About this property

Cotswolds Grade II Listed Barn +underfloor heating

  • Brushwood Barn

A beautifully restored Cotswold retreat full of warmth and character

Nestled in the peaceful village of Little Rissington, Brushwood Barn is a Grade II listed barn conversion that captures the essence of Cotswold living. Once a working dairy and cart barn, it has been thoughtfully transformed into a stylish two bedroom retreat where traditional charm meets modern comfort.

    A home steeped in heritage

Inside, every detail tells a story. Exposed beams, warm stone and gentle lighting create an atmosphere that feels authentic and inviting. The shaker-style kitchen features a Belfast sink, wooden worktops and large sliding doors that open directly onto the private courtyard garden. It is a welcoming place to gather, cook and share meals.

The spacious sitting room is full of character, with original brickwork and timber beams adding warmth and texture. It is the perfect space to unwind after exploring nearby Bourton-on-the-Water, Stow-on-the-Wold or the surrounding countryside.

Both double bedrooms offer comfort and privacy, each with its own en-suite bathroom and built-in wardrobes. Thoughtfully designed interiors, premium linens and soft, natural materials make every room feel calm and considered.

Underfloor heating runs throughout the barn, powered by an efficient air-source heat pump, ensuring a warm and comfortable stay in every season. High-speed Wi-Fi, carefully chosen lighting and quality furnishings bring modern ease to this timeless setting.

    Outdoor living

Step through the sliding doors into your private courtyard garden. With a stone terrace, a small lawn and beautifully planted borders, it is ideal for outdoor dining, morning coffee or a peaceful moment surrounded by birdsong and countryside.

    The location

Little Rissington is a tranquil village surrounded by rolling fields and Cotswold views. You are only a few minutes from Bourton-on-the-Water, Stow-on-the-Wold, Burford and some of the region’s best restaurants, pubs and farm shops.

Guests love the easy access to Daylesford, The Wild Rabbit, The Fox at Oddington, The Chequers in Churchill and the picture-perfect villages of Kingham, Great Tew and Upper Slaughter. Kingham Station, with direct trains to London, is just six miles away.

    Why guests love it

Brushwood Barn is more than a place to stay. It is a Cotswold experience. Guests come for the craftsmanship, the comfort and the tranquillity, but they return for the sense of calm and connection that the space creates. Whether you are looking for a romantic escape, a countryside weekend or a base to explore the very best of the Cotswolds, Brushwood Barn offers an unforgettable stay.

Liked: Cleanliness, check-in, communication, location, listing accuracy
The property was lovely with nice kitchen and 2 en-suites , however some improvements could make a massive difference, there wasn’t enough comfortable seating for 4 people, the sofa was lovely but too much of a squeeze for 4, the lounge needs another comfy armchair not the desk chair that was there, the outside space was well over grown and not kept tidy, the bushes are well overgrown making the outside space tiny, there is also a well overgrown bush overhanging the front door , the location of the property was excellent for exploring the area and the hosts were great at communicating and left us a basket eggs, bread and jams
