Set on 1.2 private waterfront acres, this newly renovated 2-bedroom, 2-bath home combines authentic Old Florida charm with modern comforts, incredible sunsets, and direct access to some of Florida’s most unspoiled coastal waters.

Whether you’re coming to fish, boat, scallop, kayak, paddleboard, or simply relax by the water, Location X is the perfect place to slow down, unplug, and experience the natural beauty of Florida’s Forgotten Coast.

WATERFRONT LIVING

Step outside and enjoy an approximately 300-foot private dock extending into the Gulf—perfect for fishing, boating, watching dolphins and other marine life, or taking in an unforgettable sunset.

Guests may tie their boat alongside the dock during their stay, and the property offers plenty of room for boat and trailer parking. A fish-cleaning station with running water and a hose is located at the end of the dock, making it easy to clean the day’s catch or rinse your boat after a day on the water.

Guests also have access to one kayak and two paddleboards, along with life jackets, for exploring the surrounding waters.

After a day on the Gulf, rinse off salt and sand in the private enclosed outdoor shower with hot and cold water, fire up the Weber gas grill, relax in the waterfront hot tub, or enjoy a drink on the deck while watching another beautiful Forgotten Coast sunset.

INSIDE THE HOME

Location X has been newly renovated and thoughtfully equipped for a comfortable coastal getaway.

The fully equipped kitchen features new stainless-steel appliances, a propane range, microwave, Keurig K cup coffee machine, toaster, wine cooler, dishwasher, and everything you need to prepare meals at home. A washer and dryer are also available for guest use.

Sleeping accommodations:

Primary bedroom: King bed, private balcony, and en-suite bathroom with walk-in shower

Bunk room: Unique bunk configuration with one full-size bed above two twin beds, providing three separate beds

Living room: Sofa converts to an additional twin-size bed

Bathrooms:

Primary bath: Private en-suite bathroom, toilet, sink and a walk-in shower.

Second Bath: Located near the bunk room, the second bathroom includes a toilet and sink, with a door leading directly to a private, enclosed outdoor shower with hot and cold water. The shower can also be accessed from the exterior entry level of the home—perfect for rinsing off after fishing, boating, paddling, scalloping, or a day at the beach before heading inside.

With flexible sleeping arrangements and two bathroom areas, Location X is especially well suited for families and groups of up to seven.

FISHING, BOATING & THE FORGOTTEN COAST

The waters surrounding Location X offer outstanding opportunities for tarpon, redfish, trout, snapper, grouper, and more, along with boating and seasonal scalloping. A short boat ride takes you to Dog Island, where miles of pristine, uncrowded beaches offer the perfect spot to swim, explore, or spend the day by the water.

The Lanark Village Boat Club ramp and marina is approximately 1.2 miles away, providing convenient Gulf access for guests bringing a boat.

Not fishing? Spend the day kayaking or paddleboarding, visit the beach, play golf or pickleball nearby, explore historic Carrabelle and Apalachicola, or simply stay put and enjoy the privacy and waterfront setting.

Boat & Dock: Guests may tie their boat alongside the private dock. Water depth varies with tides, so guests are responsible for determining suitability based on their vessel and draft. The Host is happy to answer questions about dock suitability for specific vessels and provide general information about navigating the waters around St. James Bay. Boat lifts are for owner use only.

Accessibility: The home is elevated and requires climbing a flight of exterior stairs to reach the main living level. There is no elevator or step-free access.

Wildlife: Location X is surrounded by a natural coastal environment where wildlife is abundant. Black bears, deer, bald eagles, dolphins, manatees, and other wildlife have been observed on or near the property.

Exterior Security Cameras: For security, exterior Ring cameras monitor the main entrance, front approach, rear Gulf/dock access, and locked owner storage/boat trailer area. Cameras may record video/audio. No indoor cameras. No camera views the hot tub or other private areas.
