About this property

Penney Pines: A Cozy Catskills A-Frame

  • Welcome to Penney Pines, a light-filled three-bedroom, two-bath A-frame where slow mornings, shared meals, game nights, and fires beneath the stars await. Float away summer afternoons beside the seasonal private pool, gather around the fire pit on crisp fall evenings, or come home from a winter adventure to cook, play, and curl up for a movie. With a soaring living room, playful loft, spacious deck, patio, and open lawn, there’s always a little magic—and a new memory—waiting around the corner.

    The space
Penney Pines is named in loving memory of our beloved Nanny, Penney—a wonderfully creative, kind, and family-oriented woman who once built a home on this same road while raising her children.
Penney believed that a home should feel cozy, comfortable, and calm: a place where people feel cared for and can simply enjoy being together. We created Penney Pines in that same spirit and hope you feel a little of her warmth during your stay.

Dramatic A-frame windows fill the open living room and loft with natural light while offering peaceful views of the surrounding woods. Settle into the oversized sectional, with room for eight, for a cozy movie night on the Smart TV, an afternoon of conversation, or a little well-earned relaxation after exploring the mountains.

Sliding doors open onto the patio, creating an easy flow between indoor and outdoor living. Nearby, the large dining table seats eight—perfect for leisurely breakfasts, shared dinners, puzzles, and board-game nights that may become delightfully competitive.

The fully equipped kitchen opens onto the spacious deck, so whoever is cooking can still be part of the fun outside. Pots, pans, bakeware, food-storage containers, and a propane grill are provided.

A dedicated coffee bar makes mornings feel extra special, with a Ninja coffee maker, Keurig, espresso machine, and electric kettle. Just bring your favorite coffee, pods, tea, creamer, and sweeteners, and enjoy your first cup at your own pace.

Penney Pines comfortably welcomes up to eight registered guests.

    • Primary suite: King bed, dresser, closet, and private bathroom with a double vanity and rain shower
    • Queen bedroom: Queen bed, oversized reading chair, and dresser
    • Loft bunk room: Two custom bunk beds, each with a queen bed below and a twin bed above, plus storage drawers beneath

    THE LOFT

The light-filled loft is a welcoming retreat for reading, relaxing, and spending time together. Settle into one of two comfortable rocking chairs or the couch, enjoy the Smart TV, gather around the large coffee table, or browse the bookshelves stocked with books for a variety of ages. Guests are welcome to enjoy a book during their stay and return it for the next visitor.

Board games, card games, and puzzles make the loft ideal for quiet reading, lively family game nights, rainy afternoons, or giving younger guests a space of their own. When the trees shed their leaves, seasonal mountain views add an extra touch of magic.

    OUTDOOR LIVING

The kitchen opens onto a spacious deck with outdoor dining, lounge seating, and a propane grill. Sliding doors from the living room lead to a separate patio, creating another inviting spot for morning coffee, afternoon drinks, or evenings spent moving easily between indoors and out.

Beyond the deck and patio, a large grassy lawn provides plenty of space for croquet, volleyball, soccer, and other outdoor games.

The fire pit is the unofficial gathering place at the end of the day. Bring your own firewood, settle beneath the Catskills sky, and enjoy s’mores, stories, and conversations that last a little longer than planned. Outdoor cushions and blankets are provided.

    THE SEASONAL POOL

During the summer, the private pool makes it easy to enjoy a sunny afternoon without leaving home. The pool is seasonal and unheated, with opening and closing dates determined by the weather and annual maintenance.

Penney Pines has its own special charm in every season: summer brings swimming and long evenings outdoors; fall brings colorful foliage and cozy fires; winter is made for skiing, home-cooked dinners, games, and movie nights; and spring welcomes quieter roads, rushing waterfalls, and the return of fresh green surroundings.
