Guests have full access to the entire home, including the backyard, game room, and all outdoor spaces, excluding any locked owner storage areas.

Other things to note
Security & Monitoring
The property is equipped with exterior security cameras (Ring) at all entry points. A city-required noise monitor (Minut — decibel only, no audio recording) is installed on the premises to help maintain a peaceful environment for the neighborhood.

This property has special requirements, including a signed rental agreement, ID verification, and a $2,800 security hold (not a traditional deposit, just a pending transaction).

Damage Waiver (Optional):
Up to 30 nights: $59
Over 30 nights: additional $45

Guest Portal: We make this process easy using Happy Guest, a secure, app-free platform. No account signup is needed, and it gives you a guest portal with all home info and our favorite local spots.

Optional Upgrades:
Early Check-in: $33/hr
Late Check-out: $33/hr
Pool Heating: $150/day, minimum 2 days, with 24 hours' notice

Spa & Pool:
Spa heating included; can be turned on anytime.
Pool heating requires 24 hours to reach temperature — do not touch pool equipment, any damage is at the guest's expense.

Outdoor music: Is welcome until 10:00 PM — small handheld speakers (JBL Go size or similar) are permitted, but large speakers, DJ equipment, and karaoke machines are not allowed. All music and noise must remain within the property at all times. Please note that parties and events of any kind are not permitted.

No Smoking: Strictly outside and away from doors and windows. $1,000 fee for violations.

Maintenance Access: By booking, you acknowledge and give permission for the pool and/or spa to be serviced regularly and for the gardener to access the backyard for routine maintenance. These services may occur during your stay.

Assumption of Risk & Liability Waiver:

By confirming this reservation, you acknowledge and agree that your stay at the property is undertaken at your own risk. You accept full responsibility for your own safety and the safety of all members of your group, including guests, visitors, and any third parties you invite onto the property.

You understand that the property and its amenities, including but not limited to the swimming pool, spa, stairs, balconies, outdoor areas, and any provided equipment—may present inherent risks. These risks may include, but are not limited to, slips, falls, injuries, accidents, or equipment malfunction.

Certain areas of the property may not be suitable for children, elderly guests, or individuals with mobility limitations. Guests are responsible for determining whether the property meets their specific needs.

By proceeding with your booking, you agree to:

• Use all areas and amenities in a safe and responsible manner.
• Properly supervise children and all guests at all times.
• Assume full responsibility for any injury, loss, or damage arising during your stay.

You hereby release and hold harmless the property owner, host, and any affiliated parties from any and all liability, claims, demands, or causes of action arising out of or related to your stay, including but not limited to personal injury, accidents, loss, or damage to personal property.
