The house consists of a large entrance with separate toilet, serving on half level, upstairs a master bedroom (sleeping 2 people) with TV and with its solarium, a bathroom, separate toilet, and another bedroom adult (sleeping 2 people). On the lower half level, a large 45 m2 living and dining room, with open kitchen fully equipped with its pantry, corner fireplace, living room opening onto a terrace with wood-fired barbecue, shaded by an arbor and its vineyard . From the kitchen, access to a comfortable fully equipped veranda, overlooking a large terrace, and to a bedroom intended for children (sleeping 4 people) with direct access to its bathroom. The exteriors have been arranged all around the house, in different spaces and different terraces, so that everyone can enjoy both the absolute calm and the beauty of the place. You can, for example, have breakfast, or have a barbecue under the arbor in the shade of the vine, relax in a hammock stretched between two olive trees, enjoy the sun on the large terrace between lawn and palm trees, or enjoy the swimming pool and all its facilities. The pool area, located on another wing of the house, includes a fully equipped summer kitchen, with a large three-burner gas stove, oven, ceramic hob, fridge and freezer, and its bar made of local dry stone. The summer kitchen opens onto a large terrace with teak table and chairs, also shaded by an arbor, and terrace extending onto the pool decks, 9 meters long by 4.5 meters wide. The swimming pool, equipped with a large Romanesque staircase with whirlpool, is 1.10 m deep in half to allow the little ones to enjoy it on foot. On its other half, the bottom is 1.80 meters in diamond, to allow the older ones to dive safely. Finally, its beaches are equipped with sunbeds and sun loungers. A play area for children is also provided with slide gantry, table tennis, a trampoline, and ornamental pools planted with water lilies, and populated with goldfish and koi carp. The Derroc will therefore be able to accommodate 8 people in very good comfort, in a magnificent setting and with rare tranquility during the four seasons. Walks and hikes starting from the house, or even the animations and the life of the village 'a stone's throw away', like the many markets and animations, the shows of the Théâtre du Rocher, the open-air cinema, the restaurants will delight you and will make your holidays at Derroc unforgettable. The house has a very nice pedestrian path that will allow you to get to the village on foot very quickly (the path is 750 meters and it takes 7 minutes), the last four photos of the ad show this path. The house is very clean, nicely furnished, fully stocked, and beautifully decorated. The furniture is high quality and very comfortable.The views are beyond stunning, and the sense of peacefulness is ever present. Sometimes the only noise we heard was from the birds singing and the wind rustling the trees. I loved the balcony off one of the bedrooms. At night the stars were so bright I felt like I could touch them. In the morning, I stepped out and marveled at the clear blue sky and the ever changing scenery. Although, there were only two of us and our small dog, this house is spacious and perfect for a family with children. Our little dog had lots of space to run around and explore, and the property is fully fenced.Francois was very readily available if we needed anything. But, we didn’t need much, everything is in good working order. The village is about a 10-12 minute walk through a trail with beautiful views of the valley below. It is a bit of a hike so you should be in decent shape to enjoy the walk to the village. We are seniors with a 14lb dog who walked to the village often. The walk is worth it. The village is absolutely charming with plenty of restaurants, cafes, an ice cream shop and small shops. Loved the comfort, beauty, peace, and cultural experience of living in a medieval village. The villa was even better than the pictures. We pretty much lived around the fabulous pool area. The outdoor kitchen was superb and we cooked all of our meals outside. The grounds are very well maintained and compliment the stunning location. Francois was exceedingly helpful and on hand to answer any questions. We loved our daily walks into Cotingac. The little town has pretty much everything you need and has markets on almost daily. Fabulous for eating out, although do book if you are planning to eat out on Wednesday evening as we struggled to get a table as there is an evening market on during the summer months. We were welcomed very friendly and flexible in time and everything was explained thoroughly. The house is stunning and has everything you need. Especially the pool area with its additional outside kitchen is a huge plus. You have sun until the late evening and it’s a great atmosphere. The house is very well equipped with everything you need. The garden is beautifully maintained with lots of olive trees and nice places to sit and relax surrounded by a beautiful landscape. Walking down to the village of Cotignac is easily reached in about 10 minutes and the amazing scenery never gets boring. Cotignac is a beautiful, pittoresk little town with everything you need. Many restaurants and shops, including a little supermarket and a great bakery. We recommend the house 100%, not only because it’s simply beautiful but also because we felt very welcome and François was helpful and a perfect host. We definitely plan on coming back! We were two families and the villa had everything we needed. We loved the outdoor kitchen area by the pool, and the table tennis table. The air conditioning worked well, and the villa is well equipped overall. It was also great to walk into Cotignac along the beautiful pathway, to visit the market and the various shops and restaurants. It was nice, easy to live in and very well kept. The pool area with the outdoor kitchen was where we stayed all holiday and had all meals. The owner was very attentive and helped us at any time from before arriving and under the holiday. The local area around Cotignac was also nice, with nice markets, wineries and cosy small french towns. Can totally recommend. ##### Ole B. The pool area and especially the outdoor kitchen was superb and equipped with everything you could possibly need, so is the complete house.Well maintained, comfortable living space and 3 bedroom will suit most of the families needs.Very quiet surroundings and no neighbours that will disturb your holiday, next to the city, but: there are hills and you will need a car ( and some driving skills) to get your groceries.The walk to the village is nice with stunning views, but you will need a certain fitness level to get back up the hills.We definitely recommend a spend in this house, there is so much space and the large garden is a guarantee, that all guests will have their rest and some place to find some peace.5 Stars! ##### Michael R. Nice secluded location but an easy walk into town. Only negative is that access by car is down a steep and narrow unmade road and the turn to get in and out of the property is very difficult for anything other than a small car. ##### gareth e. We arrived in a lovely drive-way with olive trees, grapes and lavendels. The House and the outdoor area was fantastic. We were two families travelling together and we har a great week. The picine is very Nice and clean, outdoor kitchen and a small walk to the little town to buy bread and grocerys. A Perfect place to discover provence!!! We stayed during a heatwave and the whole villa benefits from high quality air conditioning and thick walls. The town is a 15 minute walk away, which may not suit elderly people or infants due to the hills, but otherwise it was no issue. The road to get to the house is a narrow track, so it probably isn’t one for a nervous driver. Francois is an incredibly communicative and responsive host, he lives opposite and was very helpful as and when required. Even after the visit locating a child’s toy. The outdoor kitchen is great but we didn’t feel like using it much during the heat wave! There is a big garden which is fenced, which was enough to contain our small dogs but larger inquisitive dogs may run off as there are lots of things to sniff! ##### Hugh T. Francois met us upon arrival and showed us around , was even better than we expected. Lots of areas to sit outside, and as the weather was so hot , we spent most of the time by, and in the swimming pool. The villa is very well equipped. We spent 2 weeks here with family visiting us . The village of Cotignac is about a 10 minute walk via a footpath near the villa. Lots of shops/ restaurants there We would love to return , it was a very special holiday. ##### denise m. Me and my family had a wonderful stay at Francois' property. The calm and privacy was just what we were looking for. Fabulous swimming pool and outdoor eating facilities. House in perfect condition and all as described in the listing. We can highly recommend this property to everyone who wants to have the 'true provence' experience. With Cotignac's many restaurants and nice shops at walking distance this is the perfect place to rent as a home-base to visit the VAR and Cote d'Azur. We will be returning! Again it didn’t disappoint. The villa is equipped with everything that we needed, and more. Francois met us upon arrival, a great host and we managed to communicate well (my French is not very good). A short walk to the beautiful village of Cotignac, full of restaurants, bars and shops. The weather was sunny for the whole 2 weeks and the pool was used every day. The house was well equipped and extremely clean. Especially the many places to sit and eat, which offer many different awsome views into the valley with its nature, are to mention. Francois is a very sympathic, friendly, helpful and competent person. The pool area with the outer kitchen is extremely nice to enjoy the holidays. The house is ideal for a big family with its various options for children. Nice property, the pictures of the lounge area don't do it justice though. It is an excellent room. Strange configuration with the downstairs bedroom being the only en-suite and having two sets of bunkbeds in it. Would really have expected and preferred a double ensuite downstairs. The other two double rooms upstairs were rather small and shared a bathroom and w/c. Fortunately for us, it was just the two of us, but could have a been a bit of a squeeze with any more adults. The outside kitchen and pool area were lovely and when all lit up at night looked amazing Sadly though, the WiFi signal did not reach pool area, which was a real shame, so could not connect to music and also as we needed to stay in contact with work, we could not do this by the pool. There were no usable table tennis bats and only one broken ball - which was ok for us, as we have our own anyway, but this would have meant a trip to a sports shop at least 40 mins away if you hadn't brought your own. Vejen dertil er snørklet og udfordrende. Grunden til huset er stor og flot og der er flotte udsigtspunkter. Vi nød at gå rundt i olivenlunden og se bassinerne. Poolen og pool område var fantastisk og vi opholdt os der det meste af tiden. Der er sti ned til byen, hvilket var en kæmpe fordel. Huset var gennemført rent ved ankomst og værtsparret udviste meget højt serviceniveau under hele opholdet. Vi kan varmt anbefale stedet og huset. ##### Anette S.
