The Space:

This home was built in 2020 and fully updated by new owners in 2022. Cozy and efficient space with an open concept kitchen dining room and living room. Separate family room downstairs with a separate television. The upstairs includes 1 bedroom that is the master suite with private tub/shower and downstairs has 2 bedrooms, bathroom and laundry. A/C only in master bedroom.



Upstairs, the fireplace works as a heater or just ambiance and that is controlled by a thermostat on wall. The mini split also is the other main source of heat.



We have a propane grill on site, available for use. We do not monitor the propane tanks, so please check before use. Guests are fully responsible for the propane if choosing to grill, and cleaning after.



In Winter **On the lower level there’s one main Rianni floor mounted heater in the living room and then plug in heaters available in each bedrooms. **



Guest Access:

The entire house is available for guest use. We do not have kayaks for use. You can bring your own or rent some near by. We recommend Sebago Trails Paddling Company.

The Neighborhood:

Desirable Watkins Shores Neighborhood on Thomas Pond. There are many permanent residents and families as well as other vacation rentals. People drive slowly on the road and is a perfect space for a long walk or to hang out on the association beaches. The swimming spot next to the boat launch is more of a grassy area, and the larger swimming access is more of a rocky spot and less sandy from recent storms. We can recommend larger sandy beaches nearby, if interested.



Other Things to Note:

This home is professionally maintained with love and care. We host the way we would want to be hosted during our travels. It brings us joy to create serene, beautiful spaces for others to come and explore Vacationland.



There is a steep driveway. While any car can access this home in Summer and Fall, we recommend a vehicle with four wheel drive in Winter and early Spring(mud season).
