The property sleeps 18 including the two trundles under the twin beds. You did not mention any issues during your stay, or I would've remedied them/told you to pull out the twin trundle beds and had the handyman snake any drains that didn't work. The bathrooms that you mentioned after check out were actually just fully remodeled after your stay in December 2022 and seem to be draining fine now.

Michael, we are sorry that you were disappointed with the house. The previous reviews we had received thus far in 2022 (including the one from the week before you) were all 5 stars. We were not aware of any issue with the deadbolt/doors until you brought it up. And the handyman has fixed it since. Regarding the pool, the pool cleaners clean on the day of check-in and leave a flyer on the door with contact info for you to call them with any issues. I didn't hear of any issues from you, nor did the pool company. But had we known, they would've come out to clean again. Regarding the bathrooms, we have updated one each year since we've had it (in addition to renovating the entire top level kitchen/living/dining area) as well as floors throughout the house, painting the exterior, and installing a new metal roof. We have reinvested every dollar we've made back into the house to continue improving it for guests each year, and on top of that have put over $100K of our own money into renovations. Yes, some are still the original bathrooms (not from the 80's as house was built in the late 90s) but we can only afford to do so much each year. For future guests looking at this home - we have already signed a contract to renovate/add two more bathrooms in January 2023. So 2023 bookings will have 5 masters (with 4 of the bathrooms being updated in the last 2 years) and the remaining two full baths not yet renovated, but the half bathroom and four masters will be brand new!

Frances, I don't know how the pictures could be deceiving as they are all less than 2 years old, and many are less than 1 year old as they were taken after renovations. You state that the water was off, but told me that it was on when you arrived. Then, when you said it was off hours later, we had the cleaners come by. They find out that it had MANUALLY been turned off at the house. Certainly nobody had access to the house other than you... As for the cleaning, our cleaners live in the neighborhood and check-in instructions AND a sign on the fridge gives you their number to call them to come back if they have missed anything. The pictures you sent me were a couple of dog hairs on the ground on a swiffer mop. I wouldn't say that maybe 5 dog hairs missed across the entire house is "filthy". And again, they came over to investigate the water and offered to clean anything you had an issue with, but you said everything was ok. As for the "bugs" - you saw two bugs at/in the house that were not cockroaches. We already have a contract with Outer Banks Pest Control and they spray our home regularly to prevent bugs. Which is why they were able to come out so quickly and spray. We have never had complaints about bugs before and certainly seeing two individual bugs across a 4,000sqft house over a week is not surprising when you are in and out all day with the door open. We had people staying at our home the week before you and two weeks before you and both gave 5 star reviews. I find it hard to believe that in the 6 hours between their check-out and your check-in that the house went to shambles. When I missed your 11pm call (well after check out) because I was asleep, I called you back in the morning. I offered a refund if you wanted to leave, but you declined it. You still wanted to stay in this "0 Star House" but just wanted your money back too? I think it is clear that something else is going on here... Also, we got down here a week after you and found the house in fine shape AND a log in our guest book from the date you stayed saying "Great, spacious home, great beach access fun walks with the dogs and playing at the beach with our granddaughter" signed from 5 people from your party. So it again seems like nobody else had any issues with the house and you are upset that I didn't arbitrarily refund your money (although I offered a full refund if you wanted to leave - which you denied and stayed, but just wanted money back and still wanted to stay for the week) when you threatened a bad review if I didn't refund money. It is a shame that you have given people a misleading review of our home despite 31 other reviews saying nothing but 4-5 stars. We try very hard to provide a great house and experience for families to share here in OBX and invest every dime that we make from the house (and more) each year to continue to improve it. I suggest googling our address to see the old listing from when we bought in 2018 to see the countless improvements we've made and hundreds of thousands of dollars spent to make the house more enjoyable for our guests.

Hi Susan, I'm sorry to hear that you were not happy with your stay. We did not receive any communication from you during your stay. Had you brought this up, we would certainly have remedied any issues. Our cleaners live right down the street and are happy to come back for any issues you find. We also have a handyman who would've fixed the shower head had you mentioned it. The living room area window is something you definitely should have told us about given it was an active leak "pouring in rain" and could have damaged our house, but we never heard a peep from you all week. As for the linens, we only provide one towel per guest and sheets for all the beds. We never claim to provide any more. So I'm not sure why you expected anything different. As for the pool fence, it is certainly older. However, we figured more time is spent in the kitchen, living room, dining room, and bathrooms. So we have focused our attention on those areas instead of the fence around the pool. We will certainly take your input into consideration as we continue improving the house. It is a constant work in progress and I think you'll see we've done quite a bit of renovations in the last two years (over $150K) if you search our address 610 Skimmer Arch and see what the house used to look like. We will continue to improve the house with each year and provide people with a better house to stay in year after year.
