables will result in a minimum $150 replacement/cleaning fee per item.

PROPERTY CLIMATE CONTROL
The air conditioning systems are provided strictly for your comfort. However, all exterior doors and windows MUST remain closed while the AC is running.
[PENALTY]: Leaving exterior doors open while the AC is running causes the system`s coils to freeze. If this negligence causes the system to fail and requires an emergency HVAC technician dispatch, a minimum $250 service fee (plus the exact cost of repairs) will be charged to the reservation.

CHILD SAFETY & POOL LIABILITY
There is no lifeguard on duty. For strict safety and liability reasons, children must be actively supervised by a responsible adult at all times when in or around the pool and patio areas. We assume zero liability for accidents, injuries, or drownings.

GAME ROOM SUPERVISION
Our billiard and ping pong tables are commercial-grade equipment. To prevent accidental damage, children are not permitted to use or play around the gaming tables without direct, active adult supervision. The guest booking the reservation assumes full financial responsibility for any equipment broken by unsupervised minors.

STRONG ODORS & SEAFOOD PREPARATION
We strictly prohibit frying fish or cooking with excessively strong, lingering odors inside the home. Additionally, any fresh seafood stored in the refrigerator MUST be securely sealed in airtight Ziploc bags.
[PENALTY]: A minimum $500 fee will be charged if the property requires professional ozone treatment and deep cleaning to neutralize severe cooking odors for the next arriving guest.
