The house offers stunning light and airy open plan living spaces, a large dining table and an American style modern kitchen fully equipped to cater for 15/18. The lounge has 3 large sofas surrounding a fireplace and large bay windows onto the garden, front terraces and the lake. A separate TV / sitting room has a table football and is a great snug place for kids and teens and leads onto a back terrace with ping pong table and outdoor furniture. All the bedrooms are spacious and elegantly decorated all with views on the lake or the river. Most bedrooms have A/C, their own en-suite bathrooms and 6 have TVs : Ground floor : 4 double bedrooms, split in 2 areas: \- 1 double bedroom with full Italian en-suite, A/C \- 1 separate family sleeping area with 1 large king size bedroom (A/C) with family en-suite bathroom, 2 rooms with 2 single beds (A/C) 1st floor: \- 3 double bedrooms with full en-suite, A/C, TV and either lake or river views \- 1 room with bunk beds all with A/C and TV 2nd floor: \- 1 Large studio with King size bed, lounge area, full bathroom with bath and shower, kitchenette, TV and A/C (sofa bed also available) The forecourt parks 4/5 cars and a large garage is available to park bikes, cars and sports equipment. The house has a mooring buoy which can be rented at an extra cost. The boat ferry in summer departs from the nearby restaurant "chez ma Cousine", which tours the lake and takes you into Annecy town and the lakeside villages. The outdoor spaces consist of a large stone terrace and green lawn area leading onto the water side terrace and ponton. There are plenty of sun loungers, 5 paddle boards available for the guests and 2 large outdoor dining areas with BBQ and outdoor fridge to relax and enjoy al fresco meals. A recent addition of a hot tub completes an all year round experience for the colder months. The children enjoyed the kayaks very much and we rented a boat to go to restaurants. A family boules tournament was great fun. The house was perfect downstairs with plenty of rooms and amenities. The bedrooms could do with some blackout blinds or shutters and the downstairs bedrooms had blinds that ended six inches from the bottom of the window meaning the people in those bedrooms woke up early. ##### Margaret S. The layout of the home and all it's amenities were perfect for our large group. Unfortunately, the cool weather prevented us from fully enjoying the lake but we spent the chilly evening watching a few sunsets! We also managed to take a three hour pontoon boat cruise around the lake, meeting our captain at the Ma Chez dock close by. Our cycling experience, starting with the bikes from BaseCamp, was spectacular! The rides into the Alps or circling the lake or taking the bike trail, right across the street offered something for everyone in our group. Thank you for your list of cycling shops for forgotten items and warmer gear. You guys were so thorough with all house and area info, things to do, and restaurants. We experienced many good ones but the best was the chef who was able to come at the last minute and prepare a delicious dinner for twelve. In Annecy we enjoyed the market and shopping...such a quaint city. We all agreed this area deserves another trip! Hiking, cycling, the lake, so many sporting activities... No pool! but who cares when you have the whole of Lake Annecy at the end of the garden which is even better. Evening meals on the deck with the sun setting over the lake were fantastic. The house was well equipped and managed to combine luxury with a homely feel. One slight frustration was the air conditioning did not extend to the top floor, I am sure the owners will be addressing this. Great for cycling - a large secure garage to store bikes and some wonderful cycle paths and cols to explore. The local area offers lots to do. The property is perfect, the open plan layout is great for a larger group, and the separate TV room and additional smaller living room make it possible to get some quiet time if needed. The bathrooms are modern, and the girls all commented on the super soft bed linen! The Agents Claude and Michelle were extremely supportive right from the start, and ensured all questions were answered, the Christmas Turkey ordered, and even put up a Christmas tree for us. The nearby skiing resort La Clusaz is great, and suitable for beginners as well as experienced skiers'. We are definitely looking forward to coming back. ##### Kat R.
