These have a weight limit of 160 pounds per mattress. Do not cram adults into this room or these beds. • The small road the home is off of connects to a busy, main road. Noise is typically minimal but please be aware. • We do not offer refunds for weather related events. Please purchase travel insurance. • We are located in the most beautiful area in Northern Virginia. That said, this is wine country. There will be bugs and other creatures. The home is treated regularly by a local, professional pest control company but please note- it's not possible to make the space entirely pest free all the time. • Cell coverage is spotty in VA wine country. Connect to the wifi upon arrival to make sure you have coverage. Know your check in details prior to arrival. • The barn in not accessible for use. Neither is the old tree house. • The property is not fenced off all the way around. Be aware of children and pets in the yard and around the creek. • We ask guests to be respectful of our old home. We have done as much as we can to preserve the history-the foundation and the master bedroom floor are originals! We know the home can be odd and quirky in some ways but ask for care and respect when staying there. My girls enjoyed playing games, billiards, swinging on the rope swing, taking walks and seeing the creek, and the grown ups enjoyed the hot tub and relaxing. The house has everything you need for a relaxing get away. The hostess was gracious and communicative. The house was clean, spacious and the beds were very comfortable. The bedrooms and communal areas were comfortable and great for a party of 7\. The hot tub and outdoor fireplace were a hit. The property was peaceful. We didn’t walk to winery bc it was raining but we did drive (a minute) there and that was a lovely winery trip. The host was proactive asking if we needed anything before and during our stay. She was helpful w recommendation for restaurants and kind to offer any help while we were there (which we didn’t be it was great!). We would stay again and refer to friends. The teens (6 of them!) used all the lawn space for games/lacrosse, and had so much fun on the swing and hammock. We loved the outdoor patio & fireplace (we had an owl visit!) The beds were comfortable and the nighttime train added to the country ambiance. I'd add more wine glasses to the kitchen since the home accommodates large groups in wine country. It was very well stocked and very clean! We used the down stairs pool table and the outdoors fireplace (toasted marshmallows & hotdogs). The kitchen had everything we needed to cook breakfast and supper. The beds were very comfortable and the multiple bathrooms were appreciated once we came back from our travels. It is centrally located to mulitple vineyards, apple and pumpkin patches, spring water, seversl really nice parks slso. All within 30 miles. I wish we had stayed 3 or 4 nights instead of only 2\. The hostess messaged us twice to see if thete was anything that we needed, we lscked for nothing! We tried to cook a quick meal for our family. Grabbed a pot and my hand was covered in grease. Every pan dish and cup needed to be washed before using. After dinner made a cocktail and the shaker I took out of the cabinet had water left in it and was completely moldy. We opened the oven door and the handle to the oven door was broken and the handle came right off. No batteries in the tv remote. Floor fans didn’t work. Stain on my comforter and broken curtain rods. Balcony door blocked by trash and chairs folded. Floors were dirty and hadn’t been cleaned in a while. Found food under the coffee table. Positives were the fire place outside and hot tub was nice. We loved how close it was to Three Fox Vineyards which has wonderful staff and delicious pizza.
